The purpose of this study is to find out the problems of current housing construction standards related to community facilities and to suggest the vitalizing strategies that enhance the sense of community among the residents living in apartment housing complexes. For the purpose, three times small group workshops were executed during April 26~May 3, 2010 for 14 professionals in construction company, university, research institute, and housing management company. Based on the results of small group workshops, questionnaire survey for the 10 professionals was done during August 13~23, 2010 to find out the additional opinions about the revision of housing construction standards related to community facilities in apartment housing complexes. Respondents indicated that the current housing standards related to the types and the area of community facility are too strict to respond to the diverse characteristics and needs of residents. Professionals suggested the newly revised standards that sum up the whole area of community facilities instead of the existing standards that regulate the area of each community facility in an apartment housing complex. Also, they recommended the regional community center that include several facilities in one common community building.

The purpose of the research is analyzing how the emotional factors of the external apartment design can be influenced by the consumers' emotional reaction, and analyzing how the emotional reaction of the consumers will affect the expenditure of the apartment in the upcoming future. For this purpose, first, external surrounding factors of the apartment are extracted and then classified into three major design categories (instinctive, behavioral, and reflective design), and each factor is evaluated by the emotional evaluation. The scope of the research is restricted to the apartments in Daegu city which are built by Top 3 construction companies from the analysis of construction-working rank (May, 2010). The residential-expenditure data are extracted from D-univ. students, in accordance with the satisfaction of the external surroundings and emotional-reaction against the emotional-design factors of the apartment. This research is done by the statistic analysis program SPSS17.0. This shows that difference of emotional design by the apartment external space requisites will be significance as fundamental data for development of application and planning and apartment external space of emotional design by the apartment external space in the future.

This study has been designed to explore the preferences of interior space for those living in apartment housing. It also examines the relationships between preferences of interior space, such as storage space, organization type of LDK(the living room, the dining room, and kitchen), space facing south, an interior garden, the concept of each room and the characteristics of the consumers, such as age, educational background employment status of homemakers, occupation of the primary income provider, family-life cycle, total household income, the size of floor space, and homeownership. In conclusion, this study suggests that at the time of designing apartment housing units, serious consideration should be given to the built-in closets or storage space in the anbang and to the location of a child's room facing to the south of the dwelling, especially for the families with a child attending primary school or younger and higher education level of homemaker. This study also recommends that the organization of the living room, the dining room, and the kitchen should be varied according to the housing size and the age of homemaker.

Korean living culture raised the users' needs for sub-kitchen. In the traditional Korean house, there was large space related to kitchen area for preparing food and stock big and bulky housing stuffs. As apartment housing became dominant as Korean dwelling, sub-kitchen has been planed in the balcony that is not included in the sales area. In this study, the case of the apartment housing in Esiapolis, Daegu was analyzed. To plan the user-oriented sub-kitchen, the consumer research was carried out. Consumers needed a pantry, more storage near the kitchen, and wanted to place washing machine and washing stand in a sub-kitchen. Sub-kitchens were planed to meet those consumers' needs. Through this case study and former studies analysis, sub-kitchen's function unit was derived: wash, storage, auxiliary work. By combining each function unit, sub-kitchen was classified into 3 types, wash & auxiliary work, wash & storage, and wash & storage & auxiliary work. For each sub-kitchen type, components of function units, available layouts, and minimum size were recommended.

Even though housing industry has greatly developed through last 4 decades, its main progress only appeared in quantity not quality. To promote housing industry in more sound way and to enhance peoples' life quality through the better housing environment housing plan should be based on living items such as furniture, appliances and etc. Not enough research has been done to find out living items for better furniture & house plan development. This study attempted to find out furniture pattern which people own in their bedrooms and livingrooms. An indept questionnaire survey of 600 households were carried during the year 2000. A variety of furniture pattern were found which indicated not uniform living items within a very similar uniform multifamily apartment complex, indicating of their living. The result of this study will be helpful to develop new concept furniture and also to suggest new space dimension for Apartment plan.

With the recent global trends in environmental preservation, the importance of sustainable construction is being highlighted in Korea. In particular, the trend is being discussed about life cycle of the apartment houses in various aspects. However the Korean construction market and housing policy have been increasingly focusing on supplier. Structures become progressively obsolete after a certain period, but their durability can be extended with proper maintenance management. Accordingly, if maintenance management on the structures is made efficiently, waste of construction energy and damage to the environment and economic loss due to early demolition and reconstruction can be effectively prevented. The goal of this survey is to propose planning and design informations for the public open spaces in apartment housing, through the observation and analysis of the current situations. For this, the planning information of housing suppliers about public open spaces and the spatial utilization of users were compared and by analyzing facility utilization and resident\`s recognition. This study is also intended to guide the future directions of the research for the improvement of public open spaces. The trend toward more welfare living because of more leisure time has influenced the popularity of the community facilities in apartment housing. According to the residents' increasing interests for well-being life the changes and developments of the community facilities have been required in these days. The purpose of this research is to study these required changes and developments by analyzing the resident's using behavior of community facilities in apartment housing focusing on the educational and cultural facilities. For this purpose, this research intends to examine the existing conditions and problems of educational and cultural community facilities in apartment housing and to analyze the residents' using patterns such as frequency, preference and to comprehend the additional needs and requirements of the residents. The conclusions and suggestions of this research can be a basic data for the architects to design a resident-oriented educational and cultural community facilities.

Large-scaled apartment housing complex at outskirts of downtown which has direct influence on urban view concentrated on improving the space outside the complex like spatial composition of individual plan design, but neglected the contribution of urban view. However, as people's orientation toward urban areas was changed to quality from quantity, concerns on urban view have been gradually increased and planning of apartment housing has been extended to complex with view contributing to urban people as a factor composing the city in resident centered spatial composition. This study is therefore to examine the characteristics of view components of 13 apartment housing complexes at Sangmu District in Gwangju Metropolitan City and their influences on evaluating view image.

The purpose of this study was to identify the perception on social mix of managers and residents in the mixed housing complexes for sale and rental apartment. For the research purpose, concept and background of social mix, relevant policies, preceding research trend of social mix were organized through the literature analysis. In addition, observation study was executed to examine physical aspects of three selected sites as research subjects. Also, current state and awareness for social mix were conducted by using in-depth interview with 6 managers and 30 residents in selected areas with semi-structured questionnaires from June 3 to 7, 2013. The results of the study are as following: In the aspect of management, managers said that the biggest issue of mix-housing complex was dualization of management subject such as delegate of residents and tenants. Therefore, legislation which is suitable for unique features of mix-housing complex is required. To decrease disharmony between condominium and rental apartment, controlling the distribution ratio between condominium and rental apartment can be a good way. Accommodating middle class in mixed-housing complex is considered to reduce the social gap. Socially, multilateral and continuous effort through government, industry and academic area is required to inspire positive awareness on social mix among residents in mixed housing complex.
