  • In the 1970s, increasing penetration of the housing co-housing policy, reconstruction be a great success to improve 1990‘s Old aged apartment's performance. However, in case of reconstruction, it causes the problem such as city environment destruction, resource waste, real-estate speculation etc. With the trend of sustainable construction and resource recycling, remodeling gets more attention than before. In case of country's remodeling, conventional method causes some problems such as delayed construction period and increased cost. Therefore, efforts that obtain economical efficiency are required to power remodeling through use of prefabrication method like PC technology that is useful for reduction effect of construction period, cost and site labor and excellent quality. This research indicates reduceing factor for facilitating prefabrication method and technology selecting framework through specific of Expanding Floor method and remodeling cases to increase the efficiency of remodeling, considers construction parties approaching plan for prefabrication as occasion that powers remodeling.

Preference for accessible design features for the elderly housing with its cost information (노약자를 위한 주거에서 비용정보제공에 따른 접근가능한 디자인 요소별 선호도 분석)

  • Preference studies regarding the elderly housing have been conducted to find out design features in specific needs of certain elderly groups with their various demographic characteristics. The purpose of this study was to investigate preference for accessible design features for the elderly and find out the differences in preference whether the cost information was given or not. Contrast to the previous studies, we suggested some alternatives to fulfill the accessible goals. Preference for each option was investigated and differences in preference with its cost information was also investigated. The total of 700 questionnaires were collected and analyzed using SPSS 18.0. As a result, to remove the level differences, respondents prefer installation of trench to installation of deck or ramp. When people received the cost information, the proportion of selection for each option has slightly changed. The findings of the study suggest that cost information is an important factor for choosing the option for removal of level difference, installation of sink design and holding bars, and installation of elevator. Regardless of age, the respondents prefer sliding door option (its cost is equal to the other option), one of the door option for bath room. It may be due to the relative small area for its installation. It was found that when people recognized the importance of the accessible design features higher, they are ore likely to pay for the option even though its cost is higher. The higher people evaluate the importance of accessible design features, the more they can pay for the option. In general, for the preference of alternatives, there are significant differences between the elderly and the younger.

  • In recent years, the proportion of medium and small-sized apartments within the housing market has seen a noticeable increase, alongside a corresponding rise in disputes related to construction defects. Such disputes are most prevalent in the finishing works phase of construction, which not only are frequent in occurrence but also impose significant repair costs. Furthermore, there is a noticeable scarcity of research focused on the quality management of finishing work defects prior to the completion of construction. Addressing this issue necessitates a methodology capable of preemptively identifying defects by analyzing their frequency and associated costs across various defect types. Consequently, the aim of this study is to propose a risk assessment methodology by conducting an analysis of defect cases across 3,299 apartment units, considering aspects such as frequency and severity. The outcomes of this research endeavor are expected to offer practical management strategies to enhance the quality of apartment finishing works and serve as an academic foundation for the enhancement of construction management systems pertaining to apartment finishing works.

A Study on the Proper Supply of Public Silver Houses (공공실버주택의 적정 공급에 대한 연구)

  • The South Korean society is rapidly aging, thereby highlighting the need to urgently prepare for the stabilization of housing for the elderly. In order to address such issues stemming from the elderly population, the South Korean government has been ramping up the supply of public silver houses for the elderly. Furthermore, it is necessary to select the optimal construction sites and conduct financial feasibility study on the selected sites in order to ensure a successful supply of public silver houses. In this study, the author proposed the need for building an integrated database by using geographic and demographic information, as well as the information on social welfare costs. Moreover, a concept for a system capable of performing optimal site analysis and feasibility study using the aforementioned information was suggested.

Effects of Difference in Tree Cover on Use and Cost of Heating and Cooling Energy in Residential Neighborhoods of Chuncheon (춘천시 주거지구내 수목피도의 차이가 난냉방에너지 이용 및 비용에 미치는 효과)

  • This study quantified shading, evapotranspiration and windspeed-reduction effects of trees on use and cost of heating and cooling energy in two residential neighborhoods of Chuncheon different in tree cover. Annual savings per residence of heating energy were approximately 1,210 MJ(1%) and those of cooling energy, 130 kWh(10%) in study district 1 having tree cover of about 10% . For district 2 with tree cover of about 20%, annual heating and cooling savings were 2,130 MJ(2%) and 180 kWh(19%) per residence, respectively. Trees annually saved energy costs by approximately ₩31,000 ($26, $1=₩1,200) per residence in district 1 and by ₩49,000($41) in district 2. One tree taller than 3 m resulted in annual energy savings of ₩8,000($7) in the study districts. Energy savings by trees in district 2, which had higher tree cover by 10% difference than district 1, were about 2 times greater than those in district 1. This implies that more tree plantings could enhance energy saving effects. Of the total costs saved, 58% was attributed to windspeed reduction and 47%, evapotranspiration. However, shading increased energy costs by 5% due to tree plantings at the wrong locations. Full tree plantings on the west and north of buildings and avoidance of shade-tree plantings of use of solar-friendly trees on the south are recommended to increase building energy savings efficiently.

  • This study analyzes the current usage of SD500 high-strength re-bar in domestic construction sites. Also, an evaluation method was developed to measure economic efficiency of lap splice and coupler splice, which are most commonly used in connection SD500. The evaluation method was applied to construction sites in Seoul in December 2006, and the result revealed that coupler splice is relatively superior in terms of cost efficiency when the re-bar diameter is bigger and the concrete strength is lower.

  • This study focused on the residential real estate market, real estate for sale in the course of the bargaining power of buyers in terms of factors to be extracted was determined. In addition to rental housing, including the number of buyers have several alternatives, the more related information, the buyers have advantage over the sellers in the course of the housing sale process. And if the external conditions and the situations between the parties have changed, how much flexibility to respond to changing and the less costs of to changing, the buyers have advantage over the sellers in the course of the housing sale process.

  • 최근 몇 년간 발생한 도시홍수 피해의 주요 원인은 배수관망의 통수능 부족 때문이다. 2010년과 2011년에 연이어 발생한 서울시 침수피해의 주된 원인도 통수능 부족이라는 것을 관련된 보고서 등에서 확인할 수 있다. 따라서 현재 진행중이거나 계획중인 주요 침수지구의 '하수관거 종합정비 사업'은 주로 합류식 우수관거의 통수능 확보를 위한 사업으로 진행되고 있다. 하지만 침수지역의 관거 통수능 확보를 위한 관경확대는 관거확대 공사비용, 공사에 따르는 교통정체, 주거지역 시민의 피해, 제한된 공사비 등 여러 측면에서 제한될 수 있다. 배수망의 평면계획은 배수망의 유출반응과 밀접한 관련이 있다. 따라서 이 경우 관경확대 이외의 다른 대안으로 합류식 우수관거의 평면계획을 새로이 검토할 수 있다. 본 연구에서는 여덟 방향 깁스모형을 개발하여 기존의 네 방향 깁스모형과 비교하여 배수관망을 더욱 정확히 표현하도록 하였으며, 개발된 깁스모형을 활용하여 신월지구의 배수망 특성을 분석하였다. 또한 깁스모형을 이용하여 분석한 신월지구의 최적 배수관망 평면계획을 SWMM 모델에 적용하여 기존 배수관망 시스템과 최적 배수관망 시스템의 효율성을 검토하고 도시유역 적용성을 검토하였다. 따라서 본 연구의 결과는 깁스모형의 도시 배수망에의 적용성을 높임과 동시에 배수망의 평면계획을 이용하여 유출량 저감을 도모할 수 있는 새로운 대안을 제시할 수 있을 것으로 기대된다.

  • IoT 산업이 발전하면서, 인간 생활의 3대 요소 중 주거환경 개선을 위한 많은 종류의 스마트 가전제품이 출시되었다. 그 중 스마트 냉장고는 소비자에게 많은 편리함을 제공한다. 하지만 기존에 출시되어져 있는 스마트 냉장고는 아직 스마트폰과 연동되어 다양한 제어를 하는 것이 개발 초기단계에 그쳐있다. 또한 비용적인 부분에서도 소비자가 부담을 느끼게 되므로 이미 출시는 되어있지만 소비자가 사용하기에 대중화되어 있지 않다. 그리고 사용자가 수동적인 제어가 상당부분 필요함으로 판단하여 일반 냉장고와 다를 것이 없다고 판단하였다. 또한 사용자가 장을 볼 때, 이미 구비되어 있는 물품인데도 불구하고 그것을 인식하지 못하여 같은 종류의 식품을 중복되어 구매하는 것이 다반사이다. 또한 음식의 유통기한도 기록하지 않아서 유통기한이 지난 음식을 섭취하고 식중독에 걸리는 일이 종종 발생한다. 이러한 식자재 관리에 대한 피해를 예방하기 위한 연구 과정에서 현대인이 대부분 스마트폰을 사용하고 있다는 사실을 고려하여 터치스크린을 통해 냉장고 안의 식자재를 관리함과 동시에 저장 및 기록할 수 있는 프로그램을 개발하고 추가로 스마트폰에도 동일한 어플리케이션을 개발하여 동시 제어가 가능하도록 설계하였다.

Analysis of Flow Characteristics of Debris Flow in the Topography Considering Buildings (건물을 고려한 지형에서의 토석류 유동특성 분석)

  • 최근 이상기후로 인해 단시간에 다량의 강우가 내리는 현상이 발생하고 있으며, 이는 급경사면의 지반을 포화시켜 붕괴에 이르게 하여 유수와 붕괴된 토사가 계곡을 따라 흐르는 토석류 재해로 이어진다. 토석류는 빠른 속도로 유하하여 인명과 주거 및 도로 등의 시설에 피해를 발생시킨다. 토석류를 해석하기 위한 연구방법에는 피해지역의 현장조사와 모형실험을 이용하는 방법, 수치모형을 이용하는 방법 등이 있다. 현장조사와 모형실험에는 고가의 장비와 많은 인력 및 비용이 소요되어 수치모형을 이용한 연구가 주로 이뤄지고 있으며, 피해지역의 건물, 도로 등의 시설물을 고려한 지형을 제작하여 토석류 수치모형에 적용한 연구도 진행되고 있다. 본 연구에서는 태풍 미탁의 영향으로 시간당 최대 110mm/hr, 누적강수량 487mm로 인해 토석류 재해가 발생한 강원도 삼척시 원덕읍을 연구대상지로 선정하였으며, 토석류 해석 시 침식과 퇴적작용을 고려할 수 있는 Hyper KANAKO 모형을 적용하였다. 토석류 수치모의 시 건물의 유무를 고려하여 지형자료를 구축하고 Hyper KANAKO 모형을 적용하였다. 건물이 미고려된 지형에서는 실제 토석류가 이동한 거리와 피해면적에 비해 과다하게 모의 되는 특징이 나타났으나, 건물이 고려된 지형에서는 실제 피해와 유사한 이동거리, 유동심 및 피해면적을 나타내었다. 이는 토석류 발생 위험지역에 대한 모의 시 건물을 고려함으로써 피해범위와 규모를 건물 미고려시 보다 정확하게 예측할 수 있어 토석류 저감계획 수립 및 피해지 분석시 활용성이 가능할 것으로 판단된다.
