Regression Analysis on the Dispute Cost Property in Apartment Housing Claims (비용항목의 희귀분석을 통한 공동주택 하자분쟁의 비용특성연구)

  • It is an social issue that is various claim related on the defect of apartment house. The cost of defect repair is the most important matter that residents dispute constructers with the huge time wasting and cost loss. For resolve the matter of defect claim, it must to be analyze to the cost property that study and find to pending issue about the cost of defect repair. Therefore this study is investigated the cost property of defect repair relation on correlation analysis and regression analysis around the judgement cost. Consequently, cost of the judgment is associated with cost of the accusation and cost of the defect repair, is recognizable as them that is closely connected. Meanwhile, the more time of take effect and time of lawsuit increase, the more cost of the judgment decrease by draw the regression equation. On the contrary, there are same aspects in the case on the cost of the accusation and cost of the defect repair.

Analytic study of 4~10 years Defect Deposite Use State based on Actual Data after moving in apartment complex (4~10년차 실적자료에 근거한 공동주택 하자보수 보증금의 사용실태 분석연구)

  • In Korea, the apartment supplier should satisfy the apartment residents' demand on the defect repair found in apartment housing by the law of Management of Apartment Complexs. But in the cost of defect repair, not only the actual defect repair cost, but also the cost of residents' complains are contained. So in this analytic study, the actual use state of defect deposite during 4~10 years after moving in are analysed base on actual data of 15 apartment complexes. In this study, about 66% of defect repair deposites are used to actual defect repair and only 34% of defect repair cost are spent to satisfy the demand of apartment residents'.

  • This study investigated defect status by work type, based on the report data of defect inspection results, acquired by consumers' request to safety inspection agencies, before the expiration of legal defect repair warranty period. In fact, the data was not acquired by centering on suppliers, namely, construction companies in relation with the defects becoming causes to increase construction cost of apartments. This study aims to provide objective and basic data for quality improvement at construction stage and for solution to defect disputes. The study results are presented below: (1) The number of defect cases occurring from architectural work among total work types were 1,986, defect occurrence rate was 62.5%, and defect repair cost was KRW $25,851/m^2$, which stood at 78.2% of the total work types. This means the defect occurrence rate and defect repair cost in architectural work are bigger than those of other work types. (2) Major defects in architectural work were revealed in the following order: cracks from frame work, inferior interior finishing work, inferior finishing work of plaster/masonry works, water leak/damage from waterproof work and withering/omission from landscape work. The total repair cost of the major selected defects was KRW $12,220/m^2$, and was analyzed to take up 37% of the total defect repair cost.

  • Recently a great deal of people are taking legal action against the housing provider due to the defects of their Apartment house. And most of the housing companies are spending a huge amount of expenses and efforts to keep their brand value. This essay will carry out time series analysis the 20 housing district which are constructed by huge construction companies. This analysis itemised by metropolitan area(Seoul) and others to keep the degree of reliability, and converted future defect maintenance cost into current cost applied by discount rate to figure out suitability of defect maintenance cost. Even though, this essay is not able to represent standard of defect maintenance cost due to the insufficiency of record, while it will be assisted as a referance when long-term record of time series is estabilished.

  • Defect dispute has been increasing to claim by condominium, in increasing to demand and concern in value, quality, and management of apartment building since 2000s. In this study, for checking property of cost in crack issue with precedure of lawsuit on defect, it is analyzing details about repairing cost of concrete crack defect that formed 77 percent of repairing cost. Futhermore, it is studying of composition of repairing cost and difference of repairing cost by repairing method. This is checking details that cost growth has a difference whether court accept a acceptable range of crack width, and repairing method and reinforcement work has to choose between a surface treatment method, a filling method and a injecting method. Meanwhile, it is considerable that disparity of repairing cost whether is a method of painting work.

  • The number of disputes over defects after completion of construction work in apartment buildings is increasing every year. In this situation, the prediction of reasonable defect repair costs is very important. In this paper, we are going to collect basic data for predicting defect repair costs through the correlation analysis of the construction period and defect repair cost of apartment houses. For this purpose, first of all, the construction period and defect repair cost of apartment houses were analyzed to analyze the construction period for each type of work, the construction period for each project type, and the construction period for each standard calculation. Next, the correlation between defect repair cost and the independent variables of the candidate was conducted. According to the analysis, the ratio of framing air, the ratio of finishing air, and the number of delay days showed strong correlation.

Proposing provisions of Standard Repair Method of Painting Work Defect by Lawsuit Case Study

  • Defect dispute in apartment building has become a debating social issue. The system of defect lawsuit and the conciliation process are applicable to solve defect problems in South Korea. Among various defects, painting work defect is a critical issue because it requires large area works and entails a lot of cost. Accordingly, disputes on work procedure and cost calculation are argued oftenly between residents and housing providers. This study reviewed detailed main issues of painting work and propose relevant systems and standards. In this analysis, the main issues are categorized into pre-works, main work, and others. The most recent cases are compared and analyzed for each issue. After the analysis, following conclusions are obtained, (1) In defect lawsuit system, even though surface treatment work in pre-work step is part of main work, it has been separated and regarded as a separate work. (2) Although the main painting work are not significantly different from two systems, it is still necessary to achieve a consensus to close the gap in the methodology of painting area calculation and determining whole painting or partial painting. (3) In addition, unlike the profit rate of general construction works, that of painting work remained the maximum rate and additional charge rate for works carried out in higher place are different among cases. Therefore, it is determined that establishing consistent standards is urgent.

  • As the end of photolithographic integration era is approaching fast, numerous nanoscale devices and systems based on novel nanoscale materials and assembly techniques are recently emerging. Notably, various reconfigurable architectures with considerable promise have been proposed based on nanowire crossbar structure as the primitive building block. Unfortunately, high-density sys-tems consisting of nanometer-scale elements are likely to have numerous physical imperfections and variations. Therefore, defect-tolerance is considered as one of the most exigent challenges in nanowire crossbar systems. In this work, three different defect-avoidant logic mapping algorithms to circumvent defective crosspoints in nanowire reconfigurable crossbar systems are evaluated in terms of various performance metrics. Then, a novel method to find the most cost-effective repair solution is demonstrated by considering all major repair parameters and quantitatively estimating the performance and cost-effectiveness of each algorithm. Extensive parametric simulation results are reported to compare overall repair costs of the repair algorithms under consideration and to validate the cost-driven repair optimization technique.

  • Purpose - This study aims to improve the distribution structure of the OLED market and develop cost-effective optimization techniques. Specifically, it is a study on the optimization of ferric chloride to improve the etch of SUS MASK for OLED. Research design, data, and methodology - Applying the optimal conditions of the experiment, the final confirmation was evaluated for improvement by the Process Capability Index (Cpk). It is possible to derive social performance such as improvement of precision of SUS MASK manufacturing, economic performance such as defect rate, reduction of waste generation and treatment cost, technological achievement such as SUS MASK production technology, improvement of profit structure of technology development and process improvement do. Results - The improvement of the Cpk before the improvement was made was confirmed to be 0.57% with a defect estimate of 25.07% with a failure estimate of 0.57% after the improvement, and 8.84% with a failure estimate of 0.57% level after the improvement. Conclusions - If the conclusions obtained from the specimen experiment are applied to the manufacturing process of SUS MASK, it will be possible to expect excellent cost-effective competitiveness due to the improvement of precision and reduction of defect rate to enhance the OLED market penetration.

An effective classification method for TFT-LCD film defect images using intensity distribution and shape analysis (명암도 분포 및 형태 분석을 이용한 효과적인 TFT-LCD 필름 결함 영상 분류 기법)

  • In order to increase the productivity in manufacturing TFT-LCD(thin film transistor-liquid crystal display), it is essential to classify defects that occur during the production and make an appropriate decision on whether the product with defects is scrapped or not. The decision mainly depends on classifying the defects accurately. In this paper, we present an effective classification method for film defects acquired in the panel production line by analyzing the intensity distribution and shape feature of the defects. We first generate a binary image for each defect by separating defect regions from background (non-defect) regions. Then, we extract various features from the defect regions such as the linearity of the defect, the intensity distribution, and the shape characteristics considering intensity, and construct a referential image database that stores those feature values. Finally, we determine the type of a defect by matching a defect image with a referential image in the database through the matching cost function between the two images. To verify the effectiveness of our method, we conducted a classification experiment using defect images acquired from real TFT-LCD production lines. Experimental results show that our method has achieved highly effective classification enough to be used in the production line.
