91년도 2/4분기 건설허가 동향분석

  • 1. 2/4분기중 전국의 건축허가면적은 전년동기에 비하여 6.4$\%$가 감소하여, 1/4분기에 전년동기대비 12.3$\%$증가한 것에 비해 현저한 감소현상을 나타낸 바, 이는 건축허가제한 강화조치에 기인하는 것으로 보인다. 건축허가면적은 1월과 2월에 전년동기대비 각각 28.9$\%$, 18.4$\%$의 증가를 나타내었으나, 3월들어 1.1$\%$가 감소하면서 감소세로 돌아선 이후, 4월, 5월, 6월에 각각 0.2$\%$, 16.4$\%$, 0.6$\%$의 감소를 나타내면서 지속적 감소추세를 보이고 있다. 특히 6월의 경우 감소추세가 둔화된 사유는 ''90.5.15 건축허가제한조치에 따라 ''90년의 허가면적 자체가 대폭 감소한 데 기인한다. 2. 2/4분기중 허가면적을 용도별로 보면 주거용 건축이 5.6$\%$ 감소하였으며, 상업용은 17.1$\%$의 감소를 보였으나, 공업용은 제조업 분야의 시설투자활성화 영향으로 13.6$\%$의 증가율을 나타내고 있다. 3. 이와 같은 허가면적의 감소추세는 허가제한 강화조치에 따라 하반기에도 지속될 것으로 보인다.

A Study on the Commercial Streetscape Design Guideline of the Historic and Cultural Environmental Districts in Ancient Capital Gyeongju (고도(古都) 경주의 역사문화환경지구 내 상업가로경관 디자인가이드라인에 관한 연구)

  • The objective of this study is to provide a townscape design guideline that harmonized with a historic landscape via condition investigation and landscape analysis of the cultural /commercial environment district where an improvement is a necessity. The followings are the conclusions: 1.To enhance the identity of Gyeongju, should pursue diversity in unity by making the image of architectural landscape a similar peculiarity. 2.The central commercial district where the tradition is valued and contemporary figures meet the tradition needs a landscape formation by CONTEXT. 3.Since a characteristic of the target area is a regional commercial center, to reduce its congestion, reforming the area to simple environment is required. 4.Induce buildings located on the streets with cultural properties to have Korean traditional tiled roof in order to fit in with their surroundings. 5.Make it a rule to partition a wall into tripartition, the wall surface exposed should be the same finishing materials. 6.Consider the visual aspect of pedestrians and a building's width, the recommendable height of the facade should be 3~3.6m. 7.For the design archetype of cornice, four traditional types based on Korean traditional eaves are suggested. 8.The design of signboards should break existing square-shapes, and seek a design to take advantage of icons that historicity and traditionalist of the city are expressed.

  • The Contemporary consumer society demands companies to emphasize more on the brand marketing that can deliver the brand identities distinguished from those of competing companies. In today's environment, the meaning of consumption is not only a simple purchase of a product, but also assimilation into images, experience and emotional aspects of the brand. The flagship stores of brands take the advantage of the tendency seriously and utilize the envelopes of the building as marketing catalysts to establish their brand identities. This paper aims to investigate the possibility of the architectural envelope as a marketing element to establish the brand identities, by analyzing the design techniques that enhance the visual effects utilizing innovative application of material, pattern and connection details. it is studied that the function of architectural envelope's change from past to recent date and role of architectural envelope as means of marketing for expression brand image in contemporary commerce space and elements that can be applied on architectural envelope with theoretical consideration about marketing and brand identity. Also this paper will research about experience elements because the process for consumers to recognize brand image with architecture is the process of visual experience. And through example research, this paper will study interrelationship between visual system of cognition to be expressed on architectural envelope.

  • There is a growing interest and need for adaptive reuse and remodeling as a method for sustainable urban regeneration and residential improvement. The purpose of this study was to suggest implications for the remodeling of detached house for adaptive reuse in Korea. To this end, a theoretical review and case analysis was conducted on the remodeling in 'Gupo-Saetulmaul' and 'Haeridan-gil' in Busan City. The implications through the study are as follows. (1) Programs for residents participation and sustainable management of buildings are needed. (2) Coexist between residential and commercial use is needed. (3) A guideline for planning and designing street and building remodeling is needed at the level of the entire detached housing site.

Study on Forestland Conversion Demand Prediction based on System Dynamics Model (System Dynamics 기반의 산지전용 수요 모델 개발에 관한 연구)

  • This study was performed to predict change of forestland area in future to 2050 based on System Dynamics Model which is based on feedback loop by causal relationship. As forestland area change in the future depends on potential forestland conversion demands, each demand type of forestland conversion such as agricultural, industrial, public and residential/commercial use was modeled using annual GDP, population, number of household, household construction permission area (1981~2019). In results, all of conversion demands would have continuously decreased to 2050 while residential and commercial land would be reduced from 2034. Due to such shortage, eventually, total of forestland in South Korea would have decreased to 6.18 million ha when compared to current 6.29 million ha. Moreover, the forestland conversion to other use types must be occurred continuously in future because most of forestland is owned privately in South Korea. Such steady decrement of forestland area in future can contribute to the shortage of carbon sink and encumber achievement of national carbon-neutral goal to 2050. If forestland conversion would be occurred inevitably in future according to such change trends of all types, improved laws and polices related to forestland should be prepared for planned use and rational conservation in terms of whole territory management. Therefore, it is needed to offer sufficient incentive, such as tax reduction and payment of ecosystem service on excellent forestland protection and maintenance, to private owners for minimizing forestland conversion. Moreover, active afforestation policy and practice have to be implemented on idle land for reaching national goal 'Carbon Neutral to 2050' in South Korea.

A Study on the Establishment of a Public Library in Mixed-Use Complex - Focused on Public Libraries in Seoul - (복합용도건축물 내 공공도서관 건립에 관한 연구 - 서울시 공공도서관을 중심으로 -)

  • This study considers that the establishment of a public library within multi-use complex is one of the most effective ways to expand infrastructure of public libraries in Korea. A survey on the complexation rates of public libraries in Seoul was made through on-the-spot visits and telephone interviews. It turned out that out of all 112 public libraries in Seoul, 55 of them are in multi complex buildings. In order to efficiently establish public libraries to multi-use complex, absolute consideration on the size, location, and space should be made. Moreover, if necessary, additional complexation with commercial facilities, schools, and local government buildings should be made.

  • If we build new building after demolition of commercial building that is located in the downtown, it will be caused a social and environmental problem as wasting of resources and generating of waste. In this study, I investigated about remodel ins, this conclusion is given below. 1. Reconstruction cost is 2.1 times, and construction period is 1.4 times as much remodeling. So remodeling has an advantage. 2. For repairing and reinforcing timeworn building, we reinforced it as using carbon fiber sheet (girder, slab) and injecting method steel plate bonding Also, we tried to maintain efficiency of new building as using epoxy to protect concrete crack. 3. In the side of waste products and cost, remodeling has much more advantage than reconstruct. But demolition used construction period much. Because it had to be reused as repairing and reinforcing. And there was no difference between remodeling cost and reconstruct cost. If we develop research with enterprise.university.laboratory to exploit material and equipment and to train specialized engineer who will has a capacity to know construct repair and reinforce, it can be attribute to prevail remodeling in new construct market.

Analysis on Luminous Environment and Subjective Image of Two Different Commercial Streets at Night - Focused on View Point of Pedestrian - (야간상업가로의 조명물리량 및 이미지 분석 - 보행자 시점을 기준으로 -)

  • Streetscape plays on important role in urban cities. Characteristics of streets is basically defined by the building facade, signs, plants and paving during the daytime. However at night, street receives a new appearance due to the shop light from the buildings, exterior lightings, signboards and street light, and it creates most of the image of the streets. This study aims to analyze the luminous environment and its subjective image of two different pedestrian's commercial streets. Insa-dong street and Myungdong street were chosen for the study. Horizontal illuminance and luminance on building surface, advertisement billboards and pedestrian road were measured. Thirty students were asked to rate the five scaled questionnaire on their subjective images of the streets. Statistical analysis including profile, correlation and T-test are conducted and some findings are discussed

  • 인테리어 디자인학은 보편적으로 건물의 내부공간, 즉 매우 명확한 경계들을 전제로 잘 정의된 공간들에 관한 연구로 그 범위가 제한되어져 왔다. 따라서 건축, 도시, 또는 매우 광대한 의미에서의 환경디자인의 특권으로 알려져 있는 도시에 관한 쟁점을 그다지 자주 다루지 않는 편이라 할 수 있겠다. 그러나 극도로 고밀도화된 현대의 대도시들은 주요 지하 교통망을 중심으로 상업, 유흥, 업무시설 그리고 경우에 따라서는 주거단지에 까지 쉽게 연결되는 거대한양의 전이 실내공간들을 창출해내고 있다. 이것이 최근 홍콩의 건축가 게리 챙(Gary Chang)에 의해서 규정된 새로운 개념의 고밀도 도시 인테리어 랜드스케이프(interior landscape)인 것이다. 이러한 인테리어스케이프의 개념은 현대 도시의 모습 중에서 가장 흥미로운 개념들 중의하나라 할 수 있는데 다양한 요소들이 혼합된 그 특성은 이제 사회학, 건축, 인류학, 도시탐험, 인테리어 디자인, 도시 그리고 환경 디자인 등 다양한 분야에서 뜨거운 논쟁의 주제로 떠오르게 된 것이다. 이제 도시에 관한 연구는 더 이상 외부에서 내부로 진행되는 것이 아니고, 내부에서부터 출발되는 것이다. 극도로 밀집된 아시아의 대도시들은 이렇게 혼잡한 도시환경의 모든 요인들을 더 잘 이해할 수 있도록 다양하고 흥미로운 상황들을 제공해 주고 있다. 상업적 목적으로 건물 전체를 사용하는 수직적 전략이나 다양한 문화적 행태들은 도시 환경의 '혼잡성'을 그냥 참을만한 것이 아니라 오히려 그 도시만의 매력적 요소로 부각시켜 주는 것이다. 본 논문은 인테리어스케이프를 중심으로 진행되고 있는 다양한 이론적 논쟁들의 분석에 그 기초를 두고 있다. '장소성의 부재'의 개념, 혼잡의 문화, 공공공간의 사유화, 결절도시, 한계의 개념들을 분석하여 아시아 대도시들이 어떻게 이러한 쟁점들을 그들 자신만의 고유한 해결책으로 발전시키는지를 고찰하고자 한다. 본 논문의 목적은 서울을 사례분석 중 하나로 사용하여 인테리어 디자인 분야의 경계를 대도시로 확장하는 동시에 새로운 적용영역의 가능성을 탐구하는데 있다 하겠다.

Understanding of Blast Resistant Design and Performance Evaluation of a Building designed for Conventional Loads (방폭설계의 이해 및 일반하중에 대해 설계된 건축물의 방폭성능 평가)

  • Considering the increased threats from worldwide terrors and the increased demands on the blast resistant design of commercial buildings, this study is aimed at understanding the basic concept of blast resistant design and evaluating the blast performance with an actual design example. Although there are many differences between earthquake and blast loads, the design concept against both loads is similar in terms of allowing the plastic behavior of a structure and sharing the ductile detailing. Through the blast performance evaluation of a target building provided in this study, it is noted that a well-designed building for the conventional loads can have a certain level of blast resistance. However, this cannot be generalized since the blast load on a structure varies depending on the type of weapon, TNT equivalence, standoff distance, etc. Architectural planning with positioning the sacrificial structure or maintaining a sufficient standoff distance from the expected detonation is the simple and effective way of improving the blast resistance of a building.
