  • Due to the supply of standard plans disregarding the occupant's of apartment houses preference, the renovation of balcony has frequently been increasingly performed. As a result, the renovation has caused a loss of national economy and many problems. Existing research studies related to the balcony renovation discussed the implement plans on rate and types o( renovation. However the loss cost by balcony renovation has never been researched. This study, therefore, estimated renovation cost by surveys and analyzed the causes of renovation with regard to the selling methods of companies, awareness of occupants and re131e0 regulations.'rhis study proposes a guideline for the rebuilding the balconies of apartment houses to minimize a loss of national economy.

  • Houses have usually been planned for those who are in good physical condition rather than with disabilities. Therefore, it is difficult to provide a high quality residential environment for people with disabilities. To live in their own houses continuously, it is essential to renovate their houses where they have been living. This study focuses on removing the barrier factors from houses by analyzing the characteristics of disability types and purpose of each space. Therefore, this study divides a house into 5 sectors: an accessible path; an entrance hall; a corridor; a living room; and a bedroom to remove the barrier factors from each sector according to the analysis above. As a result, the sectors that show high frequency and importance of renovation should be considered as a top priority for renovation.

  • Implementing a home modification to enable elderly's safe and independent living is the key plan to realize their aging in place. South Korea in which had entered an aged society is not yet vitalized in home modification for the elderly compared to that of welfare-developed countries, and South Korea provides support that is limited to the low-income elderly. Therefore, this purpose of this study was to analyze the laws related to the home modification, the present condition of home modification support, the standards and guidelines in home modification, the support in house modification cost, and supporting organization and working force in the home modification. Through the analyzing process, this study examined the current situation and problems of institutional support in the home modification for elderly and the proposed plan for institutional improvement. The suggestions based on the results are as in the following. 1) Home modification support law(act or regulation) is required to be improved 2) Home modification support system correspondent to aging process should be provided regardless of their income levels. 3) Delicate plan standard and guideline are necessary for a process of implementing the home modification for the elderly. 4) Information on life behavior is in need for the implementation of elderly-customized home modification. 5) Cost for the home modification should be considered to cover by the Act on Long-Term Care Insurance for the Aged. 6) Housing Welfare Center and Housing Welfare Professional should be actively utilized for the home modification support institution and work force.

The Development of the Scale for the Elderly's Intention on Home Renovation (노인의 주택개조 의지 측정도구 개발)

  • This study aims to develop a scale to measure the elderly's intention on home renovation and to verify its validity. As a methodological study based on the theory of planned behavior, this study provides 26 preliminary items in the pre-test. The first main test, performed to verify the content validity of the developed items, was followed by a second test of construct validity and reliability. As the result of the content validity test targeting experts, some of the original 26 items were excluded, while others were combined for a total of 22. As the result of the construct validity test of the scale, targeting the elderly aged 65 and over, the 22 items were narrowed down to 14 items, excluding the items that were unsuitable for communality and Eigen value. After once more conducting a factor analysis, the items were classified into five factors with a total cumulative variance of 72.5% and a Cronbach's α of 0.75. This study will contribute to the discussion of housing for the elderly by giving force to environmental regeneration activities through facilitating the identification of the home owners' intentions to renovate in order to improve the physical environment in decayed areas at a public level.

  • There is a growing interest on and expansion of rights of people with disabilities. Among them, people with visual impairment show high adaptation to environments in comparison to people with other types of disabilities, thus a large percentage of them live in their own houses rather than residing in a care facility. According to the housing status of people with visual impairment, the ratio of their residence in rural areas is high. In rural areas people who have disabilities often live in poor residential environments, requiring much improvement. However, such improvement is too costly for them to pay, and home modification that does not fully consider the user, may cause less efficiency and another dangerous situation to people with disabilities. The purpose of this study is to delineate empirical lessons for direction of customized home modification for people with disabilities through analysis of process of home modification including the execution as a intervention. This study used qualitative method to examine and analyzed the entire customized home modification process. The conclusion of this study is as follows. First, home modification measures should be derived considering the suitability of the target building for the specific condition of residents. Second, discussions with various stakeholders from the early stage during which proper home modification measure is searched are essential for realizing appropriate customized home modification. This study has significance in that it provides the direction for customized home modification for people with disabilities as well as empirical data that could reduce trials and errors in the future.

A Study on Residential Remodeling for Improving Independent Living of Elderly Households - Focused on Residential Remodeling Types and Needs of Elderly Households in Seoul - (노인가구의 자립생활증진을 위한 주택개조방안에 관한 연구 : 서울시 노인가구의 주택개조실태와 요구를 중심으로)

  • Aging in place strategies such as residential remodeling have potential to enable older persons to remain in their own homes satisfactorily in terms of quality of life. The purpose of this study is to investigate the types of residential remodeling, needs, and opinions of elderly households living in Seoul and to suggest the housing policy and system for improving independent living of elderly households. Using face to face interview with structured questionnaire, 115 elderly households were interviewed during April $25{\sim}June$ 25, 2005. Most of respondents wanted to stay in their own homes as long as they can and some of them remodeled their houses to adapt their physical and financial conditions and housing needs. Various factors such as financial problem and lack of knowledge about remodeling process, however, restricted their actions to realize their needs. Based on the results, some suggestions to activate 'aging in place' were proposed as future guidelines of housing policy related to residential remodeling for housing welfare of the elderly.

  • Kitchen space is one of the most dangerous places for the elderly. Modification of kitchen space for improving safety and independence for older residents is very important factor for aging -in-place. The purpose of this study wes to identify the current situation and modification of kitchen space by elderly-headed household. The sample included 108 respondents over the age 65 who consisted of elderly-couple or single person household with homeownership in Seoul. The data were analyzed by descriptive statistics. Based on the findings of the study, the present incidence and recognition of future need in kitchen modification were identified. Changes in kitchen space made tended to be nonstructural or relatively inexpensive items. In conclusion, this study suggests several ideas for improving current physical problems of kitchen space to support daily living of older residents.
