Effect of Housing Economic and Regional Characteristics on Life Satisfaction of the Elderly: Focusing on the Mediating Effect of Self-Esteem (주거의 경제 및 지역적 특성이 노인의 삶의 만족도에 미치는 영향 : 자아존중감의 매개효과를 중심으로)

  • The purpose of this study is to understand the effects of housing economic and regional characteristics on the ife satisfaction and the self-esteem of the elderly and how their self-esteem mediates the effects of housing economic and regional characteristics on their life satisfaction. The main results of the study are as follows. First, housing economic characteristics such as housing prices, occupancy area per resident, and ratio of utility cost to total living costs had a significant effect on the elderly's life satisfaction and self-esteem, and the elderly's self-esteem mediated the effect of the economic characteristics of housing on the life satisfaction of the elderly. Second, residential area, a regional characteristic of housing, had a significant effect on the life satisfaction and self-esteem of the elderly, and the self-esteem of the elderly mediated the effect of the residential area on the life satisfaction. Thus, because elderly housing welfare policies related to housing economic and regional characteristics affect the elderly's life satisfaction, a psychological welfare, through a mediating effect of the elderly's self-esteem.

A Study on the Influence of the Management and Living Environment Quality Factors of Public Rental Housing on the Satisfaction with Living, Brand Loyalty, and Intent of Recommendation (공공임대주택의 관리 및 주거환경 품질 요인이 주거만족도, 브랜드 충성도, 추천의도에 미치는 영향)

  • The purpose of this study is to, focusing on public rental housing, examine the influence of the management and living environment factors of multi-unit residential buildings upon their satisfaction with living, brand loyalty, and intent of recommendation, and investigate the mediating effect of the satisfaction with living. For this study, the researcher surveyed the residents of public rental housing facilities in Seoul and Gyeonggi Province, which resulted in the analysis of 331 responses. The data was analyzed using SPSS 23.0 and AMOS 23.0 programs. The findings of this study are as follows; The management and living environment quality factors of public rental housing facilities had a direct impact on the satisfaction with living, brand loyalty, and intent of recommendation. And, the sub-factors of the management and living environment quality that influenced each variable were different among themselves. Also, the satisfaction level with living in public rental housing facilities had a significant impact on the intent of recommendation, while it had a mediating effect in the relationship between the management and living environment quality factors of public rental housing facilities and the intent of recommendation.

Priority of Residential Choice and Housing Satisfaction among Studio-type Multi-family Housing Dwellers in the City of Gwangju (원룸형 다가구주택 거주자의 주거선택 중요도와 주거만족도 - 광주광역시를 중심으로 -)

  • The purpose of this study is to gather baseline data on perceived priority of residential choice and housing satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 196 studio-type multi-family housing dwellers in the City of Gwangju from 2009 Apri 5th to 29th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, t-test, one-way ANOVA, correlation analysis. The main findings obtained are as follows: Firstly, in relation to perceived priority of residential choice, dwellers identified seven factors as important. Secondly, in terms of housing satisfaction about a unit room, the respondents identified five factors as important. This study confirmed that there existed passive correlation between priority of residential choice and housing satisfaction among residents in studio-type multi-family housings in Gwangju. It is very necessary to project a studio-type multi-family housing close to transportation for easy access, avoiding commercial districts. Delicate interior and design will attract more female residents as well as fully-equipped parking lots for people who drive to their workplace. According to research on a degree of housing satisfaction, all respondents expressed dissatisfaction with "noise". Therefore, in dealing with construction plans of studio apartment units, from now on, sound proofing facilities are required to reduce the acoustic invasion of privacy, especially, for units with more than two people. In order to satisfy all the demand of residents in studio apartment units, we have to pursue systematic and succeeding research about a studio-type multi-family housing well-fitted for the actual circumstances of local area and suitable for longer stay. To sum up, more research and development will be required for high-class studio-type multiplex housing for sale in dealing with households with financial stability such as two-paycheck couples, so-called DINK, or a professional single person, in the future.

A Study on Residential Environment Forecast in Directions satisfaction (생활주거환경의 방위 만족도에 대한 예측 연구)

  • The purpose of the present study is to examine the satisfaction level towards residential environment forecast on directions in geomantic studies, or Feng Shui and Ming Lihak. For the subjects of this study, 100 ordinary people aged from teens to sixties were chosen for research from August through December in 2012. Frequency analysis and Krushkal Wallis test were used for the analysis, and all empirical analyses were performed at 5% significance level. Analysis results show that satisfaction level towards directions in the residential environment is high where individual preferences are adjusted to form harmony with the force and balance of the directions. And, in a residential environment, the highest level of satisfaction was marked with directions of wood pillows, or Duchim, signifying improved efficacy of forecast of residential environment change. Findings of the study suggest that high satisfaction level in the directions of Feng Shui and the Ming Lihak forecasts high quality life in the given residential structure and structural forms. bstract.

  • Regarding the developmental plans for the coastal areas and marine architectures, this study deal with the overall planning of apartment complexes in waterfront areas, focusing upon the analysis of their comfort and convenience factors from the perspective of the potential residence. It also analysis the intra-complex comfort and satisfaction conditions in terms of their floor-by-floor, directional. and location factors. The results of the study are as follows: 1) The order of respondents' preference on directional factor has been found to be: South > Southeast > Southwest > East > others. 2) 67% of the people surveyed on scenery responded that outward view is considered more significant than the directional factor. 3) A comprehensive analysis of floor zone-specific view preference shared that there were only minor differences among quay wall, arc, and river-seashore types. The impact of the characteristics of the marine environments turned out to be a greater point of consideration; showing that the other of floor-preference is: high-level > ultra-high level > middle level > low level.

  • The physical environment is one of several service characteristics that are important contributors to service quality. As far as public service buildings, public community facilities serve as arenas for education, social interaction, leisure, and health activities for community districts. The purpose of this study was to investigate the physical state of public community facilities and use of public community facilities in Seoul and Suwon and to identify expectations of users toward the physical environment and service aspects. Site visits to four public community facilities were conducted and surveys were distributed for this study, with one hundred ninety two questionnaires analyzed. Results suggest that in order to provide more equal benefits and service to the public, cities should provide several smaller instead of one large complex community facility. Additionally, facility users indicated large gaps between their expectations and the current state of facilities due to lack of storage, noise and difficulty of use. In general, physical characteristics should be improved rather than employee's attitudes and service behaviors, resulting in greater service quality.

  • The aim of this study is to evaluate interior environmental affordance for senior centers, to understand users' satisfaction with the facilities of senior centers, and to determine whether users have different levels of satisfaction with the facilities, according to their suitability to interior environmental affordance of facilities. This study will be used for planning the basic materials of the interior environmental design for senior center facilities and for developing ways to improve interior environments in order for them to be conveniently used. In studying a method, we conducted an observatory check to evaluate interior environment affordance, targeting five senior center facilities and their users located in G Metropolitan city. A questionnaire survey was then conducted to examine senior center users' satisfaction with facilities. This study investigated the suitability of center interior environments on the basis of the tools for interior environmental affordance. As a result of the study, users of the senior centers who are unsuitable to interior environmental affordance, have a tendency to be more dissatisfied with the facilities than the users of the senior centers who are suitable to interior environmental affordance

  • This study introduces mass-customization design development of bathroom sink that satisfies both the manufacturer's need for productivity increase and the consumer's need for individuality, which allows for expansibility based on numerous mixing and matching. The nature of the product brings the balance between functional aspects and emotional aspects as the focus of the concept. To maximize the efficiency of design development process, consumer behavior analysis was conducted to reveal the unspoken consumer needs, and the plan for mix and use of new materials came as a result of the trend analyses on overall living environment, bathroom and sink. In order to increase the expansibility based on consumers' individuality, modular design was utilized.
