건축자산 진흥구역에서 결합건축 제도의 시행이 도시 형태에 미칠 영향에 관한 연구 (A Study on the Urban Morphological Implications by Implementation of the Conjoint Building Program within Architectural Heritage Promotion Districts)

  • A primary objective the Conjoint Building Program(CBP), as articulated in the legislation proceedings as to stimulate renewal and regeneration of old deteriorated districts. By allowing the transfer of development rights between two lots located within 100m radius or the same block surrounded by 12m wide streets, CBP encourages reconstruction of old buildings with low investment value by linking it to another lot that can buy its unused floor area ration. Most of the debates and studies prior to the introduction of the new legislation focused on possible abuse in financial terms, and little research has been done to illustrate possible merits of deficiencies in term of urban morphological influences. This study offers a visual prediction of the various ways CBP can influence an urban block by reshaping and reorganizing it thrown augmented development rights to assess the pros and cons of the current program.

부산지역 구릉지 토지이용 및 주택개발에 관한 연구 (A Study on the Land Use and Housing Development of Hillside Areas in Busan Metropolitan City)

  • 본 연구의 목적은 부산의 구릉지 토지이용 실태와 주택개발을 조사하고 분석하는데 있다. 이를 위해 표고 80m이상 지역을 대상으로 조사하였다. 조사결과, 부산시 면적의 44.22%가 표고 80m이상을 점하고 있는 것으로 나타났으며, 구릉지 내에 입지하는 건축물의 노후도가 높은 것으로 나타났다. 또한 주택재개발 등 도시정비예정구역중 표고 80m이상 위치한 구역이 30.13%에 달하고 있는 것으로 조사되었다. 이에 따라 부산의 구릉지역에 대해서 기존의 평지형 정비방식을 적용해서는 곤란하며 지형과 조화로운 개발을 유도할 수 있는 방안이 필요하다. 이를 위해 본 연구에서는 결합개발방식을 하나의 대안으로 제안하였다.

경사지 활용 저층 집합주택의 개발가능성과 경사도별 모델 제안 (The Feasibility Study of Low-rise Housing Plans on Hilly Site and Design Model Proposals)

  • This research starts from the questioning of current housing development on the hilly site in Korea. It aims to investigate various design techniques of low-rise housing as an alternative housing plan on hilly sites. Several generic solutions of the combination of building type and road pattern are tested for a simulation process, and evaluated in terms of crucial design issues; development density, parking space and open space. As a result, four reasonable models are selected for making full use of geographical features of hilly site, two models each land slope of $18^{\circ}$ and $26^{\circ}$. Several design techniques for each model are also suggested, in ensuring the development feasibility by considering land slope, vehicular access and parking, common open space, and community facilities.
