건설신기술품셈 유형분류에 관한 연구 (A Study on the Classification of Standard of Cost Estimation in Construction New Excellent Technology)

  • The government has applied the Construction New Excellent Technology Endorsement System to enhance national competitiveness and advance domestic construction technology since 1989. Nevertheless, It's application hasn't been expanded to overall construction industry, due to insufficient verification of the cost effectiveness. So, the government has established the standardized cost estimation guideline to verify the cost effectiveness in 2011. This research classified the technology group based on 27 cases of the cost estimation reports to increase understanding of the cost effectiveness of the new excellent technology. It is expected to contribute establishing reasonable and feasible cost estimation standards.

  • In order to draw indirect cost rates, theories of indirect cost were investigated, and recent field data were collected from steel factories. As a result, it was found that the ratio of indirect labor productivity compared to the direct labor ratio was approximately 17% and the ratio of indirect cost compared to direct cost was approximately 93%. Furthermore, 'The economy of construction industry' and 'size of steel factory' were found to be influence factors of the indirect cost ratio.

  • While researches related with construction automation have dramatically increased, a Robot-based Automatic Construction system (RCA system) has developed for high-rise buildings in Korea. At the aspect that wide adoption of the RCA system is dependent on economic efficiency comparing with a conventional method, feasibility study on the RCA system should be implemented. However, due to practical limitations, the RCA system has tested to a seven story building. Based on the test results, this study implements a cost/benefits analysis to a simulated forty story building in order to derive more reliable data on the RCA system's practicability.

  • Construction project consists of several stages such as planning, design, construction, operation/maintain, etc. Decisions made in the planning and design stage have a significant impact on the construction and operation/maintain stages. Identifying key resources contributing to duration and cost of design alternatives is an important measure to achieve effective coordination between design and construction. This study proposes a method which finds an optimal design alternative by taking into account of resource planning, expected duration, and cost in construction stage. Base on literature review relative to the assessment of design alternatives, a method which predicts required resources, duration, and cost of the design alternative is established. Then, a method that identifies an optimal design alternative based on the preference of a certain project criteria is developed. Finally, a case study is presented.

  • The maintenance and repair period consists the largest part of a construction project life cycle cost. However, it has been analyzed that the repairing plan relies on regulations and the officers' experience mostly that sometimes lead to performing unnecessary work. Moreover, the data occurred during repairing have not been stored in a system that can be used in future plans. Therefore, the purpose of this study is to suggest a repairing cost and time predicting model by applying the properties of the building.

  • Approximately 25% of military establishments became superannuated to unable perform their function, and it influences on the environment by construction wastes and the waste of national budget, as there is no rational and objective standard even though old facilities have been replaced through modernization project. Therefore, it has been searched to introduce industrial building system that can cope with the new building-construction and transference for the improvement of existing military establishments. However, as there is no economical estimation standard for practical use, industrial building-construction is still remaining at the initial stage, and the study is insufficient too. So. in this study, I would like to develope LCC cost model for rational LCC comparative analysis between industrial construction system (Modular) and existing reinforced concrete structure and cage, and to evaluate economical efficiency through case analysis.

  • Recently, the number of high-rise buildings has been on the rise, which has meant that maintenance cost has increased by two and three times, along with the increase in the construction cost. It is suggested that the use of an auto-cleaning robot could increase the productivity and safety of cleaning work, which is mostly done outside of a building. In particular, the guide rail on a high-rise building could be useful in this capacity, as it has the advantage of not being significantly influenced by factors of the external environment, including wind pressure. For this reason, this research is preliminary research into a cleaning automation for a high-rise building, and aims to draw up a scenario for the vertically moving robot.

  • These days, interior construction is performed to prevent the deterioration of old building finishings or to make distinctive designs. In case of interior construction, a construction cost is estimated through basic 2D drawings in the design step. Accordingly, an efficient construction plan and direction is established according to budget. In such a case, construction is dependent on 2D drawings. At that time, a risk can occur easily. This study is aimed at reducing the cost and risk of interior construction by implementing 3D drawings with the use of the visual data of 2D drawings. For accurate analysis, 2D drawings were completed, and then 3D interior construction modeling for various buildings was conducted with the 3D modeling software 3D Max. According to the 3D modeling, it reduced the cost and risk more than 2D drawings based design, and influenced the improvement in the understanding of orderers and workers.
