A STUDY ON DURATION ESTIMATE METHOD USING STOCHASTIC MODEL IN THE BIM ENVIRONMENT

  • Recently, Construction Projects are being much bigger and more complex. So the importance of Construction Planning and Management is increasing and increasing because of the Construction Projects is involved in a variety of construction-related subjects. Competitive of the Construction Industry decided Cost, Construction Duration and Productivity. But they were just focused on Cost Saving instead of Construction Duration and Productivity. However, they have to finish construction projects using minimum cost and duration with quality and function of required level for successful Construction projects. Thus, current high exchange rate and high period, it is clear to decrease construction cost and to do economic construction in huge Construction Projects and it means more advanced Construction Schedule Management needs for economic construction. But Construction Scheduling Planning, basic of Construction Schedule Management, adjusted contract period without Pre-Planning, just depending on experience and ability of Construction Engineer. Because of that, this study suggests new Duration Estimate Method using Stochastic Model in BIM Environment for advanced Construction Schedule Management. Existing Duration Estimate Methods are just modified wrong points of them or analyzed effective factors of construction schedule. However, New Duration Estimate Method is just consists of Stochastic Model and BIM Environment without existing Duration Estimate Methods. So, new method has creativity and specialty. After this research, it would be a great model in construction industry field.

온실구조기준 및 온실공사 품셈을 활용한 스마트 온실 단가 현실화 연구 (Realization of Smart Greenhouse Cost Using Greenhouse Structural Code and Greenhouse Construction Estimate)

  • This study analyzed the effects of building and greenhouse structural code on the structural design and the greenhouse construction cost. The over-design possibility of greenhouse was analyzed when building structural code was applied using standard smart greenhouse drawings. The possibility of decrease in greenhouse construction cost was investigated if the currently applied building structural code was replaced with greenhouse structural code. As a result of comparing the member sizes with the standard drawings, building structural code was designed with 13%~74% more steel than greenhouse structural code. When building construction estimate was replaced with greenhouse construction estimate, it was possible to reduce the total construction cost of the glass greenhouse by 17% and that of the vinyl greenhouse by 14%. Since there is no standard construction estimate suitable for greenhouses, the wage unit price is set excessively, and the construction cost of the smart greenhouse is increasing. In conclusion, it is necessary to establish greenhouse structural code and greenhouse construction estimate to lower the greenhouse construction cost.

  • Progress in the construction project, the estimated cost of the measure is very important. Use preliminary estimate cost data for the prediction of construction cost. But, preliminary estimate cost data a clear calculation, there is no way. it is rely on the historical data and the past construction data. As a result, a significant difference in the actual construction cost and the predicted cost of the problem occurs. In this study, taking advantage of BIM Cost Prediction for efficient and rapid preliminary estimate BIM for building database through the study preliminary estimate cost data.

실적공사비가 적용된 제주도 도로공사의 물가변동률 영향 분석 (Analysis of Road Construction Projects' Escalation under Historical Data-Based Estimate System in Jeju)

  • 본 연구는 제주특별자치도 내 실적공사비가 적용된 도로현장을 중심으로 물가변동에 따른 실적공사비 등락률 산정의 문제점을 분석하기 위하여 실시되었다. 본 연구를 위하여 제주특별자치도 내 9개 도로공사 현장을 중심으로 실적공사비방식, 표준품셈방식, 건설공사비지수방식에 따른 등락률을 비교 분석하였다. 분석결과 9개 현장 중 약 56%인 5개 현장에서 실적공사비의 지수조정률이 표준품셈과 건설공사비지수의 지수조정률에 비해 낮게 산정되었다. 이는 실적공사비가 적용됨에 따라 물가변동으로 인한 계약금액 조정 성립요건이 지연되고 있다는 것을 알 수 있으며, 이에 따라 공사 준공 전 물가변동으로 인한 계약금액 조정횟수의 감소와 함께 물가변동금액 역시 차이를 보일 수 있음을 의미한다. 또한, 건설공사비지수 사례분석 결과, 도로부문에 대한 지수를 적용하여 지수조정률을 산출하였으나 지수조정률이 2.0%~9.4%까지 산정되어 이는 공사금액 및 물가변동 적용시기에 따라 상당한 영향을 미치는 문제점이 나타났다.

  • The calculation of the correct construction value in the construction should be investigated after the quantity is calculated. In order to calculate the quantity requires a lot of cost and time, and the initial accurate quantity calculation is not possible. Therefore, in the planning step in order to successfully complete the project to demonstrate the practicality of the difference between the construction cost by the construction design by presenting a method for calculate the quantity through the estimate with the construction open, floor plan, surface view, section.

  • Recently, a technique based on BIM has been rapidly increased on the construction project. Task such as a calculation of supply easily is proceeded by the technique. Also, an quick and precise preliminary estimate is possible because this technique can be applied. To sum up, this study suggests that the preliminary estimate based on a database of the BIM technique is applicable for the early stage of the construction project.

정부공사 건설 사업관리 용역의 대가 산정에 관한 연구 (A study on the estimate of construction management cost for public construction project in the CM for fee contract)

  • This study is aimed to get clear model for CM fee level in public construction project. For the practical use and main target, CM for fee contract only is assessed and analysed. Cost estimate by percentage of total contract sum and method based on the historical construction data have significant deficiency. An regression model and probabilistic model are suggested with 9 independent variables. In the case of limited work scope, an element based floor area model is suggested and concluded with fish-bone scheme.

  • The proportion of maintenance work has been increasing due to the recent aging of the infrastructure, but the standardized construction cost estimation standards are insufficient for this. In particular, reinforced concrete structures are being applied to many structures such as buildings and bridges, and various construction methods for maintenance of reinforced concrete structures are being developed and applied. In this study, we surveyed about the current status of the construction method for the maintenance work of reinforced concrete structures and analyze the factors of the revision of the construction cost estimate standard for the reinforced concrete structure maintenance.

교육시설의 개념단계 공사비예측을 위한 인공신경망모델 개발에 관한 연구 (A Study on the Model of Artificial Neural Network for Construction Cost Estimation of Educational Facilities at Conceptual Stage)

  • 본 연구는 신축 교육시설 프로젝트의 개념단계에서 공사비를 예측하기 위한 인공신경망모델의 제안을 목적으로 한다. 현행 공공 교육시설의 개념단계 공사비예측에는 기본인자인 연면적에 의한 단일변수 모델이 적용되고 있다. 그러나 개념단계에서 단일변수 공사비예측모델을 적용하여 예측된 공사비는 그 오차범위가 크고, 실시설계 완료 후 물량산출에 의해 산정된 상세공사비와 비교하여 큰 차이를 보일 경우 프로젝트의 수정이 불가피하며, 이는 프로젝트의 비용을 증가시키고 공기를 지연시킨다. 그러므로 본 연구에서는 교육시설 프로젝트의 사업계획 수립 및 예산확보 과정에서 공사비예측에 적용이 가능한다 변수 인공신경망모델을 제안하였다. 개발된 모델을 평가한 결과 평균오차율이 6.82%로써, 평균 93.18%의 정확도를 기록하였다. 제안된 인공신경망모델은 지난 5년간 신축된 교육시설의 공사예정금액을 실적자료로 사용하여 학습되었기 때문에, 차후 교육시설 신축공사의 예산편성에 그 활용이 기대된다.

Application of BIM on Quantity Estimate for Reinforced Concrete and Formwork

  • The focus of this study is on the accuracy in quantity estimates made by BIM for materials needed during construction. BIM-Revit Architecture 2014 is utilized to establish the information for an actual case to conduct estimates for the amount of reinforced concrete and formwork needed. The actual case is with a total construction area of 5,438 square meters and a total floor area of 31,623 square meters. The building commenced in December 2012 and the major structure has been completed in 2014. It is a RC structure with 4 stories underground, 12 stories above and 3 roof floors. The result shows that both of the quantity estimates of reinforced concrete and formwork are higher than that of actual use in the case. The estimate of reinforced concrete is higher than that of actual use by 2.18%, while the estimate of formwork is higher than that of the actual use by 13.04%. The results indicate that the estimate of reinforced concrete made by BIM has high accuracy, but the accuracy of the formwork estimate still needs improvement.
