International construction market have quantitatively increased and have reached up to 700 Bil. US$ through active effort of construction firms and government. In spite of this increase, substantiality issue has been constantly disputed due to qualitative problems such as lack of capability and technical shortage. To overcome these problems, many methods in performing quantitative growth and qualitative substantiality of overseas construction are being researched which showed that selection of subcontractors in general contractor is regarded as a very important success factor. However, it is difficult to make a reasonable decision for selecting the subcontractors due to the lack of evaluation standards and reliability. This study proposes an improved evaluation system through adjustment of the evaluation indicators using correlations analysis and multiple regression analysis with pre-qualification and performance evaluation of 121 firms in 6 countries.

This study analyzed the efficiency determinants of specialty construction companies by industry using the DEA model and the Tobit model. The analysis targets are 394 specialty construction companies as of 2022. As a result of analysis of efficiency determinants using 12 company characteristics as independent variables, the biggest problem for specialty construction companies was overall efficiency reduction due to rising labor costs. In addition, in a situation where construction companies' loan regulations are severe, the debt ratio was found to have a positive effect on efficiency. Company size had a different impact by industry, and the number of businesses held, credit score, and total capital turnover had an effect only on some industries. This study presents results that are an advance on existing research in that it strategically analyzes factors for improving the efficiency of specialty construction companies. However, it has limitations such as limiting the analysis to only specialty construction companies subject to external audit, insufficient number of companies subject to analysis by industry, and analyzing relative efficiency in the same category for each industry.

건실한 전문건설업체 ㈜금강종합건설이 최근 ESCO등록을 마치고 본격적인 에너지절약사업에 들어갔다. 국내에너지소비량의 $25\%$를 차지하는 건물부문의 에너지절약을 위해 신축건물의 설계단계에서부터 원천적인 에너지절약을 유도하겠다는 금강종합건설은 건설업계의 축적된 기술과 노하우를 ESCO사업에 적극 적용하겠다는 방침이다. ESCO사업부의 이운조 이사를 만나 앞으로의 사업방향에 대해 들어봤다.

This study suggests architect specialty contractors' strategies by interaction analysis between construction business indicators and business performance indicators. To do this, a database was compiled for construction orders and business performance indicators of specialty contractors with KRW 7 bil. or more of assets of 1997 through 2010. The causal relationship verification and actual proof-oriented analysis were performed for architect specialty contractors. The result is analyzed that their turnover ratio of total liabilities and net worth are affecting obtention of construction orders, ultimately increasing the operating profits. Therefore, this type of specialty contractors is determined to be able to secure corporate stability by establishing a specific operation plan for the total assets.

한라건설(대표 김재영)은 상하수도 처리시설 등의 환경사업, 아파트, 빌라, 주거용 오피스텔 등의 주택사업을 영위하고 있는 종합건설업체로 2001년 현재 국내 시공능력 평가순위 36위업체다. 이와 같은 경험과 능력을 바탕으로 지난해 ESCO사업에 진출한 한라건설은 국내 최초로 아파트 세대 내부까지 ESCO사업을 적용하는 등 ESCO사업의 수준을 끌어올리기 위해 노력하고 있다.

기업의 소유구조와 기업가치에 미치는 영향에 관하여는 기존의 많은 선행 연구에서 분석되고 논의되어 왔으나, 일반 제조업과는 상이한 업종상 회계상 특성을 가진 건설기업의 경영성과를 소유구조에 따라 구분하고, 그 성과를 일반 제조기업과 비교한 연구는 미진하였다. 이에 본 연구에서는 한국기업의 주요 지분율의 증감과 경영성과와의 동질성여부, 소유구조에 따른 제조기업과 건설기업과의 성과 차이, 건설기업중 소유경영자와 전문경영자간 성과 관계에 대하여 검증하고자 하였다. 본 연구의 연구결과를 요약하면 다음과 같다. 첫째, 외국인 지분율의 증가는 기업의 미래 성장성(MTB)에 긍정적 영향을 미치는 반면 내부 및 외국인의 지분율의 증가는 기업의 효율적 운영과 동질적 상호 작용을 하는 것으로 나타났다. 또한 건설 및 제조기업에 있어서 주요 지분율의 증감은(내부 지분율, 외국인 지분율, 기관투자자 지분율) 기업 경영성과 측정 지표인 MTB, ROA에 대하여 업종간 차이를 보여주지 못하는 것으로 나타났다. 마지막으로 건설기업에 있어서, 기업의 미래 성장 가능성은 전문경영자가 경영하였을 경우가 소유경영자가 경영하였을 때보다 높은 반면 얼마나 기업을 효율적으로 운영하였는가를 측정하는 ROA지표는 상이한 결과를 산출하지 못하였다.

This study is to suggest specialty contractors with countermeasures to construction orders falling off, one of the construction business indicators for the construction industry, by analyzing the impact of dwindling construction orders to business performance indicators of specialty contractors as well as identifying inter-relationships between those performance indicators. For specialty contractors of civil construction, it is analyzed that their current ratio is significantly affecting obtention of construction orders, which in turn greatly affecting the ratio of owner's equity. It seems that the amount of construction orders has a direct relationship with the corporate stability. Therefore, this type of specialty contractors are determined to be able to obtain more orders for construction by improving current ratio.

에너지절약전문기업(ESCO ; Energy Service Company)은 프로젝트 초기에 제3자의 에너지사용시설에 먼저 투자를 한 후 이 투자시설에서 발생하는 에너지절감액으로 투자비와 이윤을 회수하는 기업이다. ESCO로 지정받은 에너지 전문업체는 특정건물이나 시설에서 에너지 절약시설을 도입할 때 비용 전액을 일단 ESCO 업체가 투자하고, 그 후 여기서 얻어지는 에너지절감 예산에서 투자비를 일정기간 분할 상환받는다. 우리나라는 지난 1993년 ESCO 사업 지원 제도를 도입하여 지난 1998년부터 정부의 활성화 정책과 국내 유가상승 등에 힘입어 매년 1,000억원 이상의 투자실적을 보이고 있다. 본지는 ESCO사업에 대해 자세히 알아본다.

This study analyzed the efficiency by using the DEA model to evaluate the competitiveness of specialty construction firms. The target of the analysis is 300 firms with continuous data from 2010 to 2017 as listed and externally listed firms. Significant analysis results are as follows. First, the efficiency of specialty construction firms is lower than that of general construction industry. Second, efficiency by type was highest in facilities construction and dismantling work. This shows that the relevant industries such as reinforced concrete works and scaffolding and demolition work are relatively efficient in specialty construction industry. Third, the efficiency of specialty construction industry is affected by economic fluctuations. When the construction industry is in the expansion phase, the efficiency value is high and the efficiency value is low in the down phase. Finally, in the scale profitability analysis, specialty construction industry was most analyzed by DRS. This means that it is effective to scale down for the efficiency of the firm.
