A COMPARATIVE ANALYSIS ON EFFICIENCY AND TOTAL FACTOR PRODUCTIVITY IN CONSTRUCTION FIRMS BETWEEN KOREA AND JAPAN

  • The aim of this study is to compare efficiency and Total Factor Productivity(TFP) between Korean and Japanese construction firms in Korea and Japan over the period of 2005-2011. The results of this study are as follows. Efficiency scores of Korean construction firms are 0.797, and Japanese construction firms are 0.921. Second, annual total factor productivity growth of Korean construction firms is 0.5% and technical progress do much for TFP decrease. However Japanese construction firms marked annual increasing of 2.5% of TFP. Third, technical progress contributed in TFP increase of construction firms in Korea. Korean construction firms, however, relatively lagged behind Japanese construction firms in technical progress. Therefore, Korean construction firms need strategies to achieve technical advances including adopting new technology or process innovation to maintain competitiveness, survive, and develop in the future competition with Japan.

  • Recently, there has been a steady decrease in the proportion of the construction sector among Korean engineering firms. Thus it is essential for Korean engineering firms in the construction sector, which lack experience in overseas ventures, to identify and improve their competitiveness for successful overseas expansion. Therefore, in this study, changes in Korean engineering firms' capabilities for the last decade were analyzed to promote entry into overseas road and water resource engineering markets. Competency factors that require urgent improvement were derived based on Importance-Performance Analysis (IPA) as a tool for quantitative measurement. As a result, the factor that shows low performance compared to the importance is an overall understanding of the target country in the road and water resource areas. Knowledge of regulatory issues on design, the ability of time management software, and knowledge of the regulatory problems on construction safety are also insufficient. This study can be used as a research methodology to identify competitiveness that Korean engineering firms have to strengthen when they advance into overseas markets in roads, water resources, and other areas.

  • The u-City construction project has become a hot topic in the construction market because it seems economic value-added field for construction firms. However, construction firms don't willingly participate in the u-City construction market because environments of the future business for the u-City are very uncertain. Scenario planning is a very powerful method in managing this uncertain planning situation and is based on scenarios that help each enterprise appropriately adapt itself to its own business environments. Therefore it is based on the main principles of systems thinking and multiple futures. For the purpose of dealing with such uncertainties, this paper attempts to develop the possible market scenarios of the u-City construction market in S.Korea through a scenario planning approach. From this perspective, we considered various aspects of the u-City construction such as market demands, technology development, policy level and management environment. After considering the relevant issues, we identified the main trends and key uncertainties. Finally, we developed three coherent u-City construction market scenarios. Construction firms can use these scenarios as a basic reference for market analysis and business strategy. Therefore, this paper is able to enhance the participation of construction firms in the u-City construction market.

건축 설계사무소 실무자의 이직의도 결정요인 분석 (An Analysis of Determinants of Turnover Intent of Architectural Design Firms)

  • 오늘날 기업들은 우수한 인재를 어떻게 유지할 것인가에 많은 노력을 기울이고 있으며, 특히 이직과 관련하여 가장 높은 상관관계를 가지는 이직의도를 파악하는데 초점을 맞추고 있다. 건축 설계사무소의 경우 타 산업현장과 달리 작업에 대한 강도가 크며, 새로운 인재를 육성하는데 시간이 많이 소요될 뿐만 아니라 유연한 노동시장 때문에 쉽게 이적할 수 있다는 특징을 보인다. 통계청에서 제공하는 산업분류별 이직률을 살펴보면 건축 설계사무소가 포함된 전문, 과학 및 기술 서비스업은 전체 산업의 이직률 평균에 비해 상대적으로 높은 것을 알 수 있다. 그러나 지금까지의 이직의도는 타 산업 분야의 종사자를 중심으로 연구가 진행되었으며, 건축 설계사무소 실무자의 이직의도와 관련된 연구는 매우 부족한 실정이다. 이에 본 연구에서는 건축 설계사무소 실무자의 이직의도에 영향을 미치는 결정요인을 도출하고 이를 토대로 각 요인별 중요도 분석을 통해 실무자의 이직의도를 객관적으로 파악하고 대규모와 중소규모 건축 설계사무소의 차이점을 비교분석하는 것을 목적으로 하였다.

건축행정시스템의 단계적 BIM 도입 범위 설정에 관한 연구 (A Study on the Ranging of Phased BIM Introduction Into the Architectural Information System)

  • 본 연구는 국내외 건축행정시스템 실태 및 관계법령을 검토하고, 건축서비스산업 실태를 분석하여 건축행정시스템의 단계적 BIM 도입 범위를 제안하였다. 국내외에서 건축행정시스템의 BIM 도입은 대체로 미진한 상황이고 싱가포르만이 별도의 BIM 제출 서비스를 제공하는 등 선도적으로 BIM을 도입하고 있다. BIM 적용 대상 건축물에 대한 기준은 건축인허가 절차와 연속되도록 하는 것이 바람직하므로 관련법에서 규정하는 건축물의 규모 및 종류를 분석하여 단계적 도입 범위를 설정하였다. 각 범위에 포함되는 건축물 설계의 건축사사무소 규모별 참여비율을 분석한 결과 건축물의 층수와 연면적이 증가할수록 소규모 건축사사무소의 설계 수행 비율은 감소하고 대규모 건축사사무소의 비율은 증가하는 것으로 나타났다. BIM 도입이 대규모 건축사사무소 위주로 진행되고 있으므로 건축행정시스템의 BIM 도입은 대규모 건축물부터 점차 작은 규모의 건축물로 단계적으로 확산해 나가는 것이 바람직하다. 최종적으로 본 연구는 건축행정시스템의 BIM 도입을 6단계로 나누고 건축행정절차에 따라 세분한 BIM의 활성화 및 연착륙을 유도하는 로드맵을 수립하였다.

A CLUSTER ANALYSIS OF THE AUDIT RESULT OF QUALITY MANAGEMENT SYSTEM IN ARCHITECTURAL DESIGN AND ENGINEERING FIRMS

  • ISO 9001 is being used by architectural design and engineering firms in order to strengthen the capability of business activities through the implementation of advanced ISO 9000. However, there have been significant problems in stable settlement of ISO 9000 in design and engineering company, which seem to be caused by lack of proper and comprehension. For the purpose this research was conducted by a cluster analysis of 646 audit reports out of representative 15 companies that have been audited from 1997 to 2003. The analysis showed that the most problems were generated in the areas of "Design and Development", "Production and Service Provision", and "General requirements" of ISO 9000. This research also shows that the corrective actions for disposition of nonconformities should be implemented to achive ISO 9000 standards.

FUTURE STRATEGY FOR KOREAN FIRMS INVOLVED IN OVERSEAS MARKETS

  • Despite very good reputation that Korean construction industrial firms had enjoyed until early 1990's in overseas markets, their participation abroad drastically declined after the delivery of two(2) million unit-housing project in the early 1990's and the foreign currency crisis that took place in the late 1990's. The revival of booming construction industry in domestic market is far beyond the expectation due to the long recession of the construction economy and government's severe restriction against real estate development. Under such crucial circumstances, the construction industrial firms' strategy to survive is the more active business promotion in overseas markets. However, the Korean construction industrial firms have to abandon the labor intensive strategy, through that they have enjoyed until the early 1990's, and turn to management oriented strategy which may be a new prosperous horizon and a new challenge as well, because the labor cost of newly developing countries is much more competitive. The aim of this study is to suggest how to cope with current market situations through a chronological survey based on the cost data prevailed during four decades from the 1960's until the 1990's in overseas markets.

BIM 도입 활성화를 위한 중소건축사사무소 지원 방안 (Support plan for introduction of BIM on Small and Medium Architectural firm)

  • 본 우리나라를 포함하는 세계 각국은 건설 산업의 경쟁력 및 생산성을 강화하기 위해 노력하고 있으며, 그 해답 중 일부를 BIM에서 찾고 있다. 하지만, 적극적인 BIM 도입이 요구되는 건축사사무소는 수주물량 감소, 수주 양극화, 저가설계 등 다양한 원인들로 인해 매우 열악한 실정으로 BIM 도입을 매우 부담스러워 하고 있어 BIM 도입이 매우 저조한 상황이다. 따라서 본 연구는 중소건축사사무소의 BIM 도입을 지원하기위한 방안을 마련하고자 하였다. 지원방안 마련에 앞서 중소기업 지원 관련법과 과거에 시행했거나 현재 시행중인 국내외 중소기업 지원사업을 살펴보았으며, 중소기업 지원사업에 대한 수요조사를 실시하였다. 수요조사는 설문의 형태로 242명의 건축사를 대상으로 BIM의 필요성 인지, BIM 운용 현황 및 문제점, BIM 도입지원 정책별 선호도 및 적정 지원 범위 등에 대해 조사를 진행하였다. 조사 결과 향후 건축사사무소에서 BIM을 사용하고자하는 의지는 매우 높았다. 또한, 설문에서 제시한 정부 지원 사업 중 BIM 프로그램 구입 비용 지원, BIM 교육 비용 지원, BIM 전문 인력 지원, 저금리 대출 지원 등의 정부 지원 사업의 필요성에 대해 매우 공감하고 있는 것으로 나타났다. 결과적으로 본 연구는 BIM 도입 컨설팅, 도입비용지원, 교육 및 인력지원, 수주지원, 성과홍보 등 BIM 도입 준비부터 활성화에 이르는 중소건축사사무소 지원방안을 마련하였다.

BIM 중장기전략 수립을 위한 정책방향 설정 (Direction of Policy on Long-term Strategy Development for BIM)

  • Introduction of BIM(Building Information Modeling) was led by public institutions, and all buildings over a certain size were obligated to apply BIM. However, through various attempt to apply BIM to actual practice, people had doubt whether it is a usable technology in reality appeared. Therefore, this study investigated cases about implementation strategies of foreign countries, and conducted survey on BIM performances and preparation in architectural design firms. On the basis of this, it suggests the long-term development strategy of BIM and the basic direction of road map to adopt BIM effectively to domestic architectural design market. After considering the cases abroad and the results of survey, it is identified that incentive policies supporting finance and education should be carried out together with partially obligation method led by government in order to introduce BIM into architectural design market effectively by reflecting current situation of architectural design firms.

Developing a Prototype of Green BIM -based Integrated Design Systems for Small Architectural Design Firms

  • Since the importance of eco-friendly architecture is rapidly increasing, BIM receives significant attention as an alternative that would derive the practical results and apply the design values of eco-friendly design elements to the architectural design process. Therefore, this study establishes an Integrated Design System based on Green BIM by applying the eco-friendly design values logically and systemically. The study also proposes practical case studies to examine the possibility of application. As a result, the framework of Green based Integrated Design System(gbIDS) and a prototype of Web-based gbIDS were developed to improve the working environment of small architectural firms.
