가변적 평면이 가능한 컨테이너 모듈형 조립식 공동주택의 건축계획 (Variable apartment building planning by using combinable container house module)

  • Purpose: Now a day, Most of the residential house in Korea consists of apartment buildings. However, in the case of old apartment buildings, dwelling environment condition depends on management effort by residents. But we can't rebuild or restructure only old single dwelling unit in apartment buildings. And we can't move every single dwelling unit in the apartment building. Therefore, this study suggests a prototype of combinable container dwelling module apartment. Method: The method of research is exploring the case of previously constructed containers. Based on the case, This study suggests prototypes to create a variable apartment design with dwelling container units. Based on the prototype, various combinations are proposed to produce various types of dwelling space. Finally, this study makes an example plan for the apartment by using the container unit modules. Results: This study suggests combinable container apartment building prototypes. And it may be a fundamental study of changing the apartment building concept.

아파트 거주자의 커뮤니티와 주거만족도 간의 인과관계 (Correlation between the Apartment Resident Community and Housing Satisfaction)

  • This study aims to determine the correlation between the apartment resident community and housing satisfaction and suggest which factors can contribute to improving the local community's housing environment and satisfaction by means of the local inhabitants and apartment residents participating in co-managing the community. The study results are as follows. Firstly, the apartment resident community had a positive effect on housing satisfaction but the effects were insignificant. This revealed that residents' interest in communicating with the resident community was low due to various organizations such as the women's association, election committee, and autonomous society being used as means to pursue personal gain rather than the development of the entire apartment. Secondly, the vitalization of the apartment resident community had a positive effect on housing satisfaction. The analysis results showed that the higher the level of unity and volunteering activities of residents, the more improved the resident vitalization programs are being managed, and the higher the level of resident participation, the higher the housing satisfaction. Lastly, this study suggests the supplementation and upgrading of apartment community facilities into complex community facilities as a means to unify the residents and vitalize the resident community. To vitalize the resident community and strengthen the community spirit, the residents will need to voluntarily create a community hub by forming community-tailored associations and programs through connections with local governments and businesses.

웹 기반의 공동주택 장기수선계획 시스템 (A Web-based Long-Term Repair Planning System for Apartment House)

  • 공동주택은 준공 후 일정기간이 경과하면서 사용된 자재의 내구연한에 따라 노후화 현상이 나타난다. 구성자재의 내구연한에 의해 일부부위는 짧은 시간내에 수선을 하여야 하며 어떤 부위는 장시간이 경과한 후에 수선을 하기도 한다. 이와 같이 건물에 나타나는 다양한 노후화 현상에 대해 체계적일 유지관리를 하려면 준공후 경과년수에 따른 장기적인 계획수선을 필요로 한다. 장기수선계획작성에는 건물의 공종에 따른 수선시기를 예측하여 이를 기초로 작성해야 한다. 공동주택에서 장기수선계획이 계획에 지나지 않으며 실질적인 수선에 적용되지 못하는 주요인은 앞으로 수선이 예측되는 건물의 각 부위에 대한 수선시기를 예측하지 못하기 때문이다. 이에 본 연구는 전국에 산재한 공동주택을 장수명화하기 위해 장기수선계획을 활용하여 .해당단지의 부위별 재료의 특성을 반영한 수선주기 및 수선시기를 예측하고, 공동주택 관리자가 주기적 점검, 진단, 교체 등의 사항을 유지관리 캘린더에 의해 단지별로 자동관리할 수 있는 웹기반 유지관리 시스템을 제안하다.

  • 지난 1-2년간 서울의 강남 재건축 아파트 단지 및 분당, 용인을 중심으로 진행된 주택가격 폭등 현상이 정부의 잇단 주택안정대책 발표 이후 급속히 진정되고 있다. 정부의 강력한 정책의지에 따라 무분별하게 추진되던 재건축사업이 상당기간 침체될 것으로 예상되며 이에 따라 그 대안으로 등장한 리모델링의 활성화가 예상되고 있다. 그럼에도 불구하고 리모델링에 비해 재건축을 선호하는 경향이 강한 것에는 공동주택의 유지관리에 대한 비효율성으로 인한 문제점도 상당히 작용하고 있다고 보여진다. 이에 본 연구는 전문가를 대상으로 설문조사를 실시하고 이를 AHP 기법을 적용하여 유지관리의 결정식을 제시하였다. 또한 효율적인 유지관리가 될 수 있는 방안을 보수보강 기법 선정, 유지관리 실적의 시스템화, 효율적 관리 체계구축 등을 통해 제시하고 이에 따른 기대효과를 언급하였다. 이를 통해 현재의 유지관리 체계 수립 및 이행 기준을 합리적으로 마련하는데 일조할 것으로 사려된다.

  • 공동주택의 비중이 점차 확대되고, 고층화되는 추세에 따라 공동주택 유지관리의 중요성이 강조되고 있다. 이러한 필요성에 의해 최근 기존 건축물의 종합성능 평가모델이 개발되었으나, 업무의 분석이 미흡한 한계가 있다 따라서 본 연구는 공동주택 유지관리 성능평가의 기반이 되는 유지관리 업무를 분석하여 성능평가 대상항목 도출을 목적으로 한다. 유지관리 성능평가 후보항목은 기존문헌과 업무체계를 분석하여 도출하였고, 학계 전문가 및 주택관리사를 대상으로 설문을 실시하여 성능평가의 용이성, 체계성을 보완하였다. 최종적으로 결정된 성능평가 대상항목은 운영적 유지관리 성능평가 항목 14개와 기술적 유지관리 성능평가 항목 15개 항목이다.

  • With the development of the internet and the spread of 'digital home', apartment houses equipped with the homepages connecting apartment houses as one cyberspace unit have increased. The virtual community with a homepage in apartment complex have improved the effect on management businesses in the side of a apartment manager and increased the importance of the space with a strong tie between residents in the side of residents. But the apartment residents didn't make full use of the virtual community because they have the low level of recognition of it. Therefore, this study attempted to present basic materials for the scheme to revitalize the virtual community. For this purpose, it attempted to find residents' recognition of and participation in the virtual community and demand for the classified contents conducted before this study. In the research method, it conducted the questionnaire research. The results are as follows. 1) First of all, It was found that the apartment residents had the low level of recognition of the virtual community. There was a significant difference according to the degree and the level of using the internet. Some easy-access programs are necessary. 2) The apartment residents took part in the virtual community about 67 percents because there was a lack of the public relation of the virtual community. 3) It was found that there was a significant positive correlation between the level of recognition and participation. 4) An attempt was made to identify the apartment residents' demand for the type of virtual community contents. It was found that most of contents were needed. 'apartment complex introduction and management information' showed the highest score among them. 5) Most respondents are affirmative to the virtual community. Therefore the residential community could be reinforced if the contents of virtual community is developed and well operated in the future.

공동주택의 관리업무에 관한 거주자 의식 (Attitude of Residants to the Management of Apartment House)

  • This study to providing scientific information that can help the management staff in apartment house. For the purpose of this study, questionaire depends on the consultation of concerned reference and by direct interview with chief of management-office. It composed to question in order to residant's satisfaction and demand of management Question are were administered to 279 APT. residants living in Seoul, Pusan and Ulsan. Data were analized by the SPSS+PC. The statistics used were frequency, mean, X2, principal component analysis. The major findings obtained from this stuby are as follows: First, the work of the domestic apartment house was classified into two types: 1) administration management 2) maintenance managementSecond, in the case of maintenance management, residants' satisfaction is higher to higher residants' demand.

아파트 단지의 녹지조성에 대한 주민의식과 가상평가법 적용에 관한 연구 (The Residents' Perception and the Application of Contingent Valuation Method for Green Areas in Apartment Housing Blocks)

  • This study is designed to derive a cost estimation method for the management of green areas in apartment housing blocks. For this purpose, quantity of green areas, their usages, management techniques were analyzed through a survey of residents. In this process, contingent valuation method(CVM) is utilized to evaluate the cost of green areas. The survey was conducted for about two weeks in June of 2002. The amount of willingness to pay(WTP) for green area management is calculated by the CVM program. The findings are as follows; First, the residents want more green areas in their apartment blocks, as well as in the surrounding urban areas, due to the shortage of green areas in their living environments. Second, the residents' opinion on green area is summarized as that of natural environment protectionist - it helps living environment to be more amenable and contributes the preservation of urban and global environments. This fact can be interpreted as the peoples profound recognition toward green areas. Third, the contingent valuation method(CVM) is suitable to evaluate WTP for management costs of green areas. Fourth, more than half of the residents(61.6%) agreed upon the costs of green area supply and management. calculated by the CVM. Estimated WTP is ₩ 1,900~2,400 per month per household.

아파트 공사의 펀치리스트 분석에 의한 품질개선방법 (A Method for the Quality Improvement by the Punch List Analysis of Apartment Construction)

  • This study is to find out primary factors through the punch list in the large scale apartment housing complex, to prevent repeatedly occurring defects of construction and to gain quality management. The following are the findings of the research. (1) The positive strengthening of supervision for the workers can contribute to prevent defects of apartment construction and make better quality of the construction. (2) A solution should be made for the poor of surface join and the damage of work element showing a lot in the apart construction, which prevent defects and improve construction quality. (3) Indirect factors such as negligence and carelessness of the management should be improved to advance construction quality, and the caution and control strengthening of the management should be followed. It is revealed that hitch, omission, and heedlessness come from the defects, and the shortage of skill and checking appear as indirect factors. Therefore, to get quality improvement, the enhancement of the management factors, employment of excellent workers, and enhancement of working attitude and construction management are needed.

Influence Factors and Management based on Phase of Building Construction for the Improvement of Post Occupancy Indoor Air Quality

  • In recent years, pollution in residential spaces has been a significant area of concern. In particular, the indoor air quality (IAQ) of an apartment building before occupancy, which is related to the interior material, is a serious problem. Unlike previous research, which has mainly focused on pollution control after construction, this study has derived influencing factors and priority of management with a controlling schedule for IAQ. The objectives of this research are 1) control of schedule or improvement of management for IAQ, 2) distribution of responsibility to the parties concerned (factory, material company, construction company, design and engineering, occupancy). The results show the relative priority of the four major items in wall?based apartment buildings and in column?based apartment buildings. An analysis of the parties responsible for improvement based on the IAQ results shows more efforts to improve IAQ are needed in material factories and engineering/design companies.
