A Study on the Planning Characteristics of Sustainable Housing Area (지속가능성의 함의를 고려한 주거지 계획특성 연구)

  • The purpose of this study was to provide basic information about the study of model development of sustainable housing area. So, this study identified the concept of sustainable development and condition after investigation Habitat Agenda II, and the 10 items of agenda were used to constitute the case study framework. This study found the development characteristics through the case study of 6 sustainable housing areas in the world(US, UK and Australia), and searched the missing point in the sustainable development concept. The major findings are summarized as follows: First, the attempt of environmental sustainability was restrictive such as minimal environment pollution and waste, water resource protection and conservation of nature ecosystem. Second, in social-culture sustainability, the effort of right to housing, solution of urban squatter and housing welfare eliminated. Third, in economic sustainability, the attempt of prevent natural disaster, technological and industrial disaster excluded.

  • The purpose of this study is to find the characteristics of planning factors to the outdoor space of the olympic village munchen. The result of the research are follows; 1) The horizontal gardens of the low buildings and hanging gardens on the terraces of the high-rise buildings are intended as a continuation of the concept of the modelled landscape. 2) By virtue of the choice of the type of building and the way in which the buildings are staggered, the residents have an unimpaired view of the green spaces and recreation areas. 3) Leisure value is further enhanced by the proximity of the residential arms to the footpath running north to south. 4) The terraces allow the residents to enjoy more sun and sky, so that the view into the distance is the rule. 5) To improve orientation, the pedestrian paths to the residential wings are also situated directly over the underground vehicle-access roads.

  • Developed countries have developed indicators of quality of life and are using them as indicators of policy decisions, and Korea is also developing and operating indicators of people's quality of life. One of them is a lifestyle-oriented SOC, a policy that aims to improve the quality of life of the people by improving living infrastructure. This study aims to focus on subjective happiness among people's quality of life. The elderly are a relatively marginalized class in the national policy, and this study aims to analyze the effects of the elderly's residential environment on quality of life, housing satisfaction, and happiness. The purpose of this study is to provide useful implications for urban planning and related policy making by examining the structural relationship of whether the individual-environmental fit perceived by the elderly affects housing satisfaction and subjective happiness, and by analyzing the mediating effect between housing satisfaction and subjective happiness. As a result of the study, it was found that convenience, comfort, and public welfare of personal-environment suitability affect housing satisfaction and subjective happiness, and housing satisfaction affects subjective happiness. Also, it was analyzed that housing satisfaction had a mediating effect in the relationship between comfort, public welfare, and subjective feeling of happiness.

  • Domestic and international laws and regulations on design of residential environment are adopted, revised and supplemented to solve the problems such as access, safety and privacy in the residential space of the elderly and the disabled. This study is an comparative analysis of Korea and Japan, USA, UK laws and regulations on environment design by literature review. The purpose of this study is to present the basic materials required for development of the standard that would supports the undiscriminatory physical environment for the socially weak who are experiencing aging and disability, due to the restricted scope of entrance, bathroom and kitchen spaces with high frequency of safety accident. The results of this study are as follows. (1) Design guidelines on residential environment were compared under five residential factors for aging in place: safety, accessibility, amenity, usability and privacy. (2) The guidelines of each country applied to the entrance, bathroom and kitchen space were compared. (3) The results showed present guidelines should be completed with 'safety', 'accessibility', 'amenity', 'usability' and 'privacy' for Aging in place.

A Case Study on the Health Impact Assessment of Residential Development Projects (주거지 개발사업에 대한 건강영향평가 사례 연구)

  • Health Impact Assessment based on municipal law is performed and written in the sanitary and public health part in the current environmental impact assessment. Residential development projects such as housing site development etc., are not subject to health impact assessment under Article 13 of the Environmental Health Act. However, health impact assessment is conducted partially based on the review that health impact assessment targets which are identified among substances emitted from pollutants nearby industrial complexes should be assessed risk (including carcinogenic and non-carcinogenic) at the stage of the environmental impact assessment consultation. Although residential development projects do not have plans for pollutant emitting facilities that emit hazardous air pollutants, there is a possibility that residents might be affected by pollutants from industrial complex near residential area in the future. In this study, Health impact assessment was conducted to examine the impact on residents in planned areas by analyzing previous residential development projects. We predicted future impact by using the literature survey results on surrounding area (case1) and conducting contribution analysis (case2) and predicting exposure concentration of carcinogenic substances applying Atmospheric Diffusion Model (AERMOD). By this study, we concluded that applying on-site survey, contribution analysis and prediction of exposure concentration by using AERMOD complementarily will be effective to assess the health impact to the receptors by pollutants from industrial complexes near the planned zone.

A Study on the Residential Environment Preference and Needs of the Multi-academic Young Single Family Based on Life Style (라이프스타일 기반 다학제적 청년층 1인 가구의 주거 환경 선호 및 요구 분석)

  • Recently, the proportion of single-person households is on the increase in Korea, expected to reach 34.6% in 2035. Among the single-person households, Young single family households are facing greater difficulties due to high house prices in Korea. The government is expanding its support to Young single family, executing various policies such as public lease housings, private lease housings for youth, youth dormitory, etc. The purpose of this study is to understand the exact housing requirement of Young single family households who have different lifestyles with other age groups and provide base line data for youth house planning which will be in use later on. Study methods are shown below. First, this research studied the status and characteristics of Young single family households by looking into literature. Second, by studying previous studies concerned with life style and housing preferences of youth, the tool for investigating preferences and needs of housing environment by Young single family households was composed. Third, survey on characterstics of space usage, preferences and needs on flat composition, and preferences of interior design were conducted based on lifestyle of Young single family-households. The survey was conducted as an online survey using SNS for 150 Young single family holds from the age of 20 and 39, including students and office workers from December 2018 to January 2019. The results are as following. (1) Looking into the space usage characteristics, considering that various activities other than basic functions take place in bedroom and living room of small-sized Young single family households, we need to consider this additionally when planning the housing. (2) Looking into the preferences and composite needs of flat composition, the subjects demand separate bed room and more living room space, and also demand expansion of living room space where various activities take place and additional storage such as dress room in bed room (3) The preferences toward interior design show preferences toward modern style and achromatic color, a representative color. The subjects also prefer floor finishing materials normally used for living spaces, and indirect, soft lighting that uses wall. Also, there are differences between interior design preferences between students (20's) and office workers(30's) due to their different lifestyles. Research is needed to propose practical residential environment requirements and plans through a case study of actual public rental housing and a wider range of users.

A Comparative Research on Housing Satisfaction of the Single or Couple Elderly Households by Household Situation (가구상황에 따른 노인단독가구의 주거환경 만족도 비교 연구)

  • This study aimed to diagnose the housing conditions of the low income single or couple elderly households. Specifically, this study divided the elderly households into total 8 housing situations according to the three factors of residential area, household composition and income level, and compare the housing satisfaction level by household situation. This study was conducted in the form of the 1:1 interview with structured questionnaire and the field study, targeting the low income single or couple elderly households over 65 years old in urban and rural areas. The 80 collected data was analyzed using the SPSS statistics program. First, the households living in the urban areas and those in the rural areas had different housing conditions. Secondly, there was a clear difference in housing conditions between the single elderly households and couple elderly households. Third, the housing conditions were different depending on the gap in income level. This research is expected to be used as a basic resource to understand their various and differentiated demands and plan the housing environment to properly meet the demand.

Development and importance analysis of evaluation factors for formation of future-oriented rural residential environment: using network analysis and AHP analysis (농촌다운 주거환경 조성을 위한 평가항목 개발 및 중요도 분석 - 네트워크 분석과 AHP 분석 활용 -)

  • The purpose of this study is to develop the evaluation factors for formation of the future - oriented rural residential environment and to derive the importance of this evaluation factors. The main research methods are network analysis using Net-miner, AHP analysis and importance analysis for experts. The main research results are as follows. First, 6 factors for evaluation rural residential environment(environmental-sustainability, communality, self-reliance, aesthetic, enjoyment, settlement), 3 sub-factors of each factors, and key physical facilities(10 for rural center and 28 for rural villages) were derived by literature analysis and network analysis on it. Second, key priority factors that should be considered in physical formation of rural residential environment was deducted by AHP analysis. Improving accessibility of living services in the settlement factor, improvement of garbage collection and wastewater treatment system around the residential area, and ensuring topographic continuity in the environmental-sustainability factor was derived as a priority factors. Third, as a result of evaluation of the importance of physical facilities in the rural residential environment, there was a high demand for cultural welfare facilities in common. However, when compared with the villages where the harmony between the natural environment and the living environment is emphasized, convenience of living and accessibility of transportation were important in the rural center. These results suggest that solving the qualitative conditions as residential environment will help to attract new population. This study will contribute to enhance the qualitative level of the rural residential environment by suggesting strategic priority items when carrying out projects related to the rural residential environment creation in the future.

  • 사람들은 대부분의 시간을 집이나 직장에서 보내게 된다. 그러므로 집과 사무실은 삶에 있어서 가장 중요한 두 개의 공간인 것이다. 인간공학적으로 디자인된 사무실은 그곳에서 일하는 사람들의 신체적, 사회적 요구에 부합하게되어 작업능률과 만족감을 향상시키며, 스트레스를 조절하고, 건강과 안전을 위협하는 요소를 최소화한다. 특히 많은 책임과 권한을 가진 사장들에게 있어서 인간공학적으로 디자인된 환경은 필수적인 요건이 될 것이다. 본 연구는 사례조사법을 이용하여 미국 Lowa주 주도인 Des Moines에 사무실을 갖고있는 10개 보험회사 사장들을 대상으로 설문지와 관찰조사 및 실내공간 스케치를 이용하였다. 대부분의 사무실은 직접적으로 일과 관련된 디자인 부분만 강조되어 있었으며 그들의 많은 시간이 읽기와 쓰기등 시각적인 일에 쓰여지고 있음에도 불구하고 조명, 특히 국부조명은 거의 고려되어 있지 않았다. 상담이나 접견과 같은 활동을 위한 가구의 선택이나 실내공간계획이 제대로 되어 있지 않았다. 사용후 평가를 실시한 결과 대부분의 대상자들은 심리적, 생물학적 요구사항들에 대해 긍정적인 평가를 하였다. 디자이너는 좀더 사용자 위주의 공간계획을 해 나가야 할 것이며 각각 다른 사무실특성, 기능, 인간관계. 특히 종업원과의 관계, 사업종류 등을 명확히 이해해야 할 것이다.

A Study on the Research Method for Residential Interior Color Planning (주거환경 디자인의 색채계획 연구방법에 대한 고찰)

  • The purpose of this study was to examine the trends of recently published color studies and the characteristics of the methods and study tools used in the field of interior design and to suggest the desirable study tools which can be practically used in housing color plav. All the color studies published after 1990 were collected and categorized, and the representative studies in the contents and methodologies were selected. The study tools such as image categorizing words, evaluating adjectives, interior photos, color palettes, interior perspectives by computer system, models, etc. were most frequently used in housing color studies. By analyzing the characteristics and restricts of each tool, desirable methods which can be practically used in color plan situation were suggested.
