A Study on Exploring Urban Renewal Areas Using Spatial Density Analysis (공간 밀도분석을 이용한 재정비 대상지 탐색에 관한 연구)

  • The purpose of this study is to identify areas in need of urban renewal by utilizing spatial data and analyzing their types and characteristics. For this, this research employed a kernel density function and K-means cluster analysis with spatial data, through which it sought ways to identify high-demand areas for urban renewal projects. The key findings and implications of the research are summarized as follows. Firstly, this research classified 587 target sites in Seoul based on development density (ratios) and an indicator for aged buildings. Approximately half of these areas were consistent with leading pilot project sites and Accelerated Integration Sites. Secondly, it was observed that residential environments in the designated leading pilot project sites, as decided by public sectors, were relatively poor compared to other areas. Lastly, the target areas for urban renewal were not clearly categorized through statistical analysis. Instead, it was found that categorization should be made depending on the requirements of each project.

  • In this study, we try to select the sites and set the boundary in the Improvement Promotion Project as a case analysis of Busan Metropolitan City Area. Specifically speaking, we build the database of the city improvement promotion project area, spread out collectively in the Busan City, select the possible sites recommended by the basic units of local government, and analyse these sites through applying our physical standards. The result is as follows ; The degree of advancement and driving willpower from the basic units of local government are largely effective on the improvement project, but in terms of accessibility, decrepitude, and development density, there are relatively negligible differences among the possible sites.

  • 서울의 강북 재정비촉진지구가 확정됐다. 그 동안 서울시가 조례로 시행해오던 뉴타운 사업을 건설교통부가 지구로 지정한 것. 지구로 지정된 곳은 앞으로 대량으로 아파트가 공급되고, 층수 제한이 풀리는 등 개발에 가속도가 붙을 것으로 예상된다. 기대감이 커지고 있는 도시 재정비촉신지구를 돌아보고 향후 시장을 전망했다.

  • After announcing a special law for promotion of urban regeneration, urban regeneration project expand a scale. The urban regeneration project is purposing of increasing the public well-being and elavation quality of life citizen. But it is comprehention the making many conflict in phase of project promotion. A project is taken participation many stakeholds. So it is generated a multiplicity of conflict. It is survey placing an example of conflict to basis of paper news. So an example of conflict is studied total 44. Among of them, phase of project operation and management disposial was occupied to many ratios. The participation of the residents made only to specify the project district. What doesn't reflect the opinion of residents cause of after approved to specify It is classified those conflicts by procedure to study. It will make reduce the government role and between the residents and contractor will enable coordination comment in way to resolve conflicts between the subject's participation. That is to say, reflection the opinions of residents to actively of way is presenting variation of the process and change in the choice way of construction company.

  • As We experienced the onrush of industrialization, unplanned cities that had been grown rapidly are declining. The Urban Redevelopment is an alternative which is physical and functional improvement of declined cities. It has many types of undertaking by related law in Korea. But this undertaking has a problem. Whole designated district is separated several zones. And these zones are managed individually Therefore it has a difficulty to achieve overall goal of the urban redevelopment. The Urban Redevelopment should be managed over all. So we suggest application possibility of Program Management in Urban Redevelopment.

  • In practice of urban redevelopment promotion projects, since the decision-making is dependent on the verbal agreements between the participants, planning changes are frequently occur. A master plan can be utilized as an effective feedback and adjusting means for decisions. It is a difficult to establish a master plan quickly and effectively to consider the large number of information. Effective decision support system that can storage and retrieval information items systematically and efficiently necessary when planning master plan is required. In this study, a data-warehouse prototype that supports the master planning at early stage was suggested. A metadata index database was developed by identifying information items of base survey results and master plan cases. Also user interface for information searching was presented. The applicability of the prototype was evaluated by case application. It was found that the prototype allows effective searching of desired information through meta data.

  • The detailed current situation of urban renewal projects which have implemented in all over the country is sorted by regional and divisional groups, researching press reports. Problems in the progress of promoting urban renewal projects made the paper are analyzed in this research. This research examined the actual condition about urban renewal projects synthetically and then, deduced the following improvement plan. First, formulating long-term renewal plan is needed. Secondly, It should be changed into the gradual urban renewal project on a small scale according to various conditions of each local area. Finally, support of the central government in consideration of local conditions should be carried out.

Analysis of Characteristics of the Cancelled Districts of Housing Redevelopment Project - Focusing on Decision Tree Analysis - (재정비사업 해제구역 의사결정 특성 연구 - 의사결정나무기법 중심으로 -)

  • This study aims to identify the characteristics of the cancelled districts of housing redevelopment and housing reconstruction project. The subject of this study is 189 project districts(121 promoted districts, 68 cancelled districts). Both 121 promoted districts and 68 cancelled districts were analyzed by Decision Tree Analysis. The first separation of the release zone influencing factors was made by the Development Actors. In other words, the most important independent variable for determining the release zone influence factor was shown to be the presence or absence of propulsion actors. Of the 89 districts without propellers, 41 were lifted and 48 were promoted, and 9 out of 100 districts with propellers were lifted and 91 were promoted. The second separation of the impact factors on the zone was then made by Land Owners, and the probability of cancellation increased if the number of landowners was less than 468 and 37 out of 62 were removed. On the other hand, four out of 27 districts with more than 468 landowners were lifted and 23 districts were promoted. The third separation was made by the Average Land Assessment, and 35 zones were lifted below the standard of KRW 269.64 million/m2 approximately KRW 8.91 million per pyeong, and two zones were lifted at higher official prices. In the second division, the number of landowners was 468 or more, and in node4, four areas were removed from areas with a public land area ratio of 29.43% or more, and no areas less were released. This study used SPSS Statistics 26 S/W for analysis.
