올해들어 웰빙 열풍에 한창입니다. 생활패턴이 변화하면서 자연환경뿐만 아니라 생활공간에 대한 관심이 늘어나고 있습니다. 주거환경을 위한 친환경 가구 제품들은 어떤 것이 있는지 꼼꼼히 살펴보고 자신의 집에 맞는 것을 선택하는 것이 중요합니다.

본 연구의 목적은 과열된 주택 시장을 진정시키려는 정부 정책과 주택구입희망자의 요구가 상호 양립할 수 있는 합리적 해결 방안을 모색하는 것이다. 이를 위해 주택 시장의 현황을 분석하고, 현재 국민들이 주택을 구매하려고 하는 근본 원인에 대해 살펴보았다. 그리고 개인의 선호에 따라 주택을 소유할 것인지, 임차할 것인지 그 선택을 도울 수 있는 초장기 모기지 제도 도입의 필요성을 제안하였다. 초장기 모기지 제도는 현재 모기지를 이용하는 대다수의 국민들이 장기 대출 상품을 선호하고 있다는 점, 집을 가지고 싶어 하는 사람들의 월상환 부담을 완화함으로써 내집마련의 기회를 제공할 수 있다는 점에서 유용할 것이다. 향후 이 제도가 도입된다면 리스크 햇지 등 안정적 운용을 위해 노력할 필요가 있다. 특히 투기 수요 견제를 통해 주택 가격의 상승을 억제하고 서민주거 안정에 기여할 수 있도록 실수요자에게 제한적으로 적용해야 할 것이다.

Recently, Seoul residential real estate market showed a big change, especially in 2007. The residential property price in Seoul had been mainly affected by 5 provideces: Kangnam-gu, Seocho-gu, Songpa-gu, Gangdong-gu and Yangchun-gu, but these providences started to show the decrease in price while the other providences ironically showed the opposite direction. Therefore, this project was derived from this phenomenon recognition and the necessity as the new market trend requires. The pre-research was carried out with the point of social-population academic view, but this project provides the analysis on the new market trend by simplifying the complex valuation indexes, originated from the pre-research. In result, the aspects of the change could be categorized into time-manner classification and territorial-manner classification, in cope with the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Based on the the moving-preferred area criteria, the territorial classification was categorized into 3 areas: 5 providences, which showed the initial decrease in real estate price (area 1), the other Kangnam area (area 2), and Kangbuk area (area 3). The result illustrated the reasonable change in the satisfaction degree on the residential environment and the selection tendency of the residential property. This project was able to reach the following conclusion : Firstly, the housing development planning should be devised by the residential environment, including the view and the natural environment, not by the area. Secondly, the housing development planning in the other Kangnam area (area 2) and Kangbuk area (area 3) should embrace the business function, not the housing development only. Last, the housing development planning in Kangbuk area (area 3) should be able to enhance education and culture function and be connected by various transportation system. This project analyzes the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Thereafter, this project has the purpose of providing the aid in understanding of the basis of housing development information.

'친환경, 웰빙, 로하스', 요즘 아파트나 주택 분양 광고에서 빠지지 않고 등장하는 수식어들이다. 최근 1-2년 사이에 주거 수요자들은 커뮤니티와 편의 시설 못지않게 자연과 접한 조용한 주거를 중시하고 있다. 3-5년전에는 초고층 주상복합 아파트의 인기가 높았지만, 지난 해부터 자연 환경을 중시하는 고객들을 타깃으로 한 타운 하우스가 주목받고 있다.

21세기는 소비자 중심 시대다. 소득 수준이 높아지고 경제적으로 여유로워지면서 정보화 시대의 소비자들은 똑똑해졌다. 최근 10년간 일본에서는 가족 구성원이나 라이프스타일에 따라 달라지는 주거 형태에 대한 연구가 계속되고 있고, 미국과 영국의 고급 세컨드하우스 시장에 주목하고 있다. 더 이상 생활이 아닌 상품 가치가 중요시되는 주거상품의 향방을 가늠해보자.

The purpose of the study was to identify the status of satisfaction level, moving motivation, the level of housing choosing behavior, and housing needs of potential purchasers in bukgu new housing area, Ulsan. The survey used questionnaire from 336 households living in bukgu area and analyzed using descriptive statistics, and one-way analysis of variance and Scheffe' multiple range test. The research results showed low degree of residents' satisfaction in storage space, neighborhood environment. The moving motivations were physical environment improvement, education environment, walking road, view and lighting.

본 연구는 주거환경에 대한 시각 감성을 대표하는 형용사를 선발하기 위해 수행되었다. 주거환경에 대한 감성을 대표하는 형용사를 선발하는 것은 감성의 잣대를 만드는 일이기 때문에 감성어휘를 정확하게 선택하는 것은 매우 중요하다. 어휘수집의 첫 단계에서는 주거환경 중 시각 환경에 대한 감성을 표현하는 어휘 235개를 수집하였다. 두 번째 단계에서는 수집된 어휘를 다른 피험자들에게 제시하여 주거 환경의 분위기를 나타내는 어휘로서 적절함의 정도를 7점 척도로 표시하도록 하여 24개의 어휘를 골라내었다. 세 번째 단계에서는 이들 어휘를 무선적으로 두 개씩 짝을 지어 두 단어가 유사한 정도를 7점 척도로 평가하도록 하고 이에 대해 요인분석, 군집분석, 다차원분석(MDS)을 실시하여 주거환경에 대한 10개의 감성 어휘를 추출하였다. 마지막 단계에서는 연구자들이 400여장의 실물 사진 열람을 통해 추출된 감성 어휘를 검증하여 수정하였다.

The purpose of study is to suggest the data on what residential choice elements have to be considered to be important when the apartments are planed in middle size cities. This study analyzed the environmental characteristics of Cheong-Ju city and compared the priority of residential choice elements by using AHP(Analytic Hierarchy Process). The results of analysis are as follows. 1) The rate of housing supply in Cheong-Ju city is low at $80.2\%$ and concentrated on small sized apartments. Furthermore, the educational and traffic facilities are very insufficient. 2) While residential choice in Cheong-Ju is heavily characterized by educational surroundings, it is less affected by economic aspects such as housing prices and the value of investments and accessibility to public transportations, distance to working places. 3) It is affected by residents' general characteristics like as sex, age, life cycle, education level, properties, home ownership, number of room and type of house they want. In conclusion, the middle size cities like Cheong-Ju need the large scale residential plans connected with educational considerations, focused on improvement in quality and outdoor space. In addition, it is recommended to make plans to satisfy the diverse needs of consumers.
