Quality Inspection Scheme for Rebar Work Using 3D Scanning Technology (3D 스캐닝을 활용한 철근공사 품질점검 방안)

  • The 3D scanning technology is being introduced for quality inspection of building construction. Therefore, this study tried to confirm whether it is possible to check the quality of rebar by using 3D scanning. After rebar placed on the formwork slab was scanned with a 3D scanner, the rebar spacing was confirmed by overlapping with the CAD drawing. As a result, the 3D scanner was able to check the quality of rebar work on one floor at a time. Therefore, 3D scanning could be used for quality inspection of rebar works such as columns, beam and girders, walls, and slabs in the future.

  • After the collapse of the Seongsu Bridge in 1994, the 「Special Act on the Safety Control and Maintenance of Establishments」 was enacted in Korea, and many efforts have been made in the field of safety inspection and maintenance of facilities. Among these facilities, a total of 33,165 bridges, which account for the largest share next to buildings, are currently in use, and 28,150 bridges of type 2 and 3 account for about 85% of the total. However, compared to the relatively more important type 1 bridges, type 2 and 3 bridges, which occupy most of the bridges, have insufficient maintenance status regarding inspection and diagnosis. This reason appears in the subjective judgment and records of the inspection performer when performing inspection and diagnosis of bridges, and in the inspection and diagnosis report form that has not been systematically established. Therefore, in this study, we intend to derive an improvement (draft) of the inspection and diagnosis report that can be systematically and continuously utilized by correcting and supplementing the problems of the existing inspection and diagnosis report.

  • This study proposes a standard method of diagnosis and repair to prevent and maintain the problem of durability deterioration caused by leakage cracks in apartment basement structures in Korea. Following the announcement of the previous maintenance plan section, this is the second part of the study, focusing on inspection of methods for diagnosing and repairing leakage cracks in apartment basement structures. In this thesis, the matters required for the procedures, types, times and equipment of the inspection plan and the inspection methods, records, and decisions required for the actual inspection are described.

Improvement of Defect Checklists for the Quality Inspection of Apartment Houses (공동주택 품질점검 하자 체크리스트 개선방안)

  • The Apartment Defect Dispute Mediation Committee of the Ministry of Land, Infrastructure, and Transport received as many as 7,686 complaints regarding defects in 2021, and the conflict caused by these disputes on the defects is worsening. A quality inspection team system was established in January 2021 to address the deepening conflict, and this system prevented the emergence of defects in apartment houses before the residents moved in. Quality inspections were conducted based on the Housing Act standards, but the reality is that the standards for the ordinances are not systematic. Based on the analysis of the ordinances by the apartment quality inspection team, 23 out of 226 local governments utilized the quality inspection teams, and they had different standards for the quality inspection subjects and inspection periods. In addition, the inspection standards for the defect checklists used by the apartment quality inspection teams operated by local governments varied. A survey was conducted by apartment quality experts to tackle this problem and proposed improvement plans for the defect checklists used for the quality inspection of apartment houses.

  • In the construction industry, there has been a surge in the implementation of high-tech equipment in recent years. Various technologies are being considered as potential solutions for future construction projects. Building information modeling (BIM), which utilizes advanced equipment, is a promising solution among these technologies. The need for safety inspection has also increased with the aging structures. Nevertheless, traditional safety inspection technology falls short of meeting this demand as it heavily relies on the subjective opinions of workers. This inadequacy highlights the need for advancements in existing maintenance technology. Research on building safety inspection using 3D laser scanners has notably increased. Laser scanners that use light detection and ranging (LiDAR) can quickly and accurately acquire producing information, which can be realized through reverse engineering by modeling point cloud data. This study introduces an innovative evaluation system for building safety using a 3D laser scanner. The system was used to assess the safety of an existing three-story building by implementing a reverse engineering technique. The 3D digital data are obtained from the scanner to detect defects and deflections in and outside the building and to create an as-built BIM. Subsequently, the as-built structural model of the building was generated using the reverse engineering approach and used for structural analysis. The acquired information, including deformations and dimensions, is compared with the expected values to evaluate the effectiveness of the proposed technique.

  • In the construction industry, many of the inspection activities have been conducted by experts' eyes. The inspection performance of this kind of method is highly influenced by experience and knowledge of the expert. The experts who have fluent experience may show better inspection performance than the novice. The problem is the deficiency of experts in the near future due to the acceleration of retirement of the aging expert. Eye-tracking technology can be a solution to effectively educate the novice through transferring the knowledge of an expert and to advance the inspection activities using experts' eyes. This study, as an initial step to suggest the solution, (1) figured out the state of the art of eye-tracking technology, (2) reviewed the previous research to improve the inspection in construction using experts' eye, (3) explored the potential of the application area of eye-tracking technology, and (4) established the framework to develop the advanced inspection method in two application area which are construction site safety management and infrastructure performance measurement.

  • Safety inspection activities of the facilities including the electricity, gas, building, and firefighting, etc. are individual checks by the separate law of each government department, comprehensive inspections for the specific managed facilities or during a weak season, and national safety overall diagnostics for the disaster prevention. Thus, types of the inspections are various and they have been carried out repeatedly as well as duplicately. That can make the people or institutes to take such inspections feel great burdens. Therefore, the investigation on the current situation of the individual inspection by the separate law for the electricity, gas, building, and firefighting, etc. as well as of various others by the government needs to be carried out and according to the results the repetitive and duplicated inspections should be reduced and converged to one comprehensive one. In this regard, we proposed solutions to improve the government safety inspection system, function, and role.

  • Strarting with Buyeong Apartment in Dongtan-2 disrict in 2017, collective complaints of residents are frequently occurring due to low quality problem such as improper construction and defects of apartment houses. Because of this, the Ministry of Land and Transport is preparing a comprehensive improvement scheme to improve the quality of Apartment Housing(AH), taking into account the continuing complaints from the residents of AH and the problem raised by the National Assembly. The basic profile of the improvement scheme is induce the tenants and experts to discover and point out defects that are repaired until the date of use inspection or due date. For this purpose, we suggested this defects management system linkaged by the preliminary inspection and quality inspection system for prospective occupants. In this context, this paper aims to suggest an effective likage method between the preliminary inspection of prospective residents and the quality inspection system implemented by local governments as an ordinance.

An Analysis on the Effect of Pressure System Installation on the Pipeline to Identify Pressurized Water and Self-inspection Ease in Apartment Building (아파트에 설치하는 옥내소화전 압력계 설치가 배관의 가압수 식별 및 자체점검 용이성 간의 영향 분석)

  • This study analyzed how the installation of a pressure gauge in the indoor fire hydrant of an apartment building affected identifying pressurized water in the pipe, making it easier to conduct internal inspection on the fire suppression system, and ensuring reliability of fire suppression. The following are the study's results: First, identifying pressurized water in the indoor firefighting pipe had a positive effect on the installation of a pressure gauge in the indoor fire hydrant. This implies that a higher level of identification of pressurized water in the indoor firefighting pipe had a positive impact on improving the installation and use of a pressure gauge in the indoor fire hydrant. Second, making it easier for the fire safety officer to inspect the fire suppression system had a positive effect on the installation of a pressure gauge in the indoor fire hydrant. This suggests that if it becomes easier for the apartment building's stakeholder to conduct internal inspection or the firefighting facility manager to carry out inspection on the fire suppression system, it would have a positive effect on the installation of a pressure gauge in the indoor fire hydrant. Finally, ensuring reliability in fire suppression had a positive effect on the installation of a pressure gauge in the indoor fire hydrant. This implies that if it becomes easier to identify pressurized water in the indoor firefighting pipe, for the fire safety officer to conduct internal inspection, or for the firefighting facility manager to carry out inspection in accordance with the fire suppression system's internal inspection requirements, it would increase reliability in fire suppression, making it more necessary to install a pressure gauge in the indoor fire hydrant.
