택지개발사업의 계획특성이 사업지구 지가변동에 미치는 영향 (The Impact of Plan Characteristics of Residential Land Development Project on Inner Land Price Change)

  • 본 연구의 목적은 택지개발사업의 계획특성이 사업지구의 지가변동에 미치는 영향을 분석하여 택지개발사업의 효율적인 추진을 위한 정책적 시사점을 도출하는 것이다. 이를 위해 우선 청주시 택지개발사업 추진단계별 지가변동 규모와 양상을 분석하였다. 그리고 이론적 고찰 및 선행연구 검토를 통해 지가변동에 영향을 주는 택지개발사업의 계획특성 요소 16개((1)지가변동률, (2)사업구역 면적, (3)주거용지 비율, (4)상업용지 비율, (5)준주거용지 비율, (6)근린생활시설용지 비율, (7)공동주택 비율, (8)도로율, (9)공원 녹지율, (10)학교 비율, (11)$1m^2$당 조성비, (12)일반주거지역 비율, (13)준주거지역 비율, (14)상업지역 비율, (15)준공업지역 비율, (16)자연녹지지역 비율)를 선정하였다. 선정된 계획특성 요소 16개 중 지가변동에 영향을 미치는 요인을 분석하기 위하여 SPSS 20.0 Version을 이용하여 상관관계를 분석하였다. 지가변동의 양상을 분석한 결과, 지구가 지정되기 2년 전부터 지가가 상승되기 시작하였고 준공이후 지가상승이 안정화되는 것으로 분석되었다. 그리고 지가변동에 영향을 주는 계획특성 요소를 분석한 결과 (2)사업구역 면적, (4)상업용지 비율, (6)근린생활시설용지 비율, (8)도로율, (11)$1m^2$당 조성비, (12)일반주거지역 비율이 지가변동에 영향을 미치는 것으로 분석되었다.

단일 카메라와 GPS를 이용한 영상 내 객체 위치 좌표 추정 기법 (An Estimation Method for Location Coordinate of Object in Image Using Single Camera and GPS)

  • ADAS(Advanced Driver Assistance Systems) and street furniture information collecting car like as MMS(Mobile Mapping System), they require object location estimation method for recognizing spatial information of object in road images. But, the case of conventional methods, these methods require additional hardware module for gathering spatial information of object and have high computational complexity. In this paper, for a coordinate of road sign in single camera image, a position estimation scheme of object in road images is proposed using the relationship between the pixel and object size in real world. In this scheme, coordinate value and direction are used to get coordinate value of a road sign in images after estimating the equation related on pixel and real size of road sign. By experiments with test video set, it is confirmed that proposed method has high accuracy for mapping estimated object coordinate into commercial map. Therefore, proposed method can be used for MMS in commercial region.

강원도 일부 도시들의 토지이용 및 녹지구조 (Land Use and Greenspace Structure in Several Cities of Kangwon Province)

  • The purpose of this study was to analyze urban greenspace area and vegetation structure by land use types for both Chuncheon and Kangleung. Natural and agricultural lands were predominant in the study cites, as 75-80% of total area. Residential lands accounted for about 10%, and commercial and industrial lands(including transportation), 5-10%. Only 10-20% of urban residential and commercial area was covered with greenspace. Woody plant cover was 12-13%, and tree density was 1.5 trees/100$m^2$ for urban lands(all land use types except natural land) in both cities. The tree-age structure was largely characterized by young, growing tree population, and species diversity within a diameter class decreases as the diameter classes get larger. Urban lands of both cities had quite a similar species composition of woody plants (similarity index of 0.65). Street trees in Chuncheon were intensively pruned annually to protect the above ground utility lines. Some strategies were explored to solve problems found in the existing greenspace structures. They included increase of biomass and greenspace area through minimization of unnecessary impervious surfaces, creation of multilayered and multiaged vegetation structures, relocation of above ground utility lines and avoidance of intensive tree pruning, and establishment of greenspace proximity and connectivity.

옥외광고용 발광조명의 야간휘도분포 분석 (Luminance Assessment of Outdoor Lighting for Advertisements at Night)

  • Lighting for outdoor advertising is very common feature of building facades as they provide the information and commercial identification. As the interest of improving street beautification more widely, application of various lighting technologies has been develop for advertisement such as electric sign board and signage. Furthermore, the installation of higher sign luminance than needed has many negative consequences, including higher energy consumption and light pollution. There are now no standard for outdoor advertisements in terms of luminance, and installation of indiscreet outdoor advertisement without luminance consideration is becoming more commonplace. This study was to evaluate the luminous characteristics of outdoor advertising as a function of sign and building facade luminance, luminance ratio. Data were collected on 8 electric sign boards, 20 internally illuminated, externally illuminated, neon, and channel letter signs and 4 commercial areas. Photometric measurements were taken by CS-100(Minolta) and ProMetric-1400(Radiant Imaging) for various sign modes and sign design. Also luminance of building facades were analyzed according with CIE standard of maximum obtrusive light permitted for exterior lighting installations. The findings are as follows; (1) There were excessive luminance of electric sign boards that could affect adjacent building facade and night sky luminance. (2) Sings that are externally illuminated providing an inappropriate amount of light on to the outer surface of the sign caused higher building facade luminance and potential of unnecessary glare.

도시지역 단일동 아파트의 계획특성 분석연구 - 대전광역시 단일동 아파트를 중심으로 - (A Study on the Characteristics of Single Housing Block - Focused on Daejeon Metropolitan City -)

  • This paper aims to investigate the design characteristics of a single housing block which is increasing in urban areas. For the analysis, all cases of single block housing in Daejeon metropolitan city were gathered into a database. Main concerns were on the location and the physical characteristics. The results of this study were as follows; 1) single block housing has been increasing both in the new developed areas and the existing urban areas 2) their location has shifted from residential districts to semi-residential and commercial districts. For this reason, the size and density has been increasing 3) the slab block with the hall type and the exterior corridor type were general in residential districts, diverse ones, however, including the point tower type were increasing with unusual circulation types such as central corridor, central core, double corridor, and mixed type in semi-residential and commercial districts 4) there were 5 types of access systems, and especially the street access and the piloti access were increasing, which were related with the high density.

대와류모사법을 이용한 원주 주위의 공력소음 특성에 관한 기초연구 (A Basic Study on the Aero-acoustic Noise Characteristics around a Circular Cylinder using the Large Eddy Simulation)

  • As a basic study of the aero-acoustic noise, Large eddy simulations were carried out for a fixed circular cylinder at Renolds number (Re=$9.0\times10^4$) using commercial CFD code, FLUENT. The subgrid-scale turbulent viscosity was modeled by Smagorinsky-Lilly model adapted to structured meshes. The results of analysis showed that time-averaged value, $\bar{C}_D$ is approximately 1.47 which is considerably adjacent with the experimentally measured value of 1.32 in comparison to the values performed by previous researchers. It is observed that there are the very small acoustic pressure fluctuation with the same frequency of the Karman vortex street.

시판양말의 재료섬유별 성능에 관하여 (End-use Properties of Men's Socks in Various Material fibers)

  • This study was conducted to survey the end-use properties of the commercial men's socks. Date were obtained from 16 samples of men's socks gathered from department store, markets, specialty chain and variety store in street. Stretchness, performance of rib top, fiber contents, strength (abrasion and bursting), pilling properties and color fastness of socks tested in this study were as follows. 1. Stretchness of socks was sufficient but elongation of rib top was insufficient, therefore these facts are getting to become problem to consumers. 2. Fiber contents of samples were not in accord with the labelled item and criteria of Textile Fiber Product Identification Act. 3. Strength and pilling properties were vaious in according to fiber contents of socks. Socks blended of synthetic fibers were superior to that pure natural fibers in strength but not in pilling. 4. Color fastness to perspiration and rubbing were sufficient on the whole, but fastness to laundering in stain were very insufficient.

가정생활주기에 따른 의복추구 혜택과 패션 정보원 유형 연구 (A Study on Clothing Benefits and Fashion Information Sources according to Family Life Cycle)

  • The purpose of this study was to compare clothing benefits and the types of fashion information sources according to family life cycle. Subjects were selected through stratified sampling technique in Seoul and suburban area. Collection of the research data was made using a self-administered questionnaire survey. Factor analysis, ANOVA, and Duncan test were used to conduct the data analysis on 562 out of 600 questionnaires. Clothing benefit variables were reduced to five factors : fashion/social status, individuality, function/comfort, figure flaws compensation, and economic value. The result showed significant differences on 3 clothing benefits(fashion/social status, individuality, and function/comfort) and 5 fashion information soures (celebrities, street fashion, T.V commercial, Internet/home shopping, fashion catalog) according to family life cycle.

브리지 파크 국제설계경기에 나타난 현대 조경설계의 경향 (Bridge Park International Design Competition and Its Implications on Contemporary Landscape Design)

  • A deserted town once vibrant with active commercial activities around a railroad station now tries to find a way to escape from depression and revive its life with a renewed civic pride. An open space adjacent to the Main Street, the commercial district of Buzzards Bay, Massachusetts, is waiting to be transformed and reconfigured to be a new ecological park to boost the economy of the community. Bridge Park is 26-acre land abutting the Cape Cod Canal with a railroad bridge as a backdrop. The existing condition of the site with a small salt marsh, woodland, lawn, and the vestige of old railroad easement along with the proximity to the commercial district poses an interesting question of how to make a medium scaled ecological park within an urban context. This paper examines the winning design proposals for the Bridge Park submitted to the International Design Competition held in April, 2005. Six winning proposals were introduced and discussed in terms of categories related to the trend of contemporary landscape design such as; 1) ecological ordinariness and geometric figures, 2) topography and spatial imagination, 3) minimal programs and open put 4) time and process oriented design, 5) park and economic effects and 6) diagrammatic plan and photo montage. Bridge Park Design Competition confirms the complex characteristics representing the contemporary landscape design overcoming the dichotomy between nature and culture and the 'pastoral ecological design' and 'landscape as an art'. The Park becomes the activating agent for the community rejecting the conventional and passive role as a romantic picturesque landscape. Bridge Park International Design Competition is a meaningful event to test the idea of new ecological urban park, and to fine-tune the trend of the contemporary urban park design.

일본 고베시(神戶市) 포트아일랜드 가로녹지 구조 유형 연구 (A Study on the Structure Style of Street Green Spaces on Port Island, Kobe, Japan)

  • 본 연구는 일본 고베시(神戶市) 해안 매립도시인 포트아일랜드 가로녹지의 지형구조별 도로 유형, 주변 토지이용, 식재구조를 조사 분석하여 녹지량이 풍부한 가로녹지 식재기법 사례를 제공하고자 수행하였다. 포트아일랜드(총면적 826ha)는 일본 내에서도 최초의 인공섬으로 항만시설과 본격적인 도시기능시설을 겸비한 해상문화도시이다. 연구대상지내 $55{\sim}285m^2$ 면적의 조사구 11개소를 설정하여 조사 한 결과, 가로녹지의 지형구조는 마운딩형, 사면형, 사면+평지형, 평지형의 4개 유형으로 구분되었고, 인접한 도로의 폭에 따라 지형구조가 변화하였다. 인접한 도로의 차선이 많아서 소음, 공해물질 등 영향을 많이 받는 지역은 마운딩형, 사면형, 사면+평지형 등의 지형구조와 광폭의 다층구조 녹지대를 조성하였고, 도로차선이 적은 지역인 경우, 평지형의 지형구조와 화관목 위주의 관목을 식재하여 가로띠녹지를 조성하였다. 인접한 토지이용은 공공기관, 공동주택지, 주상복합지, 상업업무지 등이었고, 식재개념은 중로(4차선)의 경우 완충+경관기능, 소로(2차선)의 경우 경관기능이었다. 식재종은 대만풍나무, 녹나무, 조구나무, 참죽나무, 담팔수, 은행나무, 벚나무, 느티나무, 종가시나무, 향나무, 목련, 철쭉류, 동백나무, 꽃댕강나무 등 다양하게 나타났다. 식재밀도는 교목층 0.02~0.08(0.04)주/$m^2$, 아교목층 0.02~0.08(0.04)주/$m^2$이었고, 녹피율은 교목층 40.0~173.7(93.0)%, 아교목층 2.1~79.8(34.9)%, 관목층 17.9~64.2(4.13)%이었다. 녹지용적계수는 교목층 $1.43{\sim}6.67(4.13)m^3/m^2$, 아교목층 $0.02{\sim}2.01(0.85)m^3/m^2$, 관목층 $0.14{\sim}0.58(0.26)m^3/m^2$이었다. 포트아일랜드 가로녹지의 녹피율은 서울시 주요 가로녹지에 비해 높은 수준이었고, 특히 관목층 녹피율과 녹지용적계수는 우리나라 주요 가로녹지와 비교하였을 때 많은 차이가 있었다. 본 연구 결과는 현재 우리나라에 조성되고 있는 해안 매립기반 도시의 가로녹지 조성 시 지형구조, 식재구조, 식재기능 등을 고려하여 다양한 기능을 수행하는 가로녹지 조성기법 사례지로 응용이 가능할 것으로 판단된다.
