경남지역 중대형 아파트의 단위세대 평면구성 특성에 관한 연구 (A Study on the Characteristics of he Space Composition of the Medium Large Size Apartments' Unit Plan in Gyeongnam)

  • This study attempts to analyze the characteristics of the space composition of the apartments and the general principles of apartments unit plans in Gyeongnam. Literature review and content analysis method were used in his research. The data of 108 unit plans were collected from e-catalogue and model houses of housing construction firms. The results of this study were as follows; 1) The general principle of Gyeongnam apartment unit plans, the tendency of 4LDk+2BATH type, 4bay, central type living room were showed. 2) In the point LDK and couple's bed room, LDK area become large and open type and couple's bed room were showed bed room+dress+powder+bath type as Maser's zone. 3) The entrance has a intermediate space as a balcony or a former space and the privacy of LDK space was protected from the entrance. 4) In the case of support space, generally support kitchen and laundry space were offered and several balconies were utilized. In fact, he differences of apartment plan composition between central cities and Gyeongnam were no showed. Therefore, these tendencies on plan composition of apartment in Gyeongnam were followed the general principles of Korean unit plans.

자녀 연령에 따른 주거공간의 사용 및 가구배치 특성에 관한 연구 - 3침실형 아파트에 거주하는 1자녀 맞벌이 가정을 중심으로 - (A Study on the Characteristics of Residential Space Use and Furniture Arrangements according to Child Age - With Priority Given to One-child Double-income Families in 3 Bed-room Apartments -)

  • Currently, there is a gradual increase in double-income households in our country, and one-child families gradually become the norm as well due to a decrease in the birth rate. The purpose of this study was to examine the characteristics of spatial use and furniture arrangements in the residential spaces of one-child double-income households in an effort to be of use for spatial planning suitable for their living. 30 cases of double-income households whose children's ages ranged from infancy to secondary school years were visited to have in-depth interviews and make on-site inspections. The findings of the study were as follows: First, the most common spatial use pattern for three bedrooms was using one for the parents, another for their child and the third for personal computers and clothing storage. It signified that the parents and their child used one room respectively, and that there were personal computers and clothing in the third room. Second, as for the pattern of using the rooms according to furniture arrangements, there were great disparities in that regard according to child age. It implies that there were differences in their living and needs for furniture arrangements according to their children's growth. The findings of the study made it possible to determine the state of living in the double-income households in detail, and suggest that differentiated house planning is required depending on children's age groups.

고급형 아파트에 대한 소비자의 견해 및 선호경향 (A Consumer′s Opinion and Preference Trend in Luxurious Apartment)

  • The purpose of this study was to analyze consumer's opinion and preference trend for luxurious apartments. Data were collected from 167 consumers visiting luxurious apartment model houses from Jan. 2000 to Nov. 2000. The findings of this study are as follows. 1) It is revealed that consumers are positive for luxurious apartments because of luxurious interior facilities and finishing materials convenient storage space and closet. It is found that they are willing to purchase the luxurious apartment if affordable. 2) It is revealed that consumers are negative in using imported materials in general. However, consumers are positive in using imported materials for kitchen and bathroom utilities because of better design and function. Also it is found that consumers are willing to purchase domestic materials if price and quality are same as imported one. 3) It is revealed that consumers prefer to have most spacious living room and master bed room which are facing South. They prefer to have built-in furniture in multi-in purpose room, children's bedroom and entrance hall in priority order. It is revealed that consumer want to choose their favorable interior plan and finishing materials among several options recommended by constructor.

발코니 확장의 합법화에 대한 인식 및 선호 (Recognition and Preference of Legalized Expansion of Living Space to Balcony)

  • The purpose of this study is to suggest complementary measures to the statute legalizing the expansion of living space to balcony, by means of survey on the recognition and preference of preliminary applicants for new apartments. The survey was done on 130 preliminary applicants who visited 3 model houses opened in Cheongju in June to July, 2006. Conclusions are as follows. (1) Most of preliminary applicants knew that the expansion of living space to balcony were legalized, but were not quite aware of legal details, so that more active publicity is needed by the government. In addition, if the government has a plan to impose tax to expanded space, it has to make clear the definition of the balcony space. (2) Preliminary applicants wanted space expansion of living room, main bed room and children's bed room in order, which implies that constructors have to suggest variety of expansion plans overpassing simple space expansion. (3) Preliminary applicants attached importance on the safety of expanded space. The management office is recommended to have the right to superintend its safety after construction.

주거환경 계획을 위한 거주자 요구 조사 -김해시를 중심으로- (The Dwellers Opinions about their Preferred Element of Designs for Housing in order to Enhance the Level of Housing Environment)

  • This study was designed to know the dwellers opinions about their preferred element of for housing in order to enhance the level of environment through better housing plan. The main tasks of investigation were to: (1) determine the preferred elements of design for housing. (2) determine the usage of outdoor space dwellers prefer, (3) ascertain what kinds of management program and public facilities dwellers need. The sample, of 450 dwellers, was selected from the apartments in Kimhae. In complete questionnaires were not used in the analysis of data, thus, the total research sample consisted of 400 dwellers. The questionnare was developed by the researcher for this study. Data were collected during June 1996. Respones from 400 dwellers were processed by SAS package program using frequency counts, percentages and x2 to analyze the data. The major findings were: (1) that size of house, number of bed room, number of bath room, housing type that they want were significantly different according to the characteristic of the dwellers, (2) they preferred in individual heating system to the centralized heating system of the compound, and the preferrence differed significantly in accordance with what system they are using now, (3) they wanted to have more green zone than enlarging childrens' play ground or parking lot, (4) about the management program and public facilities they wanted, there was no significant difference according to the characteristic of the dwellers.

Palmes tube를 이용한 도시 주택의 옥내외 $NO_2$ 농도에 관한 조사연구 (A Survey on the Level of $NO_2$ Inside and Outside Urban Homes by Palmes Tube)

  • 연자들은 동하계의 실내의 공기오염의 주인자 가운데 하나인 $NO_2$에 대하여 주택의 종류(아파트, 독립주택)와 취사용 주연료의 종류(연탄, 가스)별로 부산지역의 110개 주택을 대상으로 주택 옥내 (부엌, 거실, 침실)와 옥외의 농도를 각각 산정하여 현재의 $NO_2$ 오염정도를 파악함은 물론 실내 $NO_2$농도와 부엌환기, 가족수, 흡연등과의 관련성 및 $NO_2$의 영향(천식)에 관한 기본적 연구를 실시함으로써 $NO_2$에 의한 인체장해 예방을 위한 자료로 제시하고자 본 연구를 실시하였다. 조사기간은 1984년 10월부터 1985년 9월까지 1년간이었으며, $NO_2$측정은 Palmes method에 의하였으며 그 결과는 다음과 같다. 1) 동계 도시 주택의 옥내외 $NO_2$의 평균농도는 부엌 0.029($0.010{\sim}0.085$)ppm, 거실 0.022$(0.005{\sim}0.056)$ppm, 침실 0.017$(0.005{\sim}0.055)$ppm 및 옥외0.021$(0.007{\sim}0.055)$ppm등이었고, 하계에는 부엌 0.022$(0.005{\sim}0.063)$ppm, 거실 0.018$(0.005{\sim}0.056)$ppm, 침실 0.016$(0.004{\sim}0.057)ppm$ 및 옥외 0.016$(0.004{\sim}0.038)$ppm등으로 동하계 공히 부엌내 농도가 최고이었으며 하계보다 동계에 비교적 높은 농도를 나타내었다. 2) 주택과 취사용 주연료의 종류별 도시 주택 옥내외 $NO_2$ 평균농도는 동계의 경우 연탄을 주로 사용하는 아파트군에서 그리고 하계에는 가스를 사용하는 아파트군에서 각각 최고이었다. 3) 주택의 종류별 도시 주택의 옥내외 $NO_2$의 평균 농도는 동하계 공히 독립주택군에 비하여 아파트군에서 비교적 높았다. 4) 취사용 주연료의 종류별 도시 주택 옥내외 $NO_2$의 평균농도는 동계에는 연탄을 주로 사용하는 경우, 그리고 하계에는 가스를 주로 사용하는 경우에서 각각 비교적 높았다. 5) 부엌 환기 여부, 가족수, 부모의 흡연여부 및 소아 천식병력 유무에 따른 도시 주택 실내 $NO_2$의 평균 농도는 각 속성에 따라 다소의 차이를 보였으나 대부분 통계적으로는 유의하지 않았다.

선택실험을 이용한 서울 도시녹지 어메니티의 경제가치 평가 (Measuring Economic Values of Amenity Services from Urban Greenspaces in the Seoul Metropolitan Area Using Choice Experiments)

  • 도시녹지공간은 정주공간에서 요구되는 다양한 생태계서비스를 제공하고 있으나 그 가치에 대한 연구는 제한적이다. 본 연구에서는 서울 녹지공간에 대한 조망과 접근성을 중심으로 주택 유형과 거주 유형을 일반화하여 대부분의 거주민이 향유하는 가치를 평가할 수 있도록 선택실험 연구를 진행하였다. 응답자의 주택 유형은 아파트형(n = 500)과 단독형(n = 500)으로 구분하고 거주 유형은 소유형과 임대형으로 구분하였다. 분석 결과에 의하면 다른 모든 조건이 같을 경우 녹지 조망이 있는 아파트는 앞 동의 아파트를 거실조망으로 가지는 아파트에 비해서 현재 거주하고 있는 주택비용(소유 또는 임대) 대비 산림의 경우 가구당 평균 28%(5.0백만 원/년) 더 지불할 의향이 있었고, 그 다음으로 하천 22%(4.0백만 원/년), 공원 10%(1.8백만 원/년) 순으로 추정되었다. 또한, 도보 10분 이내에 녹지가 있을 경우는 그렇지 않은 거주지 대비 아파트형의 경우 각각의 녹지 유형에 따라 가구당 평균 16%(2.9백만 원/년), 20%(3.6백만 원/년), 18%(3.2백만 원/년), 단독형의 경우 각각 18%(4.7백만 원/년), 16%(4.1백만 원/년), 22%(5.6백만 원/년) 더 높은 가치가 있는 것으로 밝혀졌다. 단독형 주택의 경우에는 정원/마당 유무에 따라 가구당 평균 35%(8.9백만 원/년) 지불의사액 차이가 있었다. 전통적으로 주택가격을 결정하는 것으로 알려진 요인들(예, 역세권, 학군 등)의 선호도 크기와 비교했을 때 도시녹지 프리미엄이 서울의 정주여건에 매우 중요한 요소라는 것을 규명하였다. 특히, 도시녹지 프리미엄은 단독형 주택의 경우 강남3구를 중심으로 강한 영향력을 보여주는 반면, 아파트형 주택의 경우 최근에 급부상 하고 있는 부동산 신흥지역을 중심으로 주택 선호도를 견인하는 것으로 밝혀졌다. 이러한 결과는 정주공간의 주변 여건에 따라서 그리고 주택 유형에 따라서 거주자들의 도시녹지 선호도가 민감하게 반응한다는 것을 보여주고 있어서 차별화된 관리정책의 필요를 강조한다.

실내외 $NO_2$농도 및 $NO_2$개인폭로량과 이들에 영향을 미치는 요인에 관한 연구 -도시지역 주택 및 주부를 대상으로- (A Study on the Indoor-Outdoor $NO_2$ Levels and Personal Exposures to $NO_2$ with Analysis of factors Affecting the $NO_2$ Concentrations - Centering on Urban Homes and Housewives -)

  • This study was conducted to establish the control program for preventing unfavorable health effects of nitrogen dioxide($NO_2$) exposure in homes by preparing the fundamental data for evaluation of relation-ships between $NO_2$ levels and influencing factors through measurements of indoor-outdoor $NO_2$ levels and personal $NO_2$ exposures for housewives with questionnaire survey on 172 homes in Pusan area from April to June, 1987 $NO_2$ measurements were made by using diffusion tube samplers(Palmes tube $NO_2$ sampler) for one week at 4 sites in homes ; kitchen(KIT), bedroom(BED), living room(LIV), outdoor(OUT) and near the collar of housewives(personal exposure livel, PNO). The details of questionnaire were number of household members(FAM), number of regular smokers (SMOKER), daily number of meals eaten(MEAL), type of housing units(HOUSE), location of house with distance from the heavy traffic roads as walking time(DIST), and of kitchen(KAREA), kind of cooking fuels(FUEL), cooking time of each meal(CTIME), usage of kitchen fan for cooking(FAN), type of heating facilities(HEAT) and so on of subject homes. The Obtained results were as fellows : 1) The mean $NO_2$ level was significantly higher at indoors than outdoors(p<0.01) and the kitchen $NO_2$ level was the highest with $33.7{\pm}13.6ppb$(9.5-81.5ppb). The mean personal exposure level of $NO_2$ for housewives was $20.6{\pm}8.8ppb$(3.1-46.9ppb). 2) The mean indoor $NO_2$ level was significantly higher in the group of household members above 5 than below 4(p<0.05), in detached dwellings than apartments(p<0.001), within 5 minutes of distance than over 5 minutes(p<0.001), in the group of unusing fan(p<0.001), in the group of longer cooking time(p<0.001), and it was in order of coal briquette, gas, electricity and oil by kind of cooking fuels(p<0.05). 3) Variables showing significant correlation(p<0.001) with indoor $NO_2$ level were kitchen $NO_2$ level(r=0.8677), cooking time(r=0.5921), outdoor $NO_2$ level(r=0.5192), personal $NO_2$ exposure level(r=0.4615), usage of kitchen fan(r=0.3573) and location of house(r=-0.2988) 4) As a result of multiple regression analysis, the most significant influencing variable to the kitchen $NO_2$ level was cooking time[KIT=$-0.378{\pm}11.772$(CTIME)+0.298(OUT)+3.102(FAN)], it was kitchen $NO_2$ level to the indoor $NO_2$ level[IND=6.996+0.458(KIT)+0.230(OUT)-1.127(KAREA)], and it was indoor $NO_2$ level to the personal $NO_2$ exposure level[PNO=15.562+0.729(IND)-4.542(DIST)-0.200(KIT)] 5) It was recognized that aritificial ventilation in the kitchen, suppression of unnecessary combustion and replacement of cooking fuel, as much as possible, were effective means for decreasing indoor $NO_2$ levels in homes.
