The results of this study are as follows: 1) Comprehensive landscape management planning for National Parks and adjacent areas is necessary to solve visual impact problems by high rise buldings such as hotel, condominium, etc. 2) It is suggested to investigate visual resources and conceptual landscape management ideas, to select landscape control points and lines, landscape management areas, and to prepare building height control plan for proper landscape management plan. 3) In case of Soraksan national park, the landscape management plan includes three landscape management areas : Landscape preservation area, General landscape management area, and special landscape management area. 4) In the part of special landscape management area, it is necessary to introduce landscape impact assessment system to more effective landscape management.
The 2005 west off Fukuoka earthquake with Mjma 7.0 occurred in the vicinity of Fukuoka city with 1.4 million populations, which had been regarded as rather seismically inactive in Japan. The strong motion records by K-net indicated PGV of 64 cm/s in Fukuoka city and some condominium buildings sustained extensive non-structural damages. In this study, we conducted a questionnaire survey for residents of 8 condominium buildings located in the downtown area of Fukuoka city after the earthquake. The results indicate that damaged nonstructural walls and distorted doors disrupted evacuation route for many occupants, and furniture and content damage on upper floors became severer resulting in higher rates of human casualty. Earthquake preparedness for indoor safety was raised after the earthquake, though further safety measures can be advised. In the phase of post-earthquake emergency and restoration period, residents' management organizations play important roles, so that neighborhood activities to promote communication networks are important in urban environment with aging population.

The study focused on residents' preference for planning components according to preferred size of high-rise condominiums. After being examined not only a brief chronological review of spatial composition and planning components in high-rise condominiums but also residents' attitudes toward and preference for current planning components, this research developed a wide range of planning components included in the questionnaire. The main survey was designed to find out the needs of residents for planning components in relation to high-rise condominiums. Descriptive and factor analysis were utilized to find out the residents' different preference for planning components. The findings of this study showed that residents were very aware of healthy housing, environmental friendly housing and digitally equipped housing, and their preference was different according to preferred size of condominium housing. In other words, residents preferring condominium housing with 99m$^2$ or smaller considered features of safety and healthy housing as important, those with between 102.3m$^2$ to 115.5m$^2$ recognized experiential space, and those with 118.8m$^2$ or larger regarded features of housing management and storage as important. It is suggested that the needs and wants of residents for housing have been various to be customized.

Also, it calculates environment load at use and demolition and destruction Phases of buildings as analysing energy consumption. The study categorises environment load as six impact categories and undertakes environmental impact evaluation. The consequence shows that the environment load of multi-unit dwelling takes up 88.2% out of the entire environment load of condominium complex. Also, as a result of analyzing the environmental impact of the life cycle of condominium buildings, it was found that such environmental impact comprised of about 11.96% of all industries in Korea that had an environmental impact.

In addition, observation study was executed to examine physical aspects of three selected sites as research subjects. Also, current state and awareness for social mix were conducted by using in-depth interview with 6 managers and 30 residents in selected areas with semi-structured questionnaires from June 3 to 7, 2013. The results of the study are as following: In the aspect of management, managers said that the biggest issue of mix-housing complex was dualization of management subject such as delegate of residents and tenants. Therefore, legislation which is suitable for unique features of mix-housing complex is required. To decrease disharmony between condominium and rental apartment, controlling the distribution ratio between condominium and rental apartment can be a good way. Accommodating middle class in mixed-housing complex is considered to reduce the social gap. Purpose: This study conducted an empirical study to estimate the loss aversion rate of individual investors in the Seoul condominium market. Research design, data and methodology: A survey was conducted with Seoul residents ranging from 30's to 60's with various backgrounds. Descriptive statistical analysis and a paired sample t-test were conducted using SPSS 27.0 statistical package. Results: The results of the t-test showed that Seoul residents are indeed more sensitive to loss than gains, as pointed out in various researches related to behavioral economics. Also, the loss aversion rate associated with KRW 50 million risk was found to be 2.14. Finally, the same question was asked with KRW 100 million risk, doubled associated risk of previous question, using the same scenario, and it's been verified that the loss aversion rate increases as the associated risk or stake increases. The loss aversion rate with double risk is 2.26 which is about 5% higher than the one with KRW 50 million risk. Conclusions: This study can help many groups of people in society who need to establish rewards and punishment policies within any organization. In particular, incorporating human cognitive biases, such as loss aversion can help the South Korean government shape more effective reward and punishment policies when building rewards and punishments using taxes.
The purpose of this study is to find out a way to apply the strength of American homeowners association to Korean housing management system through literature review on the legal basis, organizational composition and functions, and management models of homeowners association. Following is distinctive characteristics of American homeowners association. 1) Homeowners association is a juridical entity which 'Condominium Act' obliges residents to join. 2) The board of directors is decision maker. The covenant, however, gives residents right to act in committees. 3) Homeowners association has self-governing functions such as management of common spaces, permission of new construction and taxation. 4) Types of management are volunteers' self-management, association-employed management, full agency management, and some mixed types. Residents pay management charge by month or by quarter. This study suggests as follow. 1) It is needed for Korea to legislate the law to regulate the management system of detached houses. 2)Management system of Korea can be more efficient with volunteers' committees for active participation. Above all, architectural control committee is essential in the circumstance that reform of apartment is popular these days. 3) The management entity is recommended to have some self-governing function to talk about taxation policy with local governments.
The purpose of this study was to explore the attitudes about the management service charge in multi-family housing. Recently, increasing needs of urban families in residential housing management services were apparent in many studies, but the way that they charge for the management services was not dear. Research method was social survey with questionnaire from 484 residents and 84 housing managers of multi-family housing in Seoul and new town area. Research results showed that residents recognized the management services should be free of charge or imposed actual expenses, but managers recognized the management services as charged services. To provide efficient housing management services for residents in multi-family housing, human resources should be inputted. Therefore, this study suggested that the participation of residents in housing management service is recommendable as a way of lessen the economic burden of management service charge, but also to have an opportunity to interest in their community activities.
The purpose of this paper was to examine the management of Environmentally Friendly Planning Features(EFPF) in condominium with Green Building Certification(GBC). A questionnaire survey was conducted among management office staff and residents on six housing estates in Seoul. The data from 200 respondents were analysed using descriptive statistics and t-tests. The main findings were as followings : 1) Most of the staffs considered that garbage collection and recycling, and green spaces were well-managed. 2) The residents indicated that garbage collection and recycling, and green spaces were properly handled, but they failed to recognize these as EFPF. 3) Residency duration was unrelated to the residents' perceptions of the EFPF and their management. In conclusion, neither the residents nor the staff were aware of the GBC system or that their housing estates were built using EFPF. To remedy this, it can be assumed the residents' lack of appreciation of the EFPF can be resolved if they participate in the management of these features. So the residents will need education, and the management staff will require professional training.
