Determinant Factors for the Apartment Unit Prices of Large Scale Apartment Complexes over 1,000 Households in Seoul Metropolitan Area (서울시 1,000세대 이상 대규모 아파트단지의 아파트가격 결정요인에 관한 연구)

  • The existing most studies on the apartment sales prices have been limited to relatively small size apartment complexes and have not categorized the apartment complexes based on the number of households. Some of them uses the apartment-related indices such as regional value estimates, sales unit price, and view right values. In the case of Seoul Metropolitan Area, the size of apartment complex has been growing to the level of large complex over more than 1,000 households through new town development, redevelopment and reconstruction. People prefers to choose a large scale complex instead of small complex based on their perception that a large scale apartment complex provides more conveniences in living. The result of this analysis revealed that the variables chosen as important determinants of the hedonic price model for large scale apartment complexes were square meters of apartment unit, rent/price ratio, number of bays, distance to the nearest subway station, and heating system method. This means that the sales price of apartment unit will be higher as the square meters of apartment unit increase, as the rent/price ratio decreases, as the distance to the nearest subway station increases, and as the number of bays increase.

  • The purpose of this study is to find a way of solving on parking problems at apartment complex through the trend analysis research of the parking demands according to the housing unit size. The subjects of this study are high-rise apartment complexes in Daegu city which are constructed within 10 years. The parking demand according to the housing unit size at apartment complexes had been surveyed every July for 4 years from 2000 to 2003. Specially, we knew that the parking demand of $85 m^2$ below sized housing unit at apartment complex was exceeded architectural regulation of parking supply, and the parking demand of $85 m^2$ over sized housing unit at apartment complex was kept within architectural regulation of parking supply. And, the estimating formula that can predict the future parking demand by the trend analysis according to the housing unit size at apartment complexes in Daegu city was gotten through this study. But, in order to get more accurate estimating formula, it should be based on data of funker research and investigation about apartment complexes and it should be studied continuously.

The Influences of Apartment Complex Characteristics on Housing Price by Hierarchical Linear Model (위계적 모형을 이용한 주거단지특성이 주택가격에 미치는 영향)

  • The background of this study is to examine the structure of housing price of which characteristics are not equal but hierarchical in the apartment complexes. So, the purpose of this study is to analyze the influences of apartment complex characteristics on the housing price within the same regional boundary by HLM. The data used as dependent variables were the market prices of 938 units from 29 apartment complexes by stratified sampling. The 2nd level independent variables is the Housing complex characteristics which are composed of the housing complex & locational variables and the 1st level independent variables are the unit characteristics. The results are as follows. First, the first model shows that the 2nd level variables explains 68% of the housing prices. Second, the influential variables of the 1st level unit variable are 'dwelling exclusive area', 'floor of dwelling' and 'direction of dwelling'. Third, the influential variables of the housing complex variables in the 2nd level are 'lot area', 'the building-to-land ratio', 'the number of unit', 'the number of parking lots per unit', 'Green space area' and 'open space area per unit'. The last, the influential variables of the housing locational variables in the 2nd level are 'distance to subway and park' and the number of school and park within a radius of 1km.

  • The need for urban-scale energy simulation is increasing as the world is aware of urgency to decrease $CO_2$ emission. As a bridge of building energy simulation and that of urban, this paper presents a case study to examine the effect of changing resolution of a model in case of complex apartment unit. Also it suggests a modeling strategy to correct differences caused by simplification of the model and evaluate the extent of its use.

A Study on the Parking Demand of Apartment Complex in Daegu city (대구시 아파트단지의 주차수요에 관한 연구)

  • After 1980's, the ratio of car possessions has been increased rapidly. Nowaday, most large cities have suffered a lot of problems about traffic and car parking. Specially in apartment complexes, they have parking problem which is caused by the parking demand. The ratio of parking demand at multi-family housing sites has been increased significantly, therefore several parking problems have occurred. The goal of this study is to investigate the parking demand per housing unit size of apartment complex in Daegu city. The results of this study is as follows. (1) The parking demand of 60 $m^2$ below sized housing unit is 1.09 car per the unit. (2) The parking demand of 60 $m^2$ over 85 $m^2$ below sized housing unit is 1.31 car per the unit. (3) The parking demand of 85 $m^2$ over 135 $m^2$ below sized housing unit is 1.74 car per the unit. (4) The parking demand of 135 $m^2$ over sized housing unit is 2.10 car per the unit.

  • The purpose of this study was to examine how the purchasers perceive the effects of the unit characteristics within the complex on the apartment prices. Six major characteristics of the apartments : orientations and floors; views; structures; conditions and maintenances of interior materials; interior alterations; and access to the outdoor facilities were included for the analysis. The data were gathered from 284 households in seven private apartment complexes in Ulsan. It was found that the price of the apartment was higher if it was southward, on the royal or semi-royal floors, with the nice view for the riverside or any other landscape resources, or openness. Other characteristics which increase the price were the hall type not the corridor one, inner side of the building, good conditions of interior materials, and extended balcony.

  • The purpose of this study was to suggest the Support and Infill system for 126.6m$^2$-sized housing unit which meets residents' variety. The subjects were 100 housewives who lived in 126.6m$^2$-sized housing unit in the apartment complex, Busan. The data was collected by using model and questionnaire. The model was made to be same as the current 126.6m$^2$-sized floor plan. The residents preferred the flexible housing unit apartment complex. Also, the residents' needs for floor plan of housing unit were various. Therefore, the development of flexible housing unit is needed. On the basis of these findings, the support and infill system for 126.6m$^2$-sized housing unit was suggested.

  • This study was to analyze land use tendency of the apartment complexes in Banpo in Seoul, Bundang, and Keureng in Chungju. The results of this study were followings. The patterns of Land use in the apartment complexes have been diversified and open spaces have been increased since 1990. In addition, land use relating facilities also has been increased. In the apartment complexes in large cities, park spaces also have been increased. The results of this study indicated that the tendency of apartment complexes is not just residential areas but places for quality of life.

Economic Feasibility Study for Providing Co-generation System in various Type of Apartment Complexes (아파트단지의 특성에 따른 열병합발전도입의 경제성 비교연구)

  • This study is to analyse the feasibility for providing Co-generation plant in Apartment Complex for 4 typical Apartment Complexes located Seoul metropolitan area, The selected complexes are three midium-large size Apartment[nearby 35pyoug of floor area] and one complex of small size Apartment[below 25 pyoung of floor area] for comparison. The necessary data for the study were collected with visitation of each site. The study showed very positive result for the three medium-large size Apartment Complexes of which the average floor area is more than 25 pyoungs, while negative result for the Complex of which average floor area is less than 25 pyoungs. Other than floor size it was found that the electric consumption density also influence the economic feasibility. In study the unit fixed cost of the energy produced from Co-generation plant is one third of the unit variable cost[fuel cost] and it seems better to select high thermal efficiency machine for Co-generation plant even with some higher cost of the plant.

A Study on Transitions in Neighborhood Planning Elements Based on the Development of Transportation: A case study of apartment complex in the metropolitan area from the 1970s to 1980s

  • The main factors that made Seoul's rapid population accommodation and urbanization possible in the mid-to-late 20th century were the ex-pansion of urban infrastructure, completion of the transportation system, and housing supply. The development of transportation and resi-dential development occurred simultaneously, and in particular, apartment complexes, a representative residential area in Seoul, were most influenced by Perry's neighborhood unit theory. The purpose of this study is to analyze the process of the physical environment of apartment complexes in the metropolitan area in response to development of transportation in the mid-to-late 20th century. The analysis sites are Jamsil Apartment Complex(1974), Dunchon Apartment Complex(1979), Mok-dong New Town(1983), Sanggye New Town(1985), Bundang New-town(1990) and Ilsan Newtown(1990), which were planned at the turning point of development of transportation and actively reflect the neigh-borhood unit theory. The analysis was conducted in three stages. Analyzing the status of transportation when the plan was established, deriv-ing the planning elements, and classifying the planning elements into walking, bus, car, and subway which is the representative transportation. The conclusions from the analysis are as follows. Firstly, completing the legal system and expanding the related infrastructure are essential. Secondly, in contrast to the increase in traffic volume, the pedestrian environment has been continuously improved. Thirdly, despite the emergence of new mode of transportation, there was a tendency to activate the linkage between transportation.
