Fuzzy Hedonic Analysis of Airport Noise (공항 소음에 대한 퍼지 헤도닉 분석)

  • When measuring the value of environmental attributes of housing, the conventional Hedonic Pricing Method assumes market equilibrium. Thus each attribute is believed to be implicitly valued based on the market price. The revealed preference is the basic logic in this approach. However, if the participants in the housing market are not perfectly informed or feel vagueness regarding the attributes of the housing, the conventional Hedonic Pricing Approach could not provide relevant value of the attribute in question. A Fuzzy Regression Method is suggested to handle with the lack of information or preference uncertainty problem m the Hedonic Pricing Approach. In this paper, our main concern IS given to the fuzziness effect on the airport noise in the metropolitan areas of South Korea.

  • 사회에서 지대한 관심과 논란의 대상이 되고 있는 한전의 고압전력 설비 중 송전선에서 발생하는 ELF(Extremely Low Frequency)전자계 저감을 위한 사회적비용의 계량화에 관한 연구를 하였다. 송전선로에서 발생되는 극저주파 전자계와 토지가격 사이의 관계론 규명하는 본 연구는 분서의 틀로서 극저주파 전자계 저감을 위한 다양한 기법에 대해서 제시하였다. 또한 다양한 황경가치 평가기법을 비교 분석한 결과, 헤도닉가격법이 가장 적정한 것으로 판단되어 이 분석법을 본 연구의 주된 분석도구로 삼고자 한다. 최근 환경질의 가치평가 기법으로 가장 광범위하게 사용되고 있는 기법중 하나인 헤도닉가격법은 기본적으로 주택, 토시 같은 재화는 그 자체가 가진 물리적 특성뿐만 아니라 외적인 환경 등 다양한 특성으로 이루어진 차별적 재화(differentiated product)라는 헤도닉가설(hedonic hypothesis)을 전제로 한다.

  • 본 연구는 헤도닉가격기법과 비교정태분석을 사용하여 휘발유가격에 대한 자동차의 연료효율성과 속성의 수요탄력성을 추정한 것이다. 탄력성을 추정하는 데에는 휘발유가격에 대한 장기간의 시계열자료 대신 분석의 기준년도인 2001년의 평균휘발유가격이 사용되었으며, 그리고 2001년에 한국에서 새로 출시된 110개 자동차 모델에 대한 자료가 이용되었다. 분석의 대상이 되는 자동차의 속성으로는 디자인, 실내공간의 넓이, 엔진 배기량, 장착가능한 편의장치, 그리고 연비 등을 포함시켰다. 휘발유가격에 대한 연료효율성의 장기적인 수요탄력성은 0.366으로 추정되었다. 그 외 속성들의 수요탄력성도 비탄력적인 것으로 도출되었다. 따라서, 휘발유가격은 자동차의 속성들과 연료효율성의 소비에 큰 영향을 미치지 않는 것으로 해석할 수 있다.

  • The purpose of this paper is to visualize the housing market dynamics with ESDA (Exploratory Spatial Data Analysis) using MATLAB toolbox, in terms of the modeling housing market dynamics in the Busan Metropolitan City. The data are used the real housing price transaction records in Busan from the first quarter of 2006 to the second quarter of 2009. Hedonic house price model, which is not reflecting spatial autocorrelation, has been a powerful tool in understanding housing market dynamics in urban housing economics. This study considers spatial autocorrelation in order to improve the traditional hedonic model which is based on OLS(Ordinary Least Squares) method. The study is, also, investigated the comparison in terms of $R^2$, Sigma Square(${\sigma}^2$), Likelihood(LR) among spatial econometrics models such as SAR(Spatial Autoregressive Models), SEM(Spatial Errors Models), and SAC(General Spatial Models). The major finding of the study is that the SAR, SEM, SAC are far better than the traditional OLS model, considering the various indicators. In addition, the SEM and the SAC are superior to the SAR.

Effects of Airport Noise on the Household Property Values (항공기 소음기 주택가격에 미치는 영향)

  • 본 연구는 항공기 소음이 주택가격에 미치는 영향을 헤도닉가격기법을 적용하여 분석하고자 하였다. 국제공항이 인천으로 이전하기 전 서울지방항공청장이 소음피해지역(제1종, 제2종 및 제3종)으로 고시한 김포공항 주변의 아파트 가격을 주요 분석 대상으로 하였다. 소음측정단위로는 세계민간항공기구가 권장하는 연속적 동등소음감지단위(Weight Equivalent Continuous Perceived Noise Level: WECPNL)를 사용하였다. 2000년도 여름에 매매된 총 220가구를 대상으로 아파트의 실질거래가격과 소음측정단위, 가구속성 및 지역관련 변수를 사용하여 헤도닉 방정식을 추정한 결과 소음변수를 비롯 아파트 평수 및 방의 개수를 나타내는 변수에 대한 계수의 추정치는 통계적으로 매우 유의적으로 나타났다. 분석대상지역에 있어 항공기 소음의 한계내포가격은 평균 마이너스 340여 만 원으로 추정되었다. 이 추정치는 다시 말해 소음감지단위인 WECPNL이 한 단위 증가하게 되면 아파트의 평균매매 가격의 3.19%가 떨어지는 것을 의미하며 이 지역이 소음피해지역으로 고시되어 있는 상황을 매우 잘 나타내고 있었다.

Economic Valuation of an Urban Landscape - With a Focus on Independence Park - (도시 녹지경관의 경제적 가치평가 - 독립공원을 중심으로 -)

  • The purpose of this study is to evaluate the economic value of an urban landscape. The site of this study was Independence Park in Seoul. Before measuring economic valuation, an amount of view analysis was performed to learn the visual characteristics of the landscape. As a result, the green space ratio of the park is approximately 64%. This study estimates the intrinsic value of an urban landscape that might be included in housing prices using a hedonic price model. The hedonic price model is a statistical analysis that is often used to estimate intrinsic values of certain attributes of a product. The Box-Cox model was adopted as an analysis tool while the housing price for $3.3m^2$ was used as a dependent variable and housing and landscape features as independent variables. Results show that the value of the landscape of the Independence Park is approximately 2.2% of the housing market price. The Landscape variables of the park is the second most significant of the 8 variables. This shows that residents perceived the view of the urban landscape as one of the most significant factors in their living environment. The study also indicates that urban landscapes play important roles in improving quality of life and in influencing housing prices. The implication of the study can be said to be the potential of the urban landscape as a significant urban infrastructure. These results can be used to help make policy decisions to preserve and/or develop urban landscapes.

  • The present study suggests an analytical method to overcome the spatial problems that traditional hedonic methods have. The concept of overlapping neighborhoods is introduced in order to solve the problems of global parameter estimate methods that treat the whole city by the gross. Moreover, a 3rd party program for the tight coupling of GIS and statistics is developed in order to explore hedonic methods efficiently. By using these, this study analyses the spatial variation of location variables that affect the real estate price. The results show that the influences of urban centers do not reach to the whole city, but only to the catchment areas of them. And the coefficients of location variables are different depending on the space. The tight coupling of GIS and statistics offers a powerful tool in analysing the real estate price efficiently.

  • The Hedonic Pricing model is the predominant approach used today to model the effect of relevant factors on real estate prices. These factors include intrinsic elements of a property such as floor areas, number of rooms, and parking spaces. Also, The model also accounts for the impact of amenities or undesirable facilities of a property's value. In the latter case, euclidean distances are typically used as the parameter to represent the proximity and its impact on prices. However, in situations where multiple facilities exist, multi-colinearity may exist between these parameters, which can result in multi-regression models with erroneous coefficients. This research uses Variance Inflation Factors(VIF) and Ridge Regression to identify these errors and thus create more accurate and stable models. The techniques were applied to apartments in Guro-gu of Seoul, whose prices are impacted by subway stations as well as a public prison, a railway terminal and a digital complex. The VIF identified colinearity between variables representing the terminal and the digital complex as well as the latitudinal coordinates. The ridge regression showed the need to remove two of these variables. The case study demonstrated that the application of these techniques were critical in developing accurate and robust Hedonic Pricing models.
