Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

Differences between Sale Prices and Lotting Prices in New Multi-family Housing Considering Housing Sub-Market (주택하부시장 특성을 고려한 신규 분양가와 입주후 가격 변화에 관한 연구)

  • This study tried to find differences between housing lotting prices and sale prices owing to new multi-family housing price regulation. As the results of this study, they are as follows; First, this study shows housing market in Busan has a preferences of new housing which has a new housing form differing from the existing housing form. For example, the mixed-use apartment with higher stories shows steeper incline than the apartments with the existing forms. Second, the new housing prices are affected by the information that affect the price of the old existing housing. They are rates of green area of an apartment complex, the number of household, accessibility to downtown Busan and etc.. They are also confirmed factors that affect a rise of used-housing price in other studies. Third, brand value of apartments affects new housing prices. For example, if the major construction companies build the new apartment, it shows a rising trend than any other housing. Therefore, the local construction companies are expected to be put on a disadvantage places than major construction companies. Fourth, the lotting prices are the most important cause that lead to rise the new housing prices. Accordingly, the present lotting prices are expected that upward tendency the purchasing prices of the new housing will not continue, because the lotting prices have risen since the government removed lotting price regulations and exceeded the level of used-housing prices. And it denote that importance of housing sub-market which indicates rates of old existing housing market rising, frist preference Gu, second preference Gu, rate of multi-family housing.

  • The prompt recovery of housing market in Korea became the national task, for which tools that can analyze the influence that changing situation of housing market and new policy may have on the housing market needs to be developed. Thus, this research intends to develop Multi-Agent Housing Market Model and simulation system in Jinju City as a study area. Analyzing the local housing market of Jinju City, then multi-agent model of housing market that consolidates 3 sub-models, house choice model, hedonic model of house price and location choice model is developed. Moreover in order to develop simulation system the model is programmed in the virtual space of which the size is $150{\times}100$ cell including physical shape of city such as road, urban facilities, land use, etc. With the system, simulations are performed to confirm the impact of urban development on the pattern of residential location. As a result, it is found that the residential location can not be easily induced when only road, commercial and convenient facilities are supplied. However, it is also found that since supplying green results in very many residences, arrangement of infrastructure and environmental factor should be considered at the same time for urban development. As conclusion, it is confirmed that the model and simulation system developed in this research smoothly works to be utilized for the analysis of diverse policy experiment and housing market.

A Study on the Effect of Urban Housing Reform on Chinese Urban Housing Poverty (중국의 주택상품화 과정이 주거 빈곤에 미친 영향)

  • China is in the process of carrying out socialist planned economic system and capitalist market economic system along with its reforms and opening. In the process, the problem of poverty is surfacing along with the commercialization of housing. In this study, we've analyzed China's social security system through literature at home and abroad based on the concept of place poverty, and have pointed out the characteristics and problems of Chinese urban housing reform centered around what we've identified. Furthermore, we've divided up China into 8 zones, and have examine the characteristic of each area by population & social index, economic index, and housing index. As a result of analysis, the process of urban housing reform had an effect on housing poverty, and appeared to have different characteristics by zone. In this study, since China's situation by area is very diverse, it presents a point that we must approach with not a monistic method but a pluralistic method regarding housing policy.

  • In the late 1980s, 5 new towns such as Bundang, Ilsan, Pyeongchon, Sanborn, Jungdong were constructed to solve housing problems and to disperse functions concentrated within Seoul. As the city got matured, it began to appear the initial signs of urban problems such as aging of high rise-density apartment sites, traffic congestion, lack of parking spaces and aging of infrastructure. Therefore, in order to cope with urban problems, it is very important to apprehend the process of urban growth, its change and the feature of physical/human elements. So, the purpose of this thesis is to analyze the changes in housing and population characteristics for past 20 years by use of Census data from 1995 to 2010. First, the new town's goal of population and housing plan at the time of construction was analyzed how it was achieved, and it is close to the performance of the goal. And the trend of changes in the population and household characteristics was analyzed by every five year's data. As the result of analysis, it shows socio-demographic changes such as aged and elderly population growth, rapid increase in one generation's household and single person household, highly educated city, monthly rent household's increase and charter household's reduction. Results of this analysis can be utilized to aforethought management of new towns. But it is required more sustained and systematic urban monitoring and data analysis because the one-off analysis of the city's characteristics alone is difficult enough to grasp them.

Analysis of Effect of Infrastructure Property on an Apartment Housing Price - Focused on Urban Subway System in Seoul Metropolitan Area - (사회기반시설 이용특성에 따른 공동주택의 가격 영향에 관한 연구 - 수도권 도시철도를 중심으로 -)

  • The study intends to identify the effects of infrastructure property on an apartment house by analyzing the price variation affected by factors constituting the quality of the transit services of each individual station in urban railway system based on hedonic price model. The research findings indicate that the prices depending on the transit users have increased from 7.8% to 12.2% in Seoul and decreased from 6.1% to 12.9% in Gyeonggi, which implies that a lower number of transfer users has a positive effect on housing prices in Seoul unlike Gyeonggi. It also is noteworthy that the distance to the urban railway station had a negative effect on housing prices in Seoul and positive effect in Gyeonggi. Taking these results together, in Seoul, the increase in the number of transit users had a negative effect on neighborhood housing prices. When analyzed by segments, however, an additional negative effect was observed only in the apartments located within the radius of 100 meters. It is also found that the impact of transit users varies according to the regional characteristics, such as the density of commercial facilities and the population density, and the spatial extent of negative effect also showed regional differences. These results provide implications for the planning of new stations, new cities, and land use of existing areas around stations.

The Characteristics of Intra-Urban Migration in Seoul (서울시 내부 인구이동의 특성에 관한 연구)

  • This paper has focused on the geographical patterns of migrations and the influence of housing value(apartment) per pyung on the migrations within the one city(Seoul) for 1995$\sim$2003. The migration flows which are composed of the origin, the destination and the number of migrants, are examined at the administrative gu and dong level. As most migrations occur among adjacent gus and dongs, short-distance migration is prominent But there is a tendency for the short-distance migrations to occur between specific regions. Since the economic crisis of 1997 out of which Korea was rescued by IMF, differentiation of housing price is so evident that residental relocation is selective among dongs. It seems that the differentiation of housing price has begun to facilitate the relocation of households. Certain social groups are excluded from high-quality residences, as they cannot afford the high price. The number of migrants between dongs is closely related to the variation of the housing value per pyung within dongs. The short-distance migration may reflect this phenomena simultaneously. It seems that the intra-urban migrations in Seoul play a important role to produce and reinforce the residential segregation.

  • This paper aims to analyze characteristic by the cities focused on the ratio of new apartment resale that is one of the apartment unit sale market, which has been increased recently. So, this study examined characteristics of population, apartment trade & sale, housing with 162 cities and counties and performed multiple regression analysis with dependent variable, ratio of new apartment resale. As a result. the factors affecting the ratio of new apartment resale are 7variables, apartment sales rate, transfer of ownership, apartment turnover rate, sale volume, regional apartment rate, population increasing rate, housing average apartment sale price rate. In terms of the increase in apartment sales prices, the rate of sales price increase was relatively low in areas where the transaction rate for apartment sales is high, and the number of apartment sales right transactions increased as the number of other ownership transfers rose. As a result, the data will be based on the improvement of the government's policies and systems to stimulate the transaction focused on the real estate agents in the apartment market.

  • Nowadays, urban townhouses are being developed in various forms according to the characteristics of different regions in consideration of the trends of the housing market. Misperceiving the needs of consumers or their characteristics as a house for living, however, they often end up becoming products that are not suitable for urban life or degraded on account of reckless regional development. It is so unfortunate that such trial and error keeps being repeated. Urban townhouses are advantageous because there is no such problem as either invasion of privacy or noise from neighbors, and it is possible to have one's own garden and enlarged parking space, obtain quality of grounding, and plan unique interior and exterior design. They are also equipped with the strengths of apartment houses as well, for example, the efficiency of joint control in crime and disaster prevention or security, architecture of diaphragm walls with the separation of gates, or the planning of common space like a central square or park. Therefore, there is a great chance that they can be developed as the types of urban housing. Accordingly, the purpose of this study is to establish the basic direction of developing housing products right as space for urban life and maximize the roles of urban townhouses. By understanding their spatial as well as functional elements as a house for living, this author aims to provide a guideline for housing product development to realize urban townhouses that can meet consumer needs.

  • 우리나라는 아직도 화재경계지구로 분류된 노후화된 주택 또는 시장, 밀집지역이 많이 분포하고 있으며, 이는 자연재해로 인한 화재 발생 시 매우 취약하며 이러한 특성이 도시화재가 될 가능성이 높다. 그러나 아직 우리나라에는 연구 및 대응책이 미비하며, 이에 국내 외 도시화재 특징 및 연구동향을 분석하여 도시화재에 대한 기초연구 자료로의 제시 및 향후 연구방향에 대하여 모색하고자 한다.
