아파트 단위주거의 리모델링 요소와 현황 - 인테리어디자인업체 실무자와 거주자 심층면접을 통하여 - (Elements and Actual Condition of Apartment Unit Remodeling - By In-depth Interviews on Residents and Specialists of Interior Design Companies -)

  • The purpose of this study was to grasp major elements and actual condition of apartment unit remodeling by in-depth interviews on residents and specialists. The interviews had been conducted to interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment unit. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally changing of lighting fixtures and finishing materials in the all spaces, integration of balcony into children's room, installation of furniture in kitchen and entrance, changing storage furnitures and equipments in bathroom. Artificial lighting method were selected generally whole lighting. Finishing materials were used ordinary (non environmentally-friendly) wallpaper and adhesion and tempered floor. There were unsatisfied factors after remodeling, these were dissatisfaction of design, construction defects, and stink of reflecting 'sick house'. Also they responded that they should be considering to use environmentally-friendly material at next remodeling.

프랑스와 한국의 리모델링 사례분석을 통한 아파트 계획과 주택정책 비교 연구 (A Study on the Housing Policies and Design Characteristics of Apartment Remodeling by Comparative Analysis between Korea and France Cases)

  • The purpose of this study was to find out the characteristics of housing policies and apartment designs by comparison of supplying and remodeling apartments between France and Korea. The literature review was used in Korea cases and the literature review, site investigation, and expert interviews were used in France cases. At first, by reviewing the related literatures about the apartment developments and regenerations in France and Korea, twelve remodeling cases were represented respectively in Ile de France and Seoul. As a result, in housing policy, the Korean housing market had a shortage of low-priced houses related to biased apartment developments by private sector dependence. Consequently, the living in Korea generally required the high price in low quality houses. But in France, the housing policies were very successful in housing quantity, quality, and expense. It is involved in balances between the public housing supply and the activation of a private housing market based on the government support policy. Nevertheless, in the success of the apartment as a house type, apartments in France means the social elimination because of the supply method problems and the management failures of HLM institutions. However, in Korea, the apartment implies the successful life of the middle class population because of the competitive evolutions during 40 years as a market housing. Secondly, In the characteristics of remodeling, the remodeling in Korea was for property value improvements. It mainly executed to expand the size of a house by expansion of living space. However the remodeling in France was for social mixes and connections with the surrounding area. It mostly performed by various design methods such as vertical merging houses, partial removal, reconstruction, and construction of a local community centers and mixed-use residential buildings. This study shows the simultaneously remodeling features of those two countries. These findings can be used in developing effective strategies for the public housing regenerations in Korea and other countries.

  • A prototype of remodeling floor plans are proposed in this study. They are researched base on the majority floor plan type which forms 19% out of representatives 1st-Phase New Town Aged Apartment compositions. In order to examine possible scenarios of the prototypes, prototype planning model is derived from the president studies on aged apartment remodeling. The prototype plans reflect residents' preference survey and lead 6 different kinds of prototype plans regarding 3 different remodeling scenarios. Prototypes consider characteristics of multi-complex buildings and households which applicably various remodeling planning options; story-Increase remodeling, residents custom remodeling etc. The study has significance to be basic planning materials for remodeling of association and local government.

LCC 기법을 이용한 영구임대아파트 난방방식 리모델링에 대한 경제성분석 -유지관리비용을 중심으로- (The Economic Analysis on the Heating System Remodeling by the Life Cycle Costing in Permanent Rental Apartment)

  • Considering the present development situation of rental apartment since 1982, the supply of rental housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To propose the device of remodeling for low-income dwellers in deteriorated apartment, this study investigated the energy consumption of central heating system and the characteristics of maintenance cost in permanent rental apartment. The results of evaluation of alternative heating systems by Life Cycle Costing in permanent rental apartment were as follows; From Life Cycle 15∼20 years by Present Worth Method, the economic heating system of remodeling is central heating system (heat source: B-C oil), unit heating system(natural gas), central heating system(natural gas) in order.

  • This study has the purpose a remodeling plan of apartment complexes in residential areas. Based on the analysis on characteristics of circumstance surrounding it and economic gains for the residents who live in the apartments, this study suggests a concrete model to accomplish the purpose. The apartment in Nowon-gu was studied and some apartments which have same characteristics with the target of remodeling plan were interviewed and answered the questionnaire. To grasp the functions required and planning factors of apartment's remodeling, the questionnaire focused on the residents' request in each levels of their own entire hosing complex, just a building in the hosing complex area, and their own household. The conclusion is, (1) The major problems of common apartment complexes were serious aging, insufficient everyday life facilities and high rate of the residents' dissatisfaction. (2) The study suggests remodeling plans of an apartment complexes in each levels of their own entire hosing complex, just a building in the hosing complex area, and their own household, such as, underground parking area, tree-planting of first and top areas, improvement of a housing floor plan, a view of the front side, and so on.

경년에 따른 공동주택 거주자의 주거환경 만족도 및 관리의식 조사연구 (A study on the Residential Satisfaction and Maintenance Consciousness to the Life Span of Apartment)

  • The purpose of this study was to provide the fundamental data for the gradual apartment management plan. Through the questionnaire survey, residential satisfactions and maintenance consciousness were investigated. As the result of statistic analysis, the residents' needs for improvement according to the life span of apartment communities were found out. And we can also compare the differences about maintenance consciousness to the life span of apartment. The major research findings are as follows. First, the satisfaction averages according to the life span of apartment communities were classified two groups, less than 10 years' and over than 10 years'. By the requirement for improvement according as the life span apartment communities, habitability factors was demanded in less tham 10 years' group and safety factors was required in over than 10 years' group, Second, dwellers have high preference about remodeling to reconstruction. Especially we have to pay attention to the result that positive consciousness of remodeling and long term reparative marked highly in the group which has the short elapsed years. These results represent the possibility gradual step-by-step remodeling. In other words, the object of remodeling is not only odeteriorated apartments but also new apartments to have short elapsed years.

  • Lately Construction industry tends to prefer remodeling of existing building rather then new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. Specially in case of Apartment houses, since vagueness on ownership and management authority on common part exists. So in this study we are to present the procedure of analyzing apartment house remodeling method through user request by approaching to several considerable factors in user request side.

  • The amount of multi-aged housing more than 15 years since the completion has increased, and the real estate market caused by apartment remodeling has also increased. The domestic mortgage loan regulation on relocation expense caused by remodeling apply to same limit as that for mortgage loan newly-built apartment. The excessive government housing regulation could be an obstacle for the occupants residential stability of remodeling apartment. To suggest methods for government housing regulation of residential mortgage loan related to remodeling, examples for mortgage loan regulation and mortgage products were studied and compared. It is pointed out that regulation on occupants relocation expense caused by remodeling has to be relaxed and mortgage product development are needed to boost remodeling project.

  • The aim of apartment house remodeling should be accomplished by three courses; first, to reduce resources and environmental pollution, and second, to overcome social issue such as sick house syndrome on the point of residents' safety, and last, to secure life quality of apartment house healthy and nature friendly through satisfying residents' desire comfortable and safety course. Thus, this study aims to suggest the basic data to improve remodeling of apartment house considering residents' safety on the point of greenness, because of preventing social issue such as sick house syndrome, creating comfortable interior space, deducing indiscreet remodeling, and developing sustainable construction, through grasping customers' demand, and analyzing the correlation between remodeling status and residents' attitude survey of sick house syndrome.

공동주택의 환경친화적 리모델링 계획 방법에 관한 연구 (A Study on Green Remodeling Methods of Apartment Houses)

  • This study aims to propose Green Remodelling methods of apartment houses in Korea. Through the literature review and case studies various 'Green' Remodelling elements including environmental friendly technologies were identified and classified. Design strategies and remodeling techniques which could increase energy efficiency, reduce water and resource use, improve air qualify, improve landscape management, and improve maintenance were also investigated. Then, 'Green remodelling' methods of apartment houses are proposed as the des19n methodology of remodeling for sustainable development. The green Remodeling design methods and elements proposed by this study are proved to be simple, easy and flexible ways to enhance the environmental sustainability of the existing building.
