Benchmarking of Strategic Performance of Global Top Construction Firms (사업구조 전략 분석을 통한 세계 선진기업 선정 및 특성분석)

  • Strategic planning is an essential function of senior management in any business firm. Planning involves the firm's behavior in an competitive market and adaptation of the company's resources towards the selected market strategy. This study presents a methodological procedure for strategic planning in global top-tier construction firms. This procedure consists of the following stages. First, analyzed growth of revenue in which weight of total construction firms' revenue shown in Global Top 225 Contractors(ENR). Second, analyzed specialty of construction products. The products are General Building, Power, Water Supply, Industrial/Petroleum Process, and Transportation. Third, analyzed business the portfolio plan. The business portfolio plan includes both local/overseas market and specification/diversification of construction products. It affects the subsequent choice of a benchmarking for development of each construction company. The choice of the benchmarking firm, among several available alternatives, should follow a careful analysis of the characteristics and benefits inherent in the implementation of each.

  • The Korean construction industry has been severely impacted by the 2008 global financial crisis, which resulted in a significant reduction in the overall contract amount. For survival, many construction management (CM) companies had to adapt a strategy of lowering bid prices to maintain their competitiveness. As a result of the strategy, companies faced a number of issues including their decreased capability in risk management. However, most risk management-related studies focused on construction risk management, yet these studies lacked consideration of enterprise-level risk management practices. To fill the gap, the objectives of the present study are (1) to investigate, the risk management practices of Korean CM companies, (2) to identify factors that determine efficient enterprise-level risk management practices, and (3) to propose a module for the development of enterprise-level risk management. Lastly, the efficiency of the proposed development module was validated by using a survey.

  • This study presents a portfolio selection strategy focusing on construction corporations by taking into accounts managerial efficiency and growth potential of a company. Data envelopment analysis(DEA) methodology and dividend scoring table are adopted for evaluating the managerial efficiency and growth potential of a company respectively. In order to show the effectiveness of the portfolios selected by the strategies proposed in this study, we constructed 3 portfolios for every 4 years (2007-2010) out of 56 listed construction corporations in KOSPI and KOSDAQ, and proved that our portfolios are superior to benchmark portfolios in terms of portfolio evaluation measures.

  • Recently, construction companies is briskly doing brand marketing investment through the housing brand development. The importance of brand asset is increasing, the brand management is time to set for strong brand. But brand asset management so far has been done in manufacturing and service industry, there is no discussion about housing brand asset management of construction companies. It is aware that how important brand is, but we can't present data for brand marketing investment owing to absence of brand asset management method. Therefore, the purpose of this paper is trying to deduce importance degree of brand asset composite factor through the brand power research. Also it is to present guideline about brand management strategy.

  • As the rate of housing supply is increased and consummer's diversified demand is changed. the direction of management of construction company is changed into marketing-based and the development of distinguished product. Therefore, this study purpose to establish the marketing strategy of apartment by the method of market segmentation. This study purpose to (1) analyze general methodology of apartment market-segmentation and positioning, (2) propose an alternative plan of apartment positioning for the effective marketing strategy. The method which was proposed in this study will be applied in strengthening the popularity of construction companies and the development of distinguished products.

  • BIM has been increasingly deployed to the construction industry in order to minimize ambiguity and to reduce errors of the communicated engineering information, for which poor communication due to fragmented industrial structure is mainly responsible. Known BIM use cases and related researches are focusing either (1) on a specialized solution for a given specialty area (e.g. structural engineering planning and early design, material take-off, constructability simulation, etc.), or (2) on handling interoperabillty issues with Industrial Foundation Classes (IFC); Neither of these approaches have sufficiently catered for collaboration and information management in actual construction projects. This paper proposes the strategy for BIM+PMIS (project management information system) system focused on improving PMIS which has been commercially provided with ASP(Application Service Provider). It also describes the architecture of the BIM-based information management module prototype, which is a key component of the BIM+PMIS system.
