  • The standard estimation system, used to estimate the predetermined cost of construction work, is measured by the standard and typical construction methods and field conditions. And the standard estimation system is applied to basic data for the measuring of construction cost, such as the consumed quantity of material, labor hours, and machinery cost. However it does not reflect sufficiently for the diversity and reality of constructions work Therefore, this study is recognized the necessity of new cost estimation models for the rational construction cost estimation. To improve estimation technique and construction ability, it was analyzed labor hours, production volume based on the work crew in construction work.

  • Reinforced concrete is the most widely used construction method for constructing structures. There is a lot of process for constructing Reinforced concrete structures such as installing rebars, molds and support, mixing and placing concrete, and curing. So the reinforced concrete work accounts for a large part of the total construction cost for constructing structure. For this reason a reasonable standard for estimating the cost of reinforced concrete construction has to be established and it will be possible to secure appropriate costs for construction work. In this study, we analyze the revision factors of the standard for estimating the cost of reinforced concrete construction and present them to secure reasonable construction costs.

  • The calculation of the correct construction value in the construction should be investigated after the quantity is calculated. In order to calculate the quantity requires a lot of cost and time, and the initial accurate quantity calculation is not possible. Therefore, in the planning step in order to successfully complete the project to demonstrate the practicality of the difference between the construction cost by the construction design by presenting a method for calculate the quantity through the estimate with the construction open, floor plan, surface view, section.

  • A construction standard production rates system for the factory built and on-site installation phases of OSC (Off-Site Construction)-based precast concrete (PC) structures in apartment buildings was recently proposed to establish an objective cost standard (Lee et al., 2021). In addition, the Korean government has taken steps to improve the institutional foundation for the systematic calculation of PC construction costs such as revising construction standard production rates for major components that can be applied to the on-site installation phase of PC method. In this study, we analyzed the results of a field survey of apartment building PC structures and collected expert opinions to develop factory-built and on-site installation standard production rates that can be applied to apartment building PC method. We also propose directions for improving the standard production rates so that they can be applied to the site and component of apartment buildings by comparing them with the current standard production rates. This study also derived the cost characteristics and cost reduction measures of PC construction by calculating the construction costs using the developed rates and comparing the construction costs with the RC methods of apartment buildings of the same scale. The construction standard production rates for PC construction derived in this study are expected to contribute to the spread of PC construction by ensuring the objectivity and consistency of the results of PC methods cost estimation.

  • In construction industry, the term 'procurement' is considered as a project based job where clients and contractors are always keen to observe performance indicators. These indicators represent financial and non-financial efficiency of project activities. Among these, the monitoring of financial indicators such as cost monitoring is an ongoing process and its importance cannot be undermined during the project life cycle. It can be monitored by using traditional approach of direct reporting of actual cost against budget. However, the comparison of budget versus actual spending does not indicate the worth of the work which is completed at any given time. This approach does not represent the true cost performance of the project. Because of these limitations, this paper discusses the applications of Earned Value Analysis (EVA) for cost monitoring of construction projects in Malaysia. Besides traditional approach, EVA is a three-dimensional approach that compares three cost indicators i.e. the budgeted value of work scheduled with the earned value of physical work completed and the actual cost of work completed. Therefore, cost monitoring by EVA is an objective measure of actual work performed. This paper uses a case study, an example application of EVA as a cost monitoring tool. This case study reaffirms the benefits of using EVA for project cash flow analysis and forecasting.

  • The systematic methodology for estimating construction cost approximately at planning and pre-design phase of a river facility construction project has not yet been established because of its unique characteristics including its relatively small project size in terms of cost. This research suggests a 4-level cost information structure and identifies critical factors affecting construction cost as a result of thorough analysis of accumulated historical cost data of river facility construction projects. Also, this research presents the framework of the approximate cost estimating methodology for river facility construction project a planning stage.

  • In this study, the basic data for calculating the proper construction cost as minimizing the uncertainty at the stage of forecasting construction cost with the basis of the analysis on the actual construction cost within completed domestic public apartment house. In this regard, 23 public apartment houses by each region which were ordered by the Korea National Housing Corporation and completed from 2004 to 2007 were selected as the objects of study. Four works such as common temporary installation, construction work, civil work and machine/equipment work which are the important direct cost items based on the actually inputted and settled construction costs were classified by completion year, region, architectural area, and the distribution type considering inflation rate. The sequent actual construction costs per 3.3m2 were compared and analyzed by each work, the proper construction costs were analogized and the calculating formula were presumed with the basis of average actual construction costs to be analyzed and presented.

EVALUATING CRITICAL SUCCESS FACTORS FOR ACCURATE FIRST COST ESTIMATES OF LARGE-SCALE CONSTRUCTION PROJECTS

  • The demands for large-scale construction projects such as Mega-projects are largely increasing due to the rapid growth of increasing populations as well as the need to replace existing buildings and infrastructure. Increasing costs of materials, supplies, and labors require the first cost estimates at the preliminary planning stage to be as accurate as possible. This paper presents the results obtained from the survey on evaluating nine critical success factors that influence the accurate first cost estimates for large-scale projects from practical experiences. It then examines the current cost structures of construction companies for large-scale projects, followed by the causes for cost and schedule overrun. Twenty completed surveys were collected and the Analytic Hierarchy Process was applied to analyze the data. The results indicate that technology issues, the contract type, and social and environmental impacts are the significant leading factors for accurate first cost estimates of large-scale construction projects.

A Neural Network Model for Building Construction Projects Cost Estimating

  • The purpose of this paper is to develop a model for forecasting early design construction cost of building projects using Artificial Neural Network (ANN). Eighty questionnaires distributed among construction organizations were utilized to identify significant parameters for the building project costs. 169 case studies of building projects were collected from the construction industry in Gaza Strip. The case studies were used to develop ANN model. Eleven significant parameters were considered as independent input variables affected on "project cost". The neural network model reasonably succeeded in estimating building projects cost without the need for more detailed drawings. The average percentage error of tested dataset for the adapted model was largely acceptable (less than 6%). Sensitivity analysis showed that the area of typical floor and number of floors are the most influential parameters in building cost.
