A Study on the Estimation of Remodeling Method by Focused on Apartment House User's Request (공동주택 사용자 중심의 리모델링 방법 평가에 관한 연구)

  • Lately construction industry tends to prefer remodeling of existing buildings rather than new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. And also, remodeling of building costs less and creates less wastes compared to reconstruction and so it is more profitable in financial and environmental view. However remodeling is process of creating new environment with existing building. Therefor remodeling must follow the procedure realizing problem and fix the problem based on through investigation on existing building and users requirement must be faithfully reflected. Specially in case of apartment houses, since vagueness on ownership and management authority on common parts exists. Hereupon, in this study we are to present the procedure of analyzing apartment house remodeling method through user requirement by approaching to several considerable factors in user request side.

Seismic Performance of the Framed Apartment Building Structure with Damping System (감쇠시스템을 적용한 라멘조 아파트의 내진성능평가)

  • To proactively respond to internal and external changes such as the recent demographic change and rising demand for diversified housing types, this study investigated the framed-structure free plan public house model proposed by the LH to look at the seismic performance of framed-structure apartment according to damper system use through non-linear analysis. The effectiveness thereof was also examined in terms of performance and economy. As a result, the proposed damper system application method to framed-structure free plan public house model was found to meet the performance requirements of the present earthquake-resistant design (KBC2016) and effective to apply to designs. The max response displacement and max response acceleration were compared based on the nonlinear analysis. As a result, the building with damper system showed better earthquake resistance performance than earthquake-resistant structure thanks to the damper system, although the base shear of earthquake-resistant system was reduced by 20% in design. The damper system is expected to help reduce building damage while ensuring excellent earthquake resistance performance. In addition, the framework quantities of earthquake-resistant structure and structure with damping system were compared. As a result, columns were found to reduce concrete amount by about 3.9% and rebar, by about 7.3%. Walls showed about 12.6% reduction in concrete and about 10.7% in rebar. In terms of cost, framework construction cost including formwork and foundation expenses was expected to drop by about 5~6%.

  • Recently, the size of tiles used for bathroom walls in apartment houses is gradually increasing in size. The problem is that when these large-sized tiles are attached by the sticking method, due to the nature of the method, there is a concern about the stability of the attachment to the part (pupil) where the tile and the adhesive are not attached. The problem is serious as it leads to lawsuits in the outbreak court. In addition, it is urgent to verify the adhesion stability of the sticking method because secondary damage occurs due to a safety accident caused by the falling of the tile. Ministry of Land, Infrastructure and Transport [Investigation of defects in apartment houses, calculation of repair cost and defect determination criteria] ① The tile adhesion strength is 0.39N/mm2 or more and ② It is specified to fill 80% or more of the base area of the tile backside, but this is currently trendy. It is considered that large-sized tiles need to be verified from multiple angles, and as part of that, we intend to verify the adhesion stability according to the area to be attached to large-sized tiles.

Analysis for Thermal Effect by an Unheated Housing Unit in Apartment (공동주택에서 비난방세대가 미치는 열적 영향)

  • Adjacent housing units suffer inevitable thermal losses if an unheated unit exists in an apartment building. Thermal loss of the units adjoining the unheated apartment can be neglected because the contact area is small and insulators are located in the walls. When insulators are not included in the slab between the upper and lower units, 70% of the heat supplied by an Ondol system may be used in the original unit, but 30% is transferred to the unit on the lower floor. Another 30% can be obtained from the ceiling if the upper floor housing unit is heated. This strong thermal connection is a characteristic of Ondol heating in apartment buildings. When there is an unheated unit, the lower floor unit uses 42.3% more heating energy if there is no insulation and 19.5% if a 35 mm insulator is used as in the current guidelines. Therefore, much thicker insulation should be applied to weaken the thermal connection.

  • The purpose of this study was to grasp major elements and actual condition of apartment unit remodeling by in-depth interviews on residents and specialists. The interviews had been conducted to interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment unit. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally changing of lighting fixtures and finishing materials in the all spaces, integration of balcony into children's room, installation of furniture in kitchen and entrance, changing storage furnitures and equipments in bathroom. Artificial lighting method were selected generally whole lighting. Finishing materials were used ordinary (non environmentally-friendly) wallpaper and adhesion and tempered floor. There were unsatisfied factors after remodeling, these were dissatisfaction of design, construction defects, and stink of reflecting 'sick house'. Also they responded that they should be considering to use environmentally-friendly material at next remodeling.

Study on the optimal storage-capacity based on the commodity volume in apartments - Focused on $85m^2$ apartment - (물품부피에 근거한 적정수납용적에 관한 연구 - 30평형대 아파트를 중심으로 -)

  • Because of economic growth and the social trend to respect individuality, people's average commodity volume tends to increase. It makes people perceive the importance of storage space. The storage planning without consideration of commodity volume in the apartment can not satisfy the needs of residents. This study is developed focused on the $85m^2$ apartment which is the most representative and general type. The objectives of the study are to investigate the storage-capacity of $85m^2$ apartment offered by 4 construction companies to know the present storage condition, to investigate the average volumes and type of commodities in 30 families located in Seoul and Kyungkido to produce the necessary storage-capacity, and lastly to produce optimal storage-capacity and proportion of optimal storage-capacity considering the volume of the furniture owned by each resident. The results of the study are 1) the storage capacity for commodity volume in $85m^2$ apartment is $19.41m^3$. 2) the optimal storage-capacity which only counts the storage volume of built-in furniture is $17.14m^3$ 3) the proportion of optimal storage-capacity is 9.5% of the house-capacity.

Dispute Issues and Improvement of Inter-layer Joints in Apartment Houses (공동주택 층간이음부의 분쟁 쟁점 및 개선 방안)

  • Recent rise in the supply rate of new public apartment houses leads to an increasement in disputes regarding the construction quality of the apartments between the residents and the construction companies. According to the dispute cases filed for claiming the collective defect repair fees, inter-layer concrete joints turned out to be the most frequently disputed item. For this reason, this study selects the inter-layer concrete joints to further analyze the primary causes and details of each dispute case. From the results of this study, three primary causes of the disputes are found, which are 1) the absence of standard specifications for construction quality control and management after construction; 2) the absence of established standards for repair when construction defects are found; and 3) the fact that the court grants generous compensation for disputes concerning the apartment houses. In order to prevent construction defects in inter-layer concrete joints, this study provides three suggestions including 1) the current standard specifications for inter-layer concrete joints should be further specified by the Ministry of Land, Infrastructure and Transport; 2) a construction defect should be judged according to the compliance to the standard specifications; and 3) a clear and institutional protocol needs to be established for defect repair in cases that new public apartment houses have been judged to have defects.

A Study in the Water Leakage Prevention around the Windows with the Stone Materials in the Apartment House (공동주택 외부 석재마감에 따른 창호주위 누수방지에 관한 연구)

  • This study intends to suggest the effective methods for water leakage prevention around the windows in stone works to up-grade the outdoor public space that has been taken much portion of apartment housing trends. The subjects of the study was selected among the domestic subcontractors of stone works. There are four methods for water leakage prevention around the windows; Firstly, the painting water-proof method after the masonry. Secondly, the urethane water-proof method after galvanizing panels on the gap. Thirdly, the separation method between stone and substructure and the last one is water-proof method that they put some water-proof screen between stone and substructure with the EPDM sheets. According to the analysis of the water-proof effects, constructability and planning, we could approach to conclusion that the most influent items to the water-leakage are the filling material's deformation, the state of oxygenation and deterioration of work skill. Among the water-proof methods in construction the EPDM sheet is most excellent water-proof method to meet the technical conditions. However, we have to apply it to stone works as a water-proof method for the decrease of the leakage defects after standardizing the materials, test and construction skill because there are many work skills according the subcontractors.

  • Presently, the apartment house is being constructed by the very various methods. Among them, the formwork having the process rate of 60~70% of the whole construction work is most important. So this study was analyzed comparing euro-form with aluminium-form in the formwork. A case study is using euro-form and aluminum-form in the framework, inquiry into a similar case construction site of below the 20 floor. Then this case analyzed efficiency; construction period, construction cost, workability. Consequently, the aluminum-form is more effective than the euro-form in the construction site of below the 20 floor.

  • Recently, with the increasing of construction works, large construction equipment are used to reduce the term of work and labor cost in construction field. Therefore, construction equipment noise has caused much annoyance for a number of dweller in nearby construction field and it has become a very serious problem in our living environment. Neverthless, in our country, adequite guidelines for the construction equipment noise are very deficiency because of the lack of basic data and insufficient research works. From this point of view, this study attempts to survey the vertical SPL distribution of piling noise by oil pressure method in construction field. This study also present a basic data found a effective plans for piling noise by oil pressure method.
