IMF 이후 아파트 단지 옥외공간 명칭변화와 이미지 특성 연구 (Study of Changes in Names of Outdoor Space and the Characteristics of Their Image in Apartment Complexes after the IMF Restructuring)

  • This study intended to provide basic data for the future naming of outdoor areas in apartment complexes by conducting research into the causes, lengths of time, trends, and characteristics of the changes of outdoor space names of apartment complexes and by analyzing current images of outdoor space names. In order to explore the causes and intervals of changes of outdoor spaces in apartment complexes, related literature was surveyed, with on-site inspections being made to examine outdoor space names by time intervals. At the site selected for this study, a case study was conducted to determine the outdoor space names and to understand the trends in the changes of these name in the apartment complexes. Moreover, a questionnaire survey incorporating selected adjectives was administered to investigate the perceived images of outdoor space names and finished construction spaces. The results are as follows: 1. Causes driving changes in apartment outdoor space names included changes in apartment complex planning concepts, changes in the values and demands of apartment buyers, social values, and changes of brand. Intervals of changes were divided into two with the 1997 IMF financial restructuring of the Korean economy as the division. 2. In regards to trends in changes of apartment outdoor space names and their characteristics, various features applied to spaces have caused many changes, which resulted in the phrase $'\bigcirc\;\bigcirc+garden'$, expressions suggesting various images, and Korean names. 3. The results of the analysis of apartment outdoor space names and finished construction images revealed that there was a difference in all the spaces. This is thought to be mainly due to such issues as paved min, the use of ready-made goods, and figurative expressions. The results of the study above indicate that changes in outdoor space names of apartment complexes have been made simply as part of marketing strategies, with no consideration of the residents. Apartments, an important means of housing in Korea, account for more than 50% of Korea's total housing, and the naming of outdoor space serves as an essential element for residents. Therefore, outdoor spaces of apartment complexes should be named in consideration of the final appearance after construction is completed, with effort by the industry being required.

아파트단지내 조경용 교목의 입지조건별 생장특성 (The Growth Patterns of Major Landscaping Trees by Site Conditions in Two Apartment Complexes)

  • A site survey in two apartment complexes and a nursery experiment were carried out in this study to provide basic data of the long-pending growth characteristics of major landscaping trees, such as Picea abies, Pinus parviflora, Metasequoia glyptostroboides, Magnolia denudata, Acer buergerianum and Acer palmatum. According to the main results, the survival rates were very low, reflected by the average survival rate of the four species was 95% at the nursery site. And, it was presumed that the site conditions of two apartment complexes for tree growth were very inferior to those of the nursery site, taking into consideration that the increment percents of growth factors of the tree species at the nursery site were relatively higher than those of the apartment complexes. The distribution patterns of the current growth factors of trees showed a normal distribution. The regression equation of breast diameter on diameter at root collar showed especially high predictability. And, it was thought that the most critical limiting environmental factors on tree growth at the apartment complexes were found to be alkaline pH caused by excessive Ca, high percent base saturation, insufficiency of available moisture content, bad drainage due to inferior soil texture, high soil hardness, lack of organic matter and shortage of cation exchange capacity in soil.

공동주택단지내 조경수목의 생장과 피음시간과의 관계 (Relation between the Shade Hours and the Landscape Tree Growth in the Apartment Housing Areas)

  • 공동주택단지내 조경수목의 생장과 피음시간과의 관계를 파악하기 위하여 과천주공아파트 2단지 내의 조경수목 4종을 대상으로 현재의 규격과 식재위치를 조사하여 개체별 그림자시간을 분석하고 피음시간과 수목규격을 단순회귀분석하였다. 전체적으로 R$^{2}$값이 낮아 두 변수간의 상관성은 설명력이 약하다 하겠으며, 도출된 회귀방정식도 일반화 할 수는 없는 것으로 판단되었다. 즉, 본 연구대상지내에서 조경수목의 생장과 피음시간과의 상관관계가 낮아 대상지내 조겨수목의 생장에 있어서 피음시간은 타 환경여인보다 상대적 중요도가 낮은 것으로 추정되었다. 다만, 전반적으로 스츠로브잣나무는 부(-)의 상관관계를, 단풍나무와 백목련은 정(+)의 상관관계를 보여 음양수의 특성이 나타난 것으로 추정되었다. 또한, 수종별로 통계적으로 유의성이 있는 경우는, 단풍나무의 경우 근원직경 및 수관폭, 백목련의 경우 수관폭과 피음시간과의 관계로서 상관계수 0.4 미만의 낮은 상관성을 보였다.

  • Purpose: The purpose of this study is to analyze the influence of physical and social servicescape of apartment community facilities on residential satisfaction and quality of life among newlyweds who have been married for less than 7 years. Methods: In this study, a survey was conducted among 361 Newlywed Hope Town residents who have been married for 7 years or less, and frequency analysis, reliability, validity, and hypothesis testing were conducted using SPSS 22.0. Results: The results of this study are as follows. First, the physical service environment (spatiality, convenience, aesthetics, and comfort) has a significant effect on residential satisfaction. Second, social service landscape (human service, customer similarity, customer suitability) has a significant effect on residential satisfaction. Third, the physical service landscape has a significant effect on quality of life. Fourth, the social service landscape had a significant impact on quality of life. Finally, residential satisfaction has a significant effect on quality of life. Conclusion: This study found that community facilities in Newlywed Hope Town, an apartment complex for newlyweds who have been married for less than seven years, affect residential satisfaction and quality of life in both the physical and social environments. The significance of the study is that the community of the Newlywed Hope Town apartment was approached as a physical environment such as spatial organization and facilities and a social environment of human services, and the relationship between the effects on residential satisfaction and quality of life was examined. In the future, it is necessary to study the effects of communities for young couples such as the Newlywed Hope Town apartment on residential satisfaction and quality of life.

시대적변천에 따른 아파트단지의 경관적특성 및 선호도에 관한 연구 - 청주시 아파트 단지를 대상으로 - (A Periodic Change of Landscape Charicteristics and Visual Preference with Open Space of Apartment Complex -Specially Focused on Apartment Sites in Cheongju City-)

  • The open space of apartment complex has changed diversely according to construction periods which were divided into the introduction stage (the 1980s), the development stage (the 1990s), and the maturity stage (after 1999). This study set out to analyze the periodic changes of visual characteristics and preference with the open space of apartment complexes in Cheongju City. For analysis of visual characteristics and preference, nineteen adjectives that were determined to sufficiently express the feeling of the open space of apartment complex. The results are as follows. As for adjective image assessment by using descriptive statistics, favorable images were shown in complexes of maturity stage phase that were constructed after the liberalization of apartment sale in 1999. These results may be caused both by quantitative increase and diversification of materials in planting and landscaping furniture and by nature-friendly designing. The results of factor analysis by Varimax rotation method showed that common variance was 73.9%, which indicates higher explanation. The nineteen adjectives could be divided into three factors, 'pleasantness factor,' 'negative factor,' and 'irregular factor.' Visual preference was analysed by using Least significant Difference (LSD) by analysis of variance : complexes of maturity stage phase that were constructed according to the liberalization of apartment sale in 1999 were highest in assessment. The correlation between view preference and adjective images was analyzed by multiple regression analysis, and 'feeling like walking,' 'well-arranged,' 'beautiful,' 'friendly,' and 'clean' (in order) were adjective images that most affected the preference. As for the analysis of the correlation between visual preference and physical components of view, the preference increased as the rate of pavement and greens was higher, while it decreased as size of building was larger. Therefore, backgrounds of walking and greens had strong effects on the preference.

대전 노은지구 아파트 단지 식재게획 조경수목 특성 (A Study on Features of Landscape Trees & Shrubs on a Planting in Noeun Apartment Complex in Daejeon)

  • The study was designed to learn about features of landscape trees and shrubs on an exclusive area-specific outer space planting plan in Noeun Apartment Complex in Daejeon Metropolitan City. the exclusive areas were no more than $60m^2$ and $85m^2$ and the landscape areas ranged from 15% and 30%, respectively according to exclusive area-to-plottage ratios. The study showed that trees were likely to be more densely planted in exclusive areas not exceeding $60m^2$ than in exclusive areas over $85m^2$. It also found that the greater the exclusive areas were, the larger the number of species became. Regardless of the size of an exclusive use, however, the species number of evergreen trees and shrubs remained small, while there was no remarkable difference in vegetation due largely to a massive influx of special trees or shrubs such as Eastern white pines (Pinus strobus) and Korean azaleas (Rhododendron yedoensis var. poukhanense). The introduction of trees with the height over four meters and the diameter of breast height (DBH) exceeding 15 meters was strictly limited to Japanese red pins (Pinus densiflora) and Japanese zelkovas (Zelkova serrata). In conclusion, it is necessary for us to introduce fresh species of trees and especially develop evergreen trees and shrubs to make the environment of the apartment complex more comfortable and make a vegetation experience feasible.

아파트단지 설계기준 평가를 통한 설계규제에 관한 연구 (A Study on the Design Control Through the Evaluation of Design Guidance for Apartment Complexes)

  • Today, the control and criteria of design for apartment site are heavily dependent on laws and ordinance in Korea. But they are indefinite and some part which are deficient in laws and ordinance, are dependent on professional judgement. So trey are not consistent and there are many problems in their applications. The purpose of this study is to suggest fundamental date for the future establishment of better control and criteria, by way of evaluation method about existing control and criteria of design in apartment site in the country. The method of this study is reviewing the present laws and ordinance, carrying out the questionaire survey and making a comparative analysis by doing various statistical analyses. The results of this are as follows; 1) More definite criteria of site density are necessary. 2) Stricter criteria and control about the orientation are indispensible for more efficient use of site. 3) More diverse facilities must be provided. 4) The laws and ordinance must be strengthened for the purpose of increasing the landscape area. 5) It is desirable to provide the criteria of bicycle road to save energy. 6) The facilities criteria for the physically handicapped must be strengthened. 7) The mechanism for the reflection of habitant's attitudes and beliefs should be established. 8) It's necessary to simplify the permission procedure to save tilde and money.

국내 아파트브랜드 명명(命名)에 담긴 조경지향적 설득언어 - 유형 및 어휘소 분석을 중심으로 - (A Study on the Landscape-Oriented Persuasive Language from Naming the Apartment Brand in Korea - Focus on the Analysis of Category and Lexeme -)

  • 본 연구는 기호학적 분석과 해석을 통해 아파트브랜드 명명(命名)에 담긴 의미와 가치를 살피고, 브랜드가 지향하는 조경적 관점의 설득 메시지가 무엇인가를 밝히고자 시도되었다. 명명 조어분석 결과, 조합과 접합 그리고 혼성방식의 경향이 강한데, 이는 주거문화의 다양한 가치를 담기 위한 시도로 판단된다. 명명 발상법은 문자의 상징성 강조 방식이 강하며, 다의적 메시지를 전달하고자 하는 중의법적 경향과 건물에 인격을 부여하기 위한 의인화, 고유어 및 한자를 적절히 섞어 이용함으로써 자연과 인간의 조화 및 전통적 주거관을 현대적 감각으로 되살리고자 하는 실험성도 동시에 발견된다. 어휘소의 빈도 분석 결과, ville, nature, beauty(미(美)), human, park, hi, green, palace(궁(宮)), nobility, centre(tra) 등의 순으로 설득언어의 등장 비중이 높음을 알 수 있는데, 이는 대부분 조경 및 전망, 자연성 그리고 품격 등을 설명하는 어휘소로 판단된다. 또한 아파트브랜드 포지셔닝 등 기존 연구동향을 바탕으로 한 분석틀에 의한 어휘소 유형화 결과, 국내 아파트브랜드의 지향점과 가치를 좌우하는 가장 비중 있는 외적 개념 축은 '환경지향성'과 '감성지향성'이며, 내부적으로 '기능지향적' 특성이 강화되는 추세로 볼 수 있다. 또한 '환경지향성'을 표출하는 대표적 설득언어이자 브랜드 어휘소의 순위가 정원 및 공원, 전망 그리고 자연성 등임을 볼 때 '조경적 설득 메시지'가 브랜드 명명에 팽배되어 있음을 엿볼 수 있다. 또한 palace, nobility, class를 주요 어휘소로 하는 '품격축'과 human I, you 등을 어휘소로 하는 '자부심축' 등의 감성지향적 설득언어 역시 브랜드의 차별화와 고급화를 선도하는 중요 가치개념이자 설득언어로 활용되고 있다. 더불어 환경지향적 관점으로 유형화한 전망축의 어휘소 중 hi, hill, tower, view, mark, heights 등의 어휘소는 주상복합아파트 등 조망을 주요 가치개념으로 한 초고층아파트가 지향 트렌드와 중복되고 있음을 비추어볼 때, 당분간 고층지향적 설득언어 역시 국내 아파트브랜드의 동향을 지배하는 요인이 될 것으로 예견된다.

  • In 2005, Apartment in South Korea based on statistic data reach on 53% of the total housing. As most of the housing in korea has been provided with apartment and the quality of life has been improved, the importance of outdoor space has being emerged. Therefore the importance of outdoor space is growing gradually larger. In this study, as comparing and analysing using status and satisfaction of the recently built 'Apartment A' getting the 'award of excellence' in an international landscape architecture contest and the 'Apartment B' which built approximately 20 years ago, I Propose desirable outline planning the outdoor space of the apartment complex.

헤도닉 모델을 활용한 공동주택 리모델링 사업성 평가방법 (A Feasibility Study Method for Apartment Remodeling by Hedonic Model)

  • This study aims to evaluate the feasibility of remodeling business by predicting the future price of apartment house after remodeling using Hedonic Price Model. The data concerning such 8 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, brand per apartment unit from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by way of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.
