프랑스 공공집합주택 분석을 통한 주거의 공유성에 관한 연구 -마르세이유 유니떼다비따시옹(Unité d'Habitation)대상으로- (A Study on the Residential Community through Social Collective housing in France -Focused on Unité d'Habitation in Marseille-)

  • 본 연구는 오늘날 우리사회의 고령화, 핵가족화와 같은 사회적 문제에 주목하고, 이에 대응하는 새로운 주거문화 계획을 위한 기초연구 수행을 목표로 한다. 구체적인 연구의 대상은 건축가 르꼬르뷔제가 설계한 프랑스 공공집합주택인 마르세이유 도시에 위치한 유니떼다비따시옹 이다. 프랑스 국가가 오랜 역사와 문화적 성장을 통하여 구축한 중요한 국가사상들 중에서 '주거'라는 주제는 단순히 거주하는 공간이 아닌 시민복지의 근간이며, 이러한 맥락에서 1950년대 초반에 건설된 유니떼다비따시옹 공공집합주택은 국가가 추구하는 시민복지의 정신을 여러 다양한 계층의 세대들이 함께 공존할 수 있는 주거의 공유성으로 제시했다는 점에서 그 가치가 매우 높다. 본 연구의 주제인 주거의 공유성에 관한 연구는 향후 우리사회의 세분화되는 다양한 세대들을 위한 새로운 주거문화 제시에 긍정적인 영향을 미칠 것으로 기대한다.

도시 열섬 완화를 위한 가로형 집합주택 계획모델 연구 (A Design Model Development for Street-Oriented Block Housing Reducing Urban Heat Island Effects)

  • This study focused on the possibility of reducing the cooling load through the change of micro climate in the outdoor space during summer season. This study proposes an efficient planning model by comparing the effects of urban heat island mitigation through wind path planning, outdoor space vegetation, and exterior material change by using the basic model of the street-oriented block housing proposed in the previous research by the same author. As a result, the most effective wind path planning strategy in the street-oriented block housing was the change of the air flow through the mass height adjustment. When the tall building masses were staggered and arranged in a balanced manner, the overall wind environment could be improved. The greater the height difference between low and high masses, the better the air flow was shown. It was also important to arrange the building masses so that the inlet of the main wind was open and to allow the external space to connect to the adjacent block to create a continuous flow. The change of outdoor space vegetation and flooring, and the formation of wind paths through the opening of lower part also showed the effect of heat island reduction. In addition, the change of PMV in summer was the biggest influence of shadow by tall building mass. Attention should be paid to the fact that high-albedo exterior materials are adversely affected by multiple reflections in dense street-oriented block housing. The use of albedo of the exterior material showed that it is necessary to pay attention to apply in the high density block housing. This is attributed to the rise of the temperature due to the absorption of energy into the low-albedo flooring, where the high-albedo exterior causes multiple reflections.

해외 집합주택의 공유공간 계획특성 연구 - 유럽, 일본, 중미지역사례를 중심으로 - (A Study on the Design Characteristics of Communal Spaces in multi-family Houses - Focused on Case Studies on Europe, Japan and Middle America -)

  • The purpose of this research is to find applicable design characteristics of communal spaces in multi-family houses. With this goal, international multi-family housing projects are selected and their communal spaces are identified. The purpose of study lies in analyzing on recent 10 years trends of shared space of multi-family houses in Europe, Japan, central America. The design characteristics of the communal spaces are analyzed with a special focus on the four Aspects such as Organization of space, access roads, parking, pedestrian movement In terms of the framework for analysis, community, rest, separability, rambling, territory, distribution, entrance, openness, view, prospect and aesthetic characteristics are reviewed. As a result, the communal space of the analysis are integrated in plans and sections throughout the multi-family houses. Openness and connection with surrounding urban environments are articulated by communal spaces. Communal identities and aesthetics are emphasized by various space for dweller and the other inhabitant. For a further research, it is necessary to combine a design method study with new multi-family houses for the future.

  • Residentialization is in progress in the coastal areas of the cities as the number of apartment houses rapidly increase with the simultaneous provision-centered development. It would be necessary to provide quality residential environments which would not deteriorate and would be chosen by many people as a sustainable residence in the future through the demand-centered development, considering the residents' consciousness. To do so, it is necessary to understand the residents' consciousness about the residential environment in the coastal area that has differentiated characteristics as a waterfront space through an evaluation of the residential environment, different from the existing residences. This study understands the significance of the waterfront space in the residential environment through people's consciousness when they choose a residence before they reside and people's consciousness when they evaluate the residence after they reside, concerning how the environment of the waterfront space is recognized as compared to other elements of the residential environment according to the geographic characteristics of the coastal area. In addition, this study analyzes the significance of people's consciousness before and after their residence through a comparison according to the change of distance to the waterfront from the perspective of access to the waterfront, the characteristic as a residential environment in the coastal area.

한옥주거단지 사업모델구상 및 타당성 분석 (The Business Model & Feasibility Analysis of the Han-Ok Residential Housing Block)

  • 주택에 대한 수요가 다변화되면서 최근 한옥주택 및 한옥주거단지에 대한 사회적 관심이 증대되고 있다. 기존에 한옥이 밀집한 지역을 중심으로한 정비사업 뿐만 아니라, 대규모 택지개발지구등에서도 한옥주택과 주거단지 개발에 대한 시도가 이루어지고 있지만, 본격적인 사업화는 이루어지지 않고 있다. 본 연구는 LH가 공급하는 신도시의 단독주택용지와 특성화용지등을 대상으로 하여 한옥의 잠재적 수요계층을 바탕으로 사업모델을 도출하고 사업모델에 대한 타당성을 검증하여 향후 사업화를 위한 방향을 제안하고자 한다. 기존에 검토되었던 고급형 타운하우스 형태의 한옥주거단지는 입지선정, 수요불일치 등으로 인하여 사업성이 부족한 것으로 분석되었으며, 설문조사 결과등을 바탕으로 계획규모변경, 용도혼합, 필지세분화등의 방법을 통해 사업유형을 6가지로 설정하였다. 사업모델 중에서 가장 사업성이 높은 유형은 블록형 집합주택으로, 이는 규모의 경제법칙(Ecnomy of Scale)에 따른 건축연면적의 증가가 분양수입의 증대로 이어진 것으로 이해할 수 있다. 소규모 한옥과 근생시설이 결합한 공동주택 모델의 타당성도 높게 나타났으며, 블록형 집합주택과 같은 동일한 사업조건을 적용한다면, 한스타일 공동주택의 사업성이 높은 것으로 분석되었다. 그 밖에 블록형 단독주택지내 고급주택 모델은 민간부문이 일반적으로 추진하고 있는 대표적인 사업유형으로서, 1호당 건설비용이 9.1억원으로 가장 많은 비용이 투입되는 것으로 나타났다. 한옥주거단지 사업성 제고를 위해서는 입지선정, 수요계층의 다양화, 주택규모의 적정화, 용도혼합등을 통한 집합화가 필요할 것으로 판단된다. 또한 단독주택용지에 한옥주택을 도입하기 위해서는 기존의 필지계획의 조정과 분할이 필요하며, 한옥형 용지등의 공급을 통해 새로운 수요에 대응하는 전략도 제안될 수 있다. 또한 기존의 획일적인 택지개발방식에서 벗어나 기초인프라(간선도로 및 상하수도)외에 조성되지 않은 자연상태의 토지인 원형지(原形地) 공급을 통한 개발방식도 검토할 수 있으며, 한옥의 지붕 및 가구구조상 1~2층 이상의 건축이 불가능하므로 경사지 형태를 갖는 원형지 공급방식의 단지조성이 토지비절감, 경관효과 등을 감안할 때 적합한 모델로 제안될 수 있다.

워터프런트에 입지하는 주거단지의 거주환경과 거주자의식에 관한 연구 -일본 니시미야하마지역과 비와코남부지역을 중심으로- (A Study on the Residential Environment and Residents' Consciousness of the Housing Complex Located in Waterfront -Focusing on Nishimiyahama and the southern part of Lake Biwa, Japan-)

  • 워터 프런트에 있어서의 집합주택은 전면에 퍼지는 수역의 경관을 얻을 수 있어 사람들의 생활에 윤택이나 안락함 등을 가져다 준다. 그러나 시가지와는 다른 워터프런트만의 환경적 이점을 살릴 계획 수법이 확립되어 있다고는 말하기 어려운 것이 현상이다. 본 연구에서는 일본의 워터프런트(니시노미야하마와 비와코) 거주자를 대상으로 앙케이트 조사를 실시하여 친수 활동, 거주 환경 의식과 거주 선택 이유 등에 대해 비교 분석을 실시하였다. 그 결과 향후의 워터 프런트에 입지하는 집합주택 거주자들의 거주환경에 대한 의식과 거주선택이유의 상이점을 알 수 있었다. 또 각각의 워터프런트지역에서 염해나 해충에 대한 대책 등 지역환경 특성에 맞는 문제점을 경감 대책의 필요성과 수변에의 전망을 확보를 희망하고 있으며 "방의 넓이" "통풍" "전망 채광" "프라이버시의 확보"등 워터프런트에 입지하는 집합주택의 계획수립 시에 상기한 거주환경의 조성이 거주자들의 주거의식에 영향을 미치고 있음을 알 수 있었다.

한국과 일본의 가구형 집합주택의 거주후평가 비교연구 (A Comparative Study on the Block Housing of Korea and Japan by Post Occupancy Evaluation)

  • In modern Asia major cities had same problem with lack of affordable housing for families. So they had to concentrate to the mass supply of housing and made some physical counter effects like high density of cities, limitation of parking space. Also people who lived in those cities could suffer from broken traditional community culture. To rebuild traditional community and increase land usage, Block housing is suggested as a new kind of multi-family housing for old town redevelopment. Now some governments are trying to make urban code to give some initiative for new block housing development in old city blocks. They expect this new housing type can help to solve serious problems like lack of parking area, green space and context of block. Also they hope that block housing development can help to increase safety of town and reduce cost of development. The purpose of this study is to review the establishment and development process of Block Housing and to confirm the aspect which has been changed with urban organization together. Also this study tried to find out the intentional characteristics of similarities and differences with comparison of Korea and Japan. And as a result we could find critical physical viewpoint, and provide considerations for future study and plan. Several cases of block housing in Korea and Japan were reviewed for comparative study and Post Occupancy Evaluation (POE) survey was examined to find satisfaction factors and problems which were expected to improved.

  • The purpose of this study is to understand the residential needs of family types and to suggest the basic documents for the apartments remodeling, which can be through the actual survey of residential living of old apartments. Generally, they have the residential living pattern according to the family types and the residential space types and it has an effect on the confrontation structure of residential living and residential space. Finally, through the analysis on the confrontation structure of residential living and residential space according to the family types and residential space, we found the residential needs and the family types and the applicable family types and there is some difference the residential needs according to the family types, but no difference according to the entrance types.

  • As the society is industrialization and urbanization, the increase in density of urban population brought about the rise of the land value and the shortage of the land for housing, as a result urban housing shortage was on the rise in a new social problem. According to this high-rise apartment buildings is under construction, but that is required habitation and safety, especially security for fire safety, because it is various age group residents in for 24 hours. Consequently this study aims to present problems and countermeasures against fire safety of high-rise apartment buildings and to construct a residential space to minimize human life and property damage caused by a fire.

일본 고령자 집합주택 거주자의 생활패턴을 고려한 건축계획 연구 (A Study on the Architectural Planning for the Housing of the Elderly to consider their Daily Life Patterns in Japan)

  • Studies about architectural planning for elderly residences have been carried out to examine various factors including the unit plan, site planning, and size planning. However, no studies have been undertaken that focus on the residents' daily life patterns. This study offers the design guidelines to support the daily life patterns of the elderly through the planning of elderly housing. For this study, elderly residents in Tokyo, Yokohama etc. in Japan were interviewed and surveyed. The results indicate that the changes to the daily life patterns of the residents living in elderly housing are the reduction of household, the increase of free time, and the change of social relationships. The elderly want to utilize their free time and focus on their social relationships. However, the elderly residences that we surveyed pay no consideration to social spaces and programs for their residents except for the cafeteria. To support the daily life patterns of the elderly, elderly housing should set a high value on the location, shared spaces, and unit plans of the residences in order to consider the personal diversity of the residents. Accessibility to public transportation systems and facilities should to be considered in the initial location planning. The revitalization of the public spaces should to be considered during the architectural planning stage. Considerations of personal taste during the unit planning stage are also necessary.
