Residents of apartment complex make various attempts for their community. However, a community space in current apartment complex is planned uniformly without consideration of residents' diversity and the physical aid environment for aged people, children and the handicapped is in limited supply. Community spaces in apartment complexes satisfy various residents but need further study about this. The purpose of this study intends to evaluate the applicability of Universal design of community in apartment complex. Research was done examining 12 different apartment complexes in Seoul, which were all built after the year 2002. Researched community spaces were the senior citizen's center an indoor exercise area and a preschool which were evaluated and measured by passage areas, ramps, stairways and entrances. As a result, the study found that application of Universal design of community spaces in apartment complexes were evaluated relatively low. The environment of community space in apartment complex is not considered the blind, deaf, disabled, children and aged people because the application of these categories doesn't be enforced a law. Hence, Universal design regulations and design guidelines were established to satisfy residents of apartment complex.

The purpose of this study is to investigate the method on improving the frequency of use and satisfaction rate of the community facilities and to evaluate relation between improving the frequency of use and satisfaction rate of the community facilities and improving the sense of community in apartments. The research subjects of this study is the four public lease apartments which is built around same period with same design guide. The survey method is a questionnaire survey, a experimental study, focus group interview, an analysing drawing. The result of study is as follows. The first, the frequency of use and satisfaction rate have been effected by the operation management system as well as the physical circumstance. The second, The frequency of use and satisfaction rate of the community facilities have had positive correlation with sense of community. The third, multimedia room and conference room with low usability need to change a multipurpose space such as cafe, classroom for learning on artistic topic with high demand from occupant. Finally, a mindset shift is required for architects to inspire community facilities as an important mediated space improving the sense of community by suggesting spaces for leisure and hobby activities.

The purpose of this study is to analyze the characteristics of planning community facilities of public rental apartments by basic and qualitative factors for the last ten years from the year of 2000. This study analyzed the processes and trends of change of the following: land use, tenant satisfaction with the residential environmental amenities, the quantitative increase in accordance with social paradigms, improvement in the quality of residential life, and acceptance of the needs of residents. Therefore, this study will suggest effective and archivable improvements in them. Methods of this study include drawing analyses, literature surveys, and interviews with experts. This study aims to provide essential primary data for planning community facilities for public rental apartments in order to differentiate them from public sales apartments. In the results, community facilities of public rental apartments have been increasing in their size and in the number of their programs as well. It is certain that community facilities are important influence on improving residential environments and the quality of the life. Based on this study, it is more effective to plan community facilities to be connected or extended to other external spaces. And tenant satisfaction should be carried out and put into consideration to help determine if community facilities are adequate. Space compositions should be designed to be flexible per social paradigms and customers needs.

This study is to analyze the social integration plan characteristics of public rental housing community facilities in England, Singapore and Korea. The purpose of this study is to present the direction of social integrated community facility planning and management system for the revitalization of the Korean public rental housing community. To this end, similarities and dissimilarities are derived by comparing cases of community facilities in apartments. Methods of this study include literature survey, analyzed government web sites in overseas cases. Also domestic cases are analyzed qualitatively through field visits, expert interviews, and internal data review. The results of this study are as follows: First, various community facilities plans are needed to accommodate the role of private and public spaces. Second, activate the professional community facilities operation system with public-private cooperation. Third, Community facilities should be planned as local infrastructure.

본 논문은 도시성장, 신 도시개발, 개발업자, 도시계획가, 주택, 부동산 시장, 커뮤니티 계획, 커뮤니티 자금 조달, 지방 정부, 토지 이용 계획, 공공시설, 개발 비용에 초점을 맞추어 개발부담금 산정에 대해 이론적으로 고찰하였다. 개발부담금을 누가 부담해야 하는지에 대한 많은 질문이 실증적 분석을 기반으로 한 답변을 요구한다. 이러한 질문에는 토지 소유자가 부담하는 정도, 다양한 수준의 개발부담금이 커뮤니티의 사회경제적 혼합에 미치는 영향, 지역 내 재정 혜택의 분배 등이 포함된다. 더 광범위한 질문은 개발부담금의 차별적 부과가 도시 및 지역 형태에 어떻게 영향을 미치는가 그리고 개발부담금이 지역 성장을 보다 효율적으로 또는 덜 효율적으로 만드는가에 관한 것이다. 누가 개발부담금을 궁극적으로 지불하는가? 시장이 개발부담금에 어떻게 반응하는지에 대한 실증적 평가는 매우 부족하지만, 전반적으로 거주자(주민과 사용자)가 개발부담금의 대부분을 지불하는 것으로 알려져 있다.

1970년대에 새마을 운동의 실시로 새마을회관이 조성된 것이 정책적으로 마련된 커뮤니티 공간의 시초이다. 이후에도 마을회관이나 노인정과 같은 실내 커뮤니티 공간이 주로 조성되어 왔으나, 1990년대에 농촌 마을쉼터 조성사업을 실시함으로써 정책적으로 실외 커뮤니티 공간에 대한 관심이 시작되었다. 한편, 보호수는 산림보호법 제13조(보호수의 지정관리)에 의거하여 시도지사 또는 지방산림청장이 보호할 가치가 있다고 인정하여 지정한 노목, 거목, 희귀목을 의미하며, 휴식 및 휴양을 위한 문화공간으로서의 기능을 갖추고 있어서 지역민의 생활의 장으로도 이용될 수 있다. 이러한 보호수의 효용가치는 농촌마을의 사라져가는 공동체를 회복하기 위해 높이 평가되기도 하고, 보호수를 활용하여 농촌 마을쉼터나 소공원과 같은 커뮤니티 공간이 조성될 필요성이 제기되기도 하였다. 하지만, 보호수의 효용가치는 보호수의 현황이나 주변환경에 따라 다를 수 있으며, 농촌에 커뮤니티 공간을 조성하기 위해서 어떤 보호수를 우선적으로 활용하는 것이 효율적인지를 파악해볼 필요가 있다고 판단되나, 이와 관련된 연구와 노력은 미흡한 실정이다. 이에 본 연구에서는 농촌마을에 커뮤니티 공간을 조성하기 위한 보호수의 잠재력을 평가하여 향후 보호수를 활용하기 위한 기초자료를 제공하고자 한다. 먼저, 김천시에서 지정 관리하고 있는 40본의 보호수를 연구대상으로 선정하였다. 이후, 문헌조사를 실시하여 커뮤니티 공간을 조성하기 위한 보호수의 잠재력을 평가하기 위해 9개 항목을 선정하고, 이 평가항목들을 접근성, 공공시설과의 연계성, 환경성 및 안전성, 상징성, 조성 용이성의 5개 요소로 구분하였다. 그리고 보호수를 평가요소별로 잠재력 정도에 따라 1~5점으로 차등 평가한 후, 이 점수들을 합산하여 보호수의 최종 잠재력을 평가하였다. 그 결과, 커뮤니티 공간을 조성하기 위한 최종 잠재력(최대값은 25점)이 20점 이상으로 가장 높은 보호수는 7번과 12번인 것으로 나타났다. 최종 잠재력이 높은 보호수가 효용가치도 높다고 할 수 있으므로, 커뮤니티 공간을 조성하기 위해서는 이 보호수들을 우선적으로 활용하는 것이 효율적일 것이다.

본 연구는 커뮤니티 매핑 과정에 스마트기기로 수집된 공간분석 정보를 제공하고 공유하여 시민들이 자신의 의견을 객관적으로 검토할 수 있는 기회를 제공하고, 이러한 공간정보의 제공이 시민들의 의사결정과 인식에 어떤 영향을 미치는지를 살펴보았다. 연구를 위해 부산광역시 중구 영주동을 사례지역으로 선정하여 이 지역의 초등학생 보행안전 문제를 개선하기 위한 위험지역 선정을 목표로 커뮤니티 매핑을 진행하였다. 시민들은 자신들의 경험과 인식을 기반으로 1차 위험지도를 작성하고, 드론과 센서 등 스마트기기로 수집된 보행안전시설과 유동인구 공간정보를 공유한 후 2차 위험지도를 작성하였다. 1차, 2차 위험지도를 비교한 결과 많은 구간에서 순위 변동이 발생했으며, 참여주민들이 인식했던 것보다 객관적으로 측정된 유동인구가 많고 안전시설이 미비한 지역의 순위가 상향되었다. 또한, 주민 설문조사 결과를 살펴보면, 커뮤니티 매핑과정에서 스마트기기 기반 공간분석 정보의 제공은 시민들의 지역문제 인식에 도움을 주었을 뿐 아니라 본인들이 제출한 의견이 정책에 반영될 수 있을 것이라는 기대감도 증가시키는 것으로 나타났다. 또한 참여자들이 직접 만들어 낸 결과물에 대한 신뢰도 향상되어 주민 스스로 자신감과 믿음을 갖는데 도움을 주는 것으로 나타났다.

The purpose of this study is to provide an remodification method for elementary school complex facilities in Seoul Metropolitan city. This study analyzes the questionnaire survey for 568 entire elementary schools and the questionnaire survey for school facility complex project operated 44 elementary schools. Then the result of this study was deduced from the comparison between the 568 entire survey data and 44 survey data in terms of the cognition of school facility complex project, the required type of facility and the problems of complex facility maintenance and operation. Four major findings were revealed as the result of research. First, there is a very high agreement with the school facility complex projects. Second, it was need that the process of planning and design was remodified to enhance participation of parents of students and local residents for selecting an appropriate complex facility. Third, education environment and student safety should be protected from any other school facility complex environments. Fourth, an agreement and regulation is needed for more effective maintenance and operation of school complex facilities.

This research investigates the development trend of the elementary school facilities in Japan. To achieve this purpose, it is investigated that policies and the necessary area and the plans of 14 priorities at the elementary schools which have been built since mid 1970's in Japan. And plan compositions are analyzed focused on the classroom & multipurpose space and the concept of the plan. In this study, the elementary schools are analyzed as the following three specific features: 1. the countermeasure for the variety of the teaching methods, 2. the concept of dwelling space, 3. the concept of community center. The result of this study can be the fundamental data for a plan of the elementary schools in Korea in the future.

The purpose of this study to suggest the design guide line for the community center through the analysis of the satisfaction of the community facility and program in apartment. This study was approached by using both thoretical investigation and questionnaire survey. Survey was done examining 5 different apartment in Gwang-ju, which were all built from the year 2005 to 2007 and 268 residents were collected for questionnaire survey. As the result of this study, the satisfaction and usage of community facilities and programs showed higher indoor exercise field including yoga, golf and health club than others. Also the result can be used a basic data when planning new community center.
