  • With the recent global trends in environmental preservation, the importance of sustainable construction is being highlighted in Korea. In particular, the trend is being discussed about life cycle of the apartment houses in various aspects. However the Korean construction market and housing policy have been increasingly focusing on supplier. Structures become progressively obsolete after a certain period, but their durability can be extended with proper maintenance management. Accordingly, if maintenance management on the structures is made efficiently, waste of construction energy and damage to the environment and economic loss due to early demolition and reconstruction can be effectively prevented.   • In order to understand interaction between building users' occupant performance and building maintenance performance of maintenance management personnel, actual data from maintenance activities of buildings were analyzed. Also, using building defect customer complaint data reported by building user, satisfaction data on building maintenance services of building users and service response time of maintenance management personnel, a method for evaluating interaction of buildings with the same purpose and same size was proposed. Throughout analysis, average number of occurrences per unit area per year for the mechanical complaints in complex building were presented. In addition, using building users' satisfaction with facility management services, attitude of responding to business obstacles, number of occurrences per unit area per year of mechanical complaints and complaint processing speed, interaction was comprehensively identified and compared.

  • As we move from the industrial age to the information age, domestic industries are changing rapidly, and rural society is also laying the foundation to make use of information technologies. Through this kind of modernization, the size of agricultural facilities has been increasing on a significant scale. But, in reality, there are many difficulties in the maintenance of agricultural facilities in proportion to their growing number. Accordingly, this research aims to solve the fundamental problems that occur with agricultural facilities in the maintenance stage. In addition, it aims to provide information on how to maintain and manage facilities for farmers. The presentation of the maintenance information was conducted using a case-based reasoning method that solves current problems based on past cases. The tool of case-based reasoning was applied to define the establishment of the base for cases, characteristic variables and maintenance measures. The effectiveness of a CBR model was examined through the case study. The use of the case-based reasoning method is judged to be effective as a tool to support the decisions of farmers regarding maintenance. When the maintenance measures derived through the CBR model are offered to farmers, the fundamental problems of maintaining agricultural facilities will be solved, and the damage to such facilities minimized.

  • As the importance of building maintenance is being emphasized, studies regarding the efficient building maintenance focus on the evaluation of the maintenance plan, implementation and its cost only while the evaluation of the maintenance performance is nearly ignored. At this point when the importance is placed on the performance design we need to have methods to improve maintenance performance of the buildings in Design Phase. The purpose of this study was to set the design evaluation items to improve the maintenance performance of the buildings. Through the review of the existing literature, we set the concept of the maintenance performance and suggested evaluation items to evaluate the maintenance performance through the analysis of domestic and overseas certification and design guidelines.

BIM 기반 건축물 스마트 유지관리 지원 COBie 문서 프로토타입 (COBie Document Prototype for supporting BIM based Smart Maintenance of Buildings)

  • 효과적인 시설물 유지관리를 위해서는 유지보수공사 이력정보, 자재정보 등 다양한 유지관리 정보의 수집과 관리가 요구된다. 대형화, 복잡화 추세인 건축물들의 많아진 유지관리 업무량 해소를 위한 정보관리기술 및 시스템들의 도입에도 불구하고 유지관리정보들이 제대로 활용되지 않고 있다. 대안으로 BIM의 도입 및 활용 연구가 지속적으로 수행되고 있지만 설계단계에서 생성된 BIM 모델의 건축 유지관리 정보 미비로 인하여 실무에서 활용되지 못하고 있다. 본 연구는 건축물 관리자가 수행하는 BIM 기반의 스마트 유지관리 업무를 지원하기 위한 COBie 문서 프로토타입을 제안하였다. 다양한 유형의 유지관리 프로젝트 업무절차를 정형화하기 위해 BIM 기반 유지관리 기본 프로세스 모델을 점검업무와 유지보수업무로 구분하여 제시하고 단계별 유지관리 필요정보를 도출하였다. 설계단계에서 생성된 BIM 모델의 속성정보들 중 기본 프로세스 단계별 유지관리 필요정보에 해당하는 파라미터들을 도출하였으며, 이를 바탕으로 7개 스프레드시트로 구성된 COBie 문서 프로토타입을 제안하였다. 사례적용을 통해 유지관리 정보가 미포함된 KBIMS 라이브러리 기반의 설계단계 BIM 모델을 유지관리 단계에서 활용 가능한 것으로 확인하였다.

  • This study is a case study for in-house developed Record Maintenance and Management (RMMS) which is a digital data storage/retrieval system in a GIS-enabled solution. RMMS is designed for reorganizing submitted architectural drawings associated with scanned drawings files & geodatabase, managing metadata/table and geometric features in ArcSDE/Enterprise geodatabase format. The birth of the RMMS was borne out of a necessity for a modernized approach in digital file basis to provide improved customer services for various architectural drawings and associated with geo-spatial and its attribute information. Through a case study for building permit & review practice implemented on an internet-based Electronic Architectural administration Information System (EAIS) at the local governments in Korea, this study is able to derive differences between GIS-enabled RMMS system implemented in the Richmond City and internet-based EAIS system implemented in the local government in Korea. In an effort to be the most effective, it presents meaningful ways of maximizing efficiency in record maintenance & management system derived from the case studies that looked into in ways of a method in RMMS' operation, implementation on GIS platform, mutual interface among various programs with various digital files and finally technical supports and system development /upgrade.

  • Infrastructure is provided to the user through long-term project period and large-scale working expenses. Existing facilities are getting old as time goes by. Accordingly, proper maintenance is required and generally more maintenance cost than initial invested cost is needed during life cycle. Therefore, a specific plan that just increases the value of facilities is required by evaluating performance of facilities and inputting minimum maintenance cost. Value engineering that increases the value of object by systemically analyzing Life Cycle Costs and function is actively promoted at the design phase of construction. These efforts can increase the performance of facilities at the maintenance phase of infrastructure. This study is to search how to evaluate the performance of Roadway by utilizing function analysis, as a core part of VE in the maintenance phase. In order to this a new evaluation criteria were proposed by adding an evaluation items to the existing criteria through the research of old documents, status of roadway maintenance and function analysis of VE. The results of this study may promote the effective performance evaluation to determine a resolution of roadway congestion in future. A succeeding study using the proposed evaluation criteria will be required.

Analytical testing and evaluation of truss typed structures for tunnel maintenance

  • The goal of this study is to present numerical modeling and analytical testing in order to evaluate an innovative space truss typed temporary structure, which is used to maintenance and repair of road tunnels. The present space truss structure has merits to use UL-700 high strength steel tube as members and to carry out maintenance and repair works of road tunnels without blocking cars and transportations. Numerical modeling and analytical testing of the space truss are investigated by using commercial engineering software, i.e., ABAQUS 6.5-1, and then it is verified that the truss structure has both structural safety and effective function for maintenances and repairs of road tunnels.

건물의 헬프데스크 서비스에서 사용자의 만족도에 영향을 미치는 유지관리조직의 상호작용 평가 (Interaction Evaluation of Maintenance Management Organization Affecting Satisfaction of Users in Helpdesk Service of Buildings)

  • Maintenance services provided to users in buildings are not sufficient simply to provide them, but it is necessary to provide them with a service system that can accurately identify and respond to users' needs. This study analyzed the relationship between user satisfaction with the helpdesk service corresponding to the building claim and the quality of service of the maintenance organization to identify the interaction between the user and the maintenance organization in the building. We then examined whether there were significant differences between the buildings in terms of variables in the helpdesk service that affect the user's satisfaction. It was also presented as a measure of the quality of service of the SERVQUAL tool to assess the potential for building maintenance response strategies. Research shows that each building has a helpdesk service item that is significant in user satisfaction and empathy has emerged in a typical dimension as SERVQUAL dimension.

탄산화된 RC구조물의 표면보수에 대한 확률론적 LCC 평가 (Probabilistic LCC evaluation for Surface Repair of carbonated RC structure)

  • Carbonation is one of the major detrimental factors to the reinforced concrete structures owing to penetration of atmospheric CO2 through the micro pores, thereby it reduces the durability of the concrete. The maintenance periods and cost for concrete according to the coefficient variation of different finishing materials is documented in literature. However, it is required to carry out the systematic and well planned studies. Therefore, keeping them in mind, surface repair was carried out to the carbonated concrete and the maintenance cost was calculated to measure the durability life after repair with different variable. The deterministic and probabilistic methods were applied for durability and repair cost of the concrete. In the existing deterministic model, the cost of repair materials increases significantly when the concrete structure reaches its service life. In present study using a stochastic model, the maintenance period and cost was evaluated. According to obtained results, there was no significant difference in the number of maintenance of the coefficient variation. The initial durability has a great influence on the maintenance time and cost of the structure. Unlike the deterministic model, the probabilistic cost estimating model reduces the number of maintenance to the target service life expectancy.
