전통 및 수정 중요도-성과도 분석을 통한 어린이집 사용자와 건축 전문가의 공간 별 리스크 인식 비교 분석 (Comparative Analysis in Risk Perception of Daycare Center between End-Users and Construction Experts by Applying Traditional and Revised Importance-Performance Analysis)

  • 어린이집은 아이들의 심신 및 사회성 발달 등이 이루어지는 중요한 공간이다. 따라서 어린이집 각 공간은 사용자인 아이뿐 아니라 교사의 특성을 고려하여 맞춤형 설계 및 시공이 이루어져야 한다. 그러나 불충분한 관련 법규 및 획일화된 설계 시공 과정은 어린이집 각 공간의 특성을 살리지 못하고 있는 실정이다. 이는 최종사용자(원장, 교사) 및 건설 전문가(설계 및 시공자) 사이의 각 공간별 중요도-성과도 인식차이에서 발생한다. 이에 본 연구에서는 각 공간 및 집단 간 인식차이 요인 분석을 위한 프레임워크를 개발하고 전통 및 수정 IPA를 통해 어린이집 건설 시 우선 고려되어야 할 요인들을 도출하였다. 이를 토대로 두 집단의 인식을 비교하고, 분석방법에 다른 결과를 비교함으로, 향후 어린이집 발주 시 활용 가능하며 시공 및 운영 과정에서 각자의 공간에 대한 인식을 파악하여 갈등 발생 최소화에 도움이 될 것이다. 또한, 각 IPA 방법에 따라 전통 IPA가 사전의 인식을 보는데 수월하다면, 수정 IPA는 성과물의 만족도를 기준으로 중요도를 파악함으로 결과물에 대한 판단이 가능할 것으로 여겨진다. 따라서 IPA의 특성에 따라서 결과를 비교한다면, 어린이집 건설 전후 상황에 따른 사용자와 건설 전문가 집단의 인식차이 분석이 가능할 것이다.

  • This study reveals the status, perceptions, and future directions associated with green building within construction-related companies. A survey research method was used to capture current experience levels and capabilities of companies with regard to green construction. Expectations and perceptions about the future of the construction industry with regard to green building were obtained from construction-related companies recruiting from the Myers-Lawson School of Construction at Virginia Tech from 2006 and 2008. The findings of this study support the growing importance of green building as a component of the whole construction market and provide a benchmark against which to measure future changes in the industry over time.

Contractors' Perception towards Safety and its Consequences on Construction Workers in Cape Coast Metropolis

  • The construction environment has been declared as a hazard prone area due to high number of accident and death. The study aims to identify influential factors that contribute to poor safety practices and its consequences on construction workers in Cape Coast Metropolis. Seventy respondents were taken as the sample size for the study. Descriptive analysis was used to analyze the data obtained from the field. Findings show that poor site management, working without safety gadgets, failure to use their Personal Protective Equipment (PPE) and negligence of workers were the main causes of accidents on sites. Poor site management had the highest ranking among the seven variables. Effects of poor safety practices on building construction site and delays in work execution were due to injury of workers, extra cost due to payment of compensation to injured victims, not motivated due to injury of worker and declined reputation of firm. Management team should motivate workers for safe work done, provide adequate PPE for their workers on site and have documented health and safety policy on site. Site authorities and management team should be on site regularly to ensure proper safety practices on construction site.

EXPLORING THE KEY FACTORS FOR BIM ACCEPTANCE IN CONSTRUCTION ORGANIZATIONS

  • Substantial research has been performed on the data standards and exchanges in the AEC/FM industry over the past several years. The growing popularity of BIM technology is based heavily upon a perception that the technology can facilitate the sharing and reuse of information during a project life-cycle. Although many researchers and practitioners are in agreement about the potential applicability and benefit of BIM in construction, it is still unclear why BIM is adopted, and what factors enhance implementation of BIM. Thus, BIM acceptance and use remains a central concern of BIM research and practice. Therefore, we propose the key factors affecting the acceptance of BIM in construction organizations using factor analysis. The key factors for BIM acceptance are identified through a literature review in TAM (Davis 1989) and related theories, and consolidated by interviews and pilot studies with professionals in construction industry. Based on the factors, a questionnaire was designed and sent out to construction organizations such as contractors, architects, and engineers in Korea. Total 148 completed questionnaires were retrieved. Using factor analysis, key factors were grouped into six dimensions. These findings will clarify what the highly prioritized factors are, and can also be used in an assessment tool for the performance of BIM utilization.

LEED PERCEPTION DISPARITIES: DESIGNERS VERSUS NON-DESIGNERS

  • With the increased interest in green buildings, the building industry has been experiencing a fast-growing demand for LEED (Leadership in Energy and Environmental Design) certification for the last decade. Still, it is not unusual to see various barriers and issues during its implementation, and experience tells that they can result in harming the overall project performance with reworks, lower productivity, schedule delays, and cost overruns. In order to better understand the industry's observation on issues and their consequences during LEED implementation, we distributed an online survey, and a total of 53 responses were received. The survey results indicate that (1) both designers and non-designers (e.g., contractors) select 'added costs to design and construction' as the biggest barrier; (2) both designers and non-designers select 'decision made too late in the design process' as the most frequently observed issue; and (3) non-designers indicate higher perceived severity in every consequence criteria than designers. The statistical analyses reveal that cost overruns are the most severe impact observed and have a statistically significant relationship with responses in regard to the barrier to LEED implementation.

PLS-MGA 방법론을 활용한 제도론적 관점에서의 공공제도 품질과 사용자 행태의 분석 (Analysis of Public System's Quality and User Behavior Using PLS-MGA Methodology : An Institutional Perspective)

  • In this study, we conducted a comparative study on user's perception and behavior on public system service (PSS) using institutionalism theory and MGA (multi-group analysis) methodology. In particular, this study focuses on how institutional isomorphism is applied to public system services and how MGA can be implemented correctly in a variance based SEM (structural equation model) such as PLS (partial least square). A data set of 496 effective responses was collected from pubic system users and an empirical research was conducted using three segmented models categorized by public proximity theory (public firms = 113, government contractors = 210, private contractors = 173). For rigorous group comparisons, each model was estimated by the same indicators and approaches. PLS-SEM was used in testing research hypotheses, followed by parametric and non-parametric PLS-MGA procedures in testing categorical moderation effects. This study applied novel procedures for testing composite measurement invariance prior to multi-group comparisons. The following main results and implications are drawn : 1) Partial measurement invariance was established. Multi-group analysis can be done by decomposed models although data can not be pooled for one integrated model. 2) Multi-group analysis using various approaches showed that proximity to public sphere moderated some hypothesized paths from quality dimensions to user satisfaction, which means that categorical moderating effects were partially supported. 3) Careful attention should be given to the selection of statistical test methods and the interpretation of the results of multi-group analysis, taking into account the different outcomes of the PLS-MGA test methods and the low statistical power of the moderating effect. It is necessary to use various methods such as comparing the difference in the path coefficient significance and the significance of the path coefficient difference between the groups. 4) Substantial differences in the perceptions and behaviors of PSS users existed according to proximity to public sphere, including the significance of path coefficients, mediation and categorical moderation effects. 5) The paper also provides detailed analysis and implication from a new institutional perspective. This study using a novel and appropriate methodology for performing group comparisons would be useful for researchers interested in comparative studies employing institutionalism theory and PLS-SEM multi-group analysis technique.

공동주택 리모델링에 관한 포지셔닝 및 건설사업관리 적용 방안 (A study of Application to the Marketing positioning and Construction Management in Apartment remodeling)

  • 현재 리모델링 시장은 전체 건설시장 규모에 비해 매우 적은 비중을 차지하고 있으나 점차 그 비중은 확대될 것으로 기대한다. 또한 공동주택 리모델링 시장은 자원의 재활용 및 수익성 측면에서도 재건축을 보완할 대체시장으로 부상할 것으로 예상한다. 그럼에도 불구하고 리모델링보다 재건축에 대한 선호도가 높은 이유는 재건축이 리모델링보다 경제성 측면에서 유리할 것이라는 막연한 기대감과함께 리모델링의 구조적 신뢰도 결여, 리모델링 평면의 제약, 리모델링 사업 수행 경험 부족 등에서 그 원인을 찾을 수 있다. 그러나 분석 결과와 같이 실제 사업성 측면에서 리모델링이 유리한 단지가 많을 것으로 예상되는 만큼 사업 주체인 조합에게 합리적인 사업성 분석을 통하여 자산 가치를 높이는 최적의 사업방안을 제시하는 것이 필요하다. 이를 위해 리모델링에 대한 포지셔닝 구축을 통한 합리적인 마케팅 방안 제시가 요구된다고 하겠다.

강구조물 공사의 품질관리를 위한 리스크 중요도 분석 및 대응방안 (The Priority Analysis of the Risk and Countermeasures for Quality Control in the Steel Structure)

  • 최근 국 내외 건설 환경은 대형화, 전문화, 다양화되고 있다. 이러한 건설 환경의 변화로 인하여 강구조물 프로젝트의 수요가 점차 증가하고 있으며 강구조물 공사의 효율적 품질관리의 중요성은 더욱 부각되고 있다. 강구조물 공사는 다수의 협력업체와 수많은 공종에 따른 많은 기술력을 요구하는 공사이기 때문에 다양한 리스크와 불확실 요인을 내포하고 있다. 하지만 현재 강구조물 공사의 리스크 대응 및 관리는 과학적이고 체계적 인 방법으로 진행되는 것 보다 공사자의 직감과 경험에 의존한 방법으로 진행되고 있다. 강구조물 공사의 리스크 요인을 파악하고 대응방안을 세우는 것은 강구조물 공사의 품질관리 성패를 좌우한다고 할 수 있다. 따라서 본 연구는 강구조물 공사의 과학적이고, 체계적인 리스크 관리를 위하여 전문가들의 설문조사를 실시하고 계층적 분석법(Analysis Hierarchy Process : 이하 AHP)을 통하여 리스크 중요도와 분석된 리스크 요인의 대응방안을 제시함으로써 강구조물 공사의 품질관리 체계를 정립하고자 한다.
