사용자 요구분석을 통한 리모델링방법 선정에 관한 연구 -공동주택을 중심으로- (A Study on the Selection of Remodeling Method by User's Request Analysis -Focused on Apartment House-)

  • Lately construction industry tends to prefer remodeling of existing buildings rather than new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. And also, remodeling of building costs less and creates less wastes compared to reconstruction and so it is more profitable in financial and environmental view. However remodeling is process of creating new environment with existing building. Therefor remodeling must follow the procedure realizing problem and fix the problem based on through investigation on existing building and users requirement must be faithfully reflected. Specially in case of apartment houses, since vagueness on ownership and management authority on common parts exists. Hereupon, in this study we are to present the procedure of analyzing apartment house remodeling method through user requirement by approaching to several considerable factors in user request side.

  • The purpose of this study is analyzed that the case of remodeling of apartment housing and dweller's consciousness in proposed site of remodeling. The manner of this study focused on the analysis of previous study and documentary survey to the dweller's consciousness level in entire building unit and housing unit of remodeling. The study result was showed that the dwellers who have experienced the remodeling of housing units have a higher recognition than entire building unit, and dweller favor with the variation of extending balcony in remodeling.

  • The remodeling of apartment that improves the improves the life level is going to be in the market because of lots of old apartment buildings. Until now, the research of remodeling is mainly restricted to the laws and financial funding, however, the needs in the trend of remodeling. This research, first, through the examples of remodeling in the country, this study draws remodeling factors that can be applied. Secondly, this study targets the study of remodeling to apartments and analyzes the type of housings made by the Korea National Housing Corporation. Thirdly the study analyzes the features that appear in housing units and draws out factors of remodeling This research's result is arranged as follows. \circled1Need Remodeling thorough study of space expanded, grant between artificer and active performance improvement direction such as building equipment expansion along with Remodeling concept of unit repair. \circled2When apartments are newly built, systematic construction is necessary that considers future efficiency improvement from the design stage. \circled3This study, which applied the characteristic factors appearing after the 1990s to remodeling factors, show that they can be applied when remodeling the worn out wall-slab type apartments.

리모델링 사업성 평가 모델 구축에 관한 고찰 (A Study on the Building of Remodeling Evaluation Model)

  • This study aims to evaluate the feasibility of remodeling business by predicting the future price of apartment house after remodeling using Hedonic Price Model. The data concerning such 9 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, mechanical performance, interior from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by Ivay of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.

  • The purpose of this paper is to examine a reasonable share of cost in the apartment remodeling projects. Therefore, the case model of remodeling apartment was made up and then the rate of return by method of floor area change rate, method of proportion, method of investment earnings rate and method of proportion reflected business contribution were estimated. Consequently, the model by the method of proportion reflected business contribution presented 20.6% of rate in all apartment units.

  • 2017년 현재 848만 세대가 공동주택에 거주하고 있고, 15년 이상 노후공동주택은 55.87%이다. 공동주택 리모델링 허용연한 기준은 15년 이상이므로 앞으로 공동주택 리모델링 시장은 계속해서 증가할 것이다. 리모델링 사업의 성공을 위해서 사업성 분석은 중요하지만 기존 신축 및 재건축의 사업성 분석방법이 리모델링 사업성 분석에 사용되고 있다. 그러므로 건축법에 의한 세대수 증가 없는 맞춤형 리모델링 사업성 분석에 관한 연구가 필요한 실정이다. 본고에서는 공동주택의 지가(地價)와 건물가의 형성에 영향을 미치는 요인을 도출하여 맞춤형 리모델링 사업의 사업성 분석 방법론을 개발하는 것을 목적으로 공동주택의 가격형성 개념에 따라 공시지가, 공시가격, 표준지가, 기준가격에 영향을 주는 요인을 사용한 노후 공동주택 맞춤형 리모델링 사업성 분석 방법을 제시하였고, 향후 개발된 계단가격법은 리모델링 사업진행단계에서 리모델링 주택조합 설립인가 후 시공자 선정 단계에서 활용 가능하다.

  • Various acts, regulations and rules on the Apartment remodelling are established in Korea. Because, of these acts, reconstruction of Apartment is restrained and on the contrary Remodelling of Apartment is cumins issue. But, because of agreement of all resident for Apartment remodelling and a rule for the development restrict permission, extension of apartment is actually impracticable. Therefore, various regulations on the remodelling is investigated, problems on the current remodelling system are analysed, and improving system for activating apartment remodeling is suggested in this study.

공동주택 리모델링에 대한 거주자의 의식과 요구 (Needs and Wants of Apartment Housing Residents on Remodeling)

  • The purpose of this study was to provide guidelines for the remodeling understanding the needs of apartment housing residents. In order to achieve our goal, questionnaire surveys were used. We sampled the questionnaire surveys of the households in Seoul whose apartments had been more than ten years and recently remodeled. The materials collected by a questionnaire survey were analyzed by examining the frequency, percentage on the SPSS/PC+ Statistics package. The results of the questionnaire survey were as follows: (1) Residents tend to demand better environment than an economics benefits from remodeling. (2) Residents wanted to have organized the remodeling group that can help to solve the problems concerning profit and loss among residents. (3) Residents wanted to be supported by government, expand loans from monetary organizations, and have a reserve fund for the remodeling.

  • The purpose of this study was to grasp actual condition of remodeling elements by specialists' in-depth interviews. The interview has been conducted to interior designer who have a wide experience of apartment remodeling. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally the renovation of balcony into the livingroom or children room, removal a doorsill, installation of storage furniture, change of lighting fixtures in the all rooms and change equipments of bathroom. Finishing materials were usual used normal wallpaper and normal or low emitting adhesive on ceiling and wall, tempered-flooring on floor, and ceramic tiles on bottom and wall of bath and entrance.

Influences of the Residential Environment on the Apartment Remodeling: Involving the Expansion of Households and Dwelling Area

  • Space extension and the increase of the number of households are helpful to raise business value of the remodeling through the renovation of apartment houses that is required by residents of new cities and large-scaled apartment. However, in the case of accepting this demand, it could have a bad influence on the landscape of a complex in terms of the structure of apartment houses and the safety of construction and urban planning, and a problem occurs in the aspect of fairness for reconstruction. For the study, the current status related to the remodeling system through laws, related articles since 2000 and research data was analyzed. In addition, the individual quantitative analysis was conducted in the four aspects to judge whether households expansion for remodeling is plausible:1) Statistical data to comprehend the changes of population and social structure 2) Survey data of floor space index and the building-to-land ratio of new cities at the intial stage for the review of the effect of architectural planning and urban environment 3) Surveys of experts on structural safety in order to judge whether the demand of expansion is accepted or not. 4) Quantitative analysis of each item to compare fairness with reconstruction. Therefore, this study is intended to understand problems of the remodeling system that is currently operated. Moreover, it will be further reviewed that the expansion of households is feasible through the permission of expansion and it will be discussed that the revitalization of the apartment remodeling has a positive impact on the residential environment.
