Dharavi, located in Mumbai, India, is the largest slum in the world, with over 700,000 people living in one area. The provincial government has selected a private business, and planning to promote Dharavi's redevelopment together. In addition, the Indian government announced three city development initiatives in 2015 and is promoting altogether the nationwide urban development in India, redevelopment projects in existing cities, and housing provision for slum residents. Through incorporating ongoing projects such as DMIC industrial corridor and smart city construction in India to the pharmaceutical industry that India has a comparative advantage over other industries, urban pharmaceutical research & production facility and residential complex is proposed in this paper, to be capable of supplying all occupants in the designated site, as a prototype for possible redevelopment directions.

건설산업연구원은 지난 8월 23일 2시 서울 논현동 건설회관 3층 중회의실에서 '8.31 대책 1년 : 평가와 개선 방향'이라는 주제로 세미나를 개최했다. 이번 세미나에서는 8.31대책 이후 부동산 시장 동향의 평가와 문제점 개선을 위한 규제, 그리고 재건축 재개발 사업의 개선 방향에 대한 주제들을 발표했다.

미국, 일본, 유럽 등 선진국들은 신도시 건설보다 낙후된 도심 개발에 주력하고 있다. 대표적인 예가 도쿄 롯폰기 힐스, 뉴욕 배터리 파크 시티, 베를린 포츠다머 플라츠, 그리고 영국의 도클랜드다. 주거·상업·업무 기능을 아우르는 복합 타운으로 개발된 이들 지역을 살펴보고, 앞으로 우리나라 재개발 사업의 나아갈 방향에 대해 알아본다.

This study aims to investigate Marseille's Euromméditerranée project and provide policy implications for revitalizing domestic urban regeneration projects. First, we identify Euroméditerranée as a pivotal urban regeneration effort, executed by EPAEM-an organization fostering governance-driven project advancement through collaboration and investment from both central and local governments. This endeavor has significantly contributed to revitalizing Marseille, enriching the quality of life for its residents. Second, this urban regeneration project has the following notable features: consolidated approach with combination of full redevelopment and rehabilitation, integrated regeneration covering hardware-like physical regeneration and software-like economic, cultural, and environmental regeneration; government-type urban regeneration project structure. Finally, we suggest that policymakers should consider the economic scale in urban regeneration projects, national-level government organizations, and efficient public-private partnerships.

주택건설 및 재개발사업의 수요증가로 인하여 D주택의 경영조직이 방대해짐에 따라 의사결정을 위한 정보의 수요가 팽창하였으며, 업무기능의 세분화에 따라 하부 시스템간의 정보교환이 복잡하게 되어 경영관리상의 문제 타개 및 종합적 정보가 필요하게 되었다. 또한 정보처리 시스템의 개발 및 유지를 위한 하드웨어 및 소프트웨어 기술환경의 변화가 급격하며, 축적된 Knowhow를 최대한 활용하기 위한 효과적인 계획수립과 전산개발 및 운영체제의 실무부서로서 전환체제 정립이 필요하게 되었다.(중략)

Recently, various problems have been occurred in Apartment reconstruction process. Such as, delaying schedule, additional cost increasing, etc. Those were caused by decision making which is lack of professionality in early phase of reconstruction process. Therefore, in this study proposed improvement plan by application of project management and construction management process in Apartment reconstruction project.

This study aims to analyze the on-site improvement area of residential environment improvement project based on research results derived from the on-site and questionnaire survey in case of Daegu. The main findings are as follows. First, residents complain about delay of project completion because a long time has been passed after on-site improvement area was designated. Experts and government officials agree that a new method of development is required. Second, future development should discriminate on-site improvement area according to its level of project completion. The area should be classified into project completion areas and on-going area, and new methods, such as redevelopment, apartment-housing construction method, should be allowed. Third, for better management of on-site improvement area, laws and regulations must be ready and government's will for improvement is crucial.

낡은 중 소규모 주택이 복잡하게 밀집돼 있어 난개발지역, 낙후지역 둥의 풀지 않은 별칭이 붙어 있던 서울 동대문구 전농 답십리 일대에 최근 새로운 변화의 바람이 불고 있다. 뉴타운 사업을 둥에 업고 신흥 주거지로 거듭나기 위한 재개발 공사가 한창 진행 중인 것. 이에 따라 일대 곳곳에서 각종공사가 이뤄지고 있는데, 그 중에서도 삼성물산 건설부문(이하 삼성건설)이 시공 중에 있는 '전농7구역 재개발현장'은 세간의 시선을 한 몸에 받고 있다. 그 이유는 바로 '철저한 안전관리' 때문이다. 현장의 임직원들은 전농동을 '서울 동북권의 신주거중심지'로 만들겠다는 신념으로 시공에 심혈을 기울이고 있다. 따라서 공사의 품질과 신뢰성을 좌우하는 '안전'에 있어서 만큼은 조금의 빈틈도 허용하지 않는다. 안전으로 전농동의 화려한 미래를 열어가고 있는 현장을 찾았다.

최근 그래픽기술과 자료관리기술이 발전함에 따라 3차원적 가시화 및 분석에 대한 연구가 활발히 진행되고 있다. 국내의 경우 국가 GIS사업과 더불어 대전, 광주, 부산 등 각 지자체들의 GIS 구축사업으로 인한 3차원적 공간정보의 활용이 증대되고 있다. 특히 대도시의 토지이용 효율을 높이고 건설회사의 이윤을 극대화하기 위하여 기존의 저층 주거용 건물을 고층 아파트 또는 고층 주상복합 건물로 재건축 또는 재개발하는 경우가 빈번해졌다. 이러한 과정에서, 신축되는 고층 건물과 기존 단독주택 또는 공동주택의 일조권, 조망권, 사생활권 등 환경권 침해에 대한 민원이나 법적 분쟁이 많이 일어나고 있다. 이에 합리적이고 과학적인 대안제시를 위하여 3차원적인 도시모델을 기반으로 하는 도시지역에 대한 환경권분석이 요구되고 있다.

Urban renovation projects (reconstruction and redevelopment) have a longer licensing period than general housing projects, and many consultations with the licensing authorities require expertise. Most of the members of the union do not have basic knowledge of the maintenance business, so they have a lot of authority to promote smooth business Is entrusted to the union leader. However, contrary to the original purpose entrusted by the members, it is easy to find a case where the business is suspended because the union leader is exposed to corruption for the private interests of the union, and the members' disputes could not be resolved. In order to overcome this risk, the problem of the maintenance project was found through a questionnaire survey composed of practical experts, and a solution was presented through the KCSI evaluation model. This study mentioned the necessity of a responsible CM that can make independent business decisions without interference from the union, rather than a management-type CM limited to the cooperative's work assistance. In order to promote the construction industry's national role, it was necessary to revitalize responsible CM, so six practical alternatives were proposed.
