건축법에서 재축(再築)이란 '건축물이 천재지변이나 그 밖의 재해(災害)로 멸실된 경우 그 대지에 다시 축조하는 것을 말한다'라고 정의하고 있습니다. 필자는 신축, 재개발, 재건축 등 새로 짓는 것이 건축의 주류인 상황에서 재축된 건축물들을 소개하고 건축의 의미를 돌아보고자 이 연재를 준비했습니다.

Hereafter, the housing construction industry in a domestic country has to give more relative importance to the redevelopment and the rebuilding of existing housing rather then the housing supply methods by the development of new housing sites, and those tendencies are rapidly spreading out. Also, because apartment occupies $50\%$ over of the existing housing, its maintenance, repair, remodeling and reconstruction got to be necessary area for the slumming prevention of a residential area and the disaster prevention occurred by durability lowering of building. But, as having focused on the housing supply methods by the development of new housing sites, the domestic construction industry has relatively carelessly dealt with deconstruction areas including maintenance, remodeling, redevelopment and reconstruction of old existing housing. Therefore the process of the deconstruction is not well suited to regulations and related technology. This paper suggests the present situation of C&D production and new demolition process through comparative analysis of the present demolition works.

Also, because apartment buildings occupies 50% over of the existing housing, its maintenance, repair, remodeling and reconstruction got to be necessary area for the slumming prevention of a residential area and the disaster prevention occurred by durability lowering of the building. Accordingly, C&D waste is rising largely by reason of demolition works in city is increasing. The right management of C&D waste is being one of very important things, but little research has been conducted to estimate correctly C&D waste. In this study is to suggest standard units of C&D waste which can estimate demolition quantity of apartment. This units can estimate easily and correctly C&D waste in demolition works, also can possible use very important material to carry out policy of national waste management.

Recently, various problems have been occurred in Apartment reconstruction process. Such as, delaying schedule, additional cost increasing, etc. Those were caused by decision making which is lack of professionality in early phase of reconstruction process. Therefore, in this study proposed improvement plan by application of project management and construction management process in Apartment reconstruction project.

Reconstruction and remodeling have been introduced as a part of renewal (redevelopment) projects for old apartments built after the mid-1970's and government policies for revitalizing each project has been changed continually. However, the frequent changes of the policies have caused conflicts among business entities in selecting business methods. The conflicts from their early stages have made serious problems in the entire business process. Therefore, this study deduced factors of business selection by applying comparison analysis between the two business projects on how certain factors have an influence on selecting reconstruction and remodeling business projects. Based on the analysis, four categories and 26 factors were finally selected. After then, the priority of each selection factor was deduced through the AHP method and PROMETHEE method used for analysis of relative importance and impact values regarding to the business selection.

With rapid urbanization, various problems have been occurred in the city. The most serious one is dwelling. The gap of income between the rich and the poor resulted in deteriorating the pattern of the house consume. In case of developing a bad residential area, this area is changed into a new residential area, but the dweller, who lived in the bad area, may move into the outskirts of the city. This means that a bad residential area is sprawled and spreading. Therefore. the rescue plan of the existing dweller according to urban redevelopment were suggested in this study.

지속적인 내수경기 및 건설경기 침체, 재개발, 재건축 등으로 인한 주택 개보수시 및 신축시기 연장 등으로 건설시공 수주물량 감소 등으로 인해 시공업계 전체가 힘든 시기를 보내고 있다. 관련업계 한 관계자의"IMF때도 이보다 힘들지 않았다"라는 말은 현재 시공업계를 대변하고 있는 말일 것이다. 일찍이 경험해보지 못했던 고통을 감내하고 있는 시공업계의 현재 상황을 점검하고자 박기준 전국보일러시공협회 회장과 신현석 한국열관리시공협회 회장과의 인터뷰를 진행했다. 이에 본지는 2회에 걸친 인터뷰를 통해 보일러 시공업계의 현실과 앞으로 나아갈 방향성에 대해 논의해 보고자 한다.

Urban renovation projects (reconstruction and redevelopment) have a longer licensing period than general housing projects, and many consultations with the licensing authorities require expertise. Most of the members of the union do not have basic knowledge of the maintenance business, so they have a lot of authority to promote smooth business Is entrusted to the union leader. However, contrary to the original purpose entrusted by the members, it is easy to find a case where the business is suspended because the union leader is exposed to corruption for the private interests of the union, and the members' disputes could not be resolved. In order to overcome this risk, the problem of the maintenance project was found through a questionnaire survey composed of practical experts, and a solution was presented through the KCSI evaluation model. This study mentioned the necessity of a responsible CM that can make independent business decisions without interference from the union, rather than a management-type CM limited to the cooperative's work assistance. In order to promote the construction industry's national role, it was necessary to revitalize responsible CM, so six practical alternatives were proposed.

The detailed current situation of urban renewal projects which have implemented in all over the country is sorted by regional and divisional groups, researching press reports. Problems in the progress of promoting urban renewal projects made the paper are analyzed in this research. This research examined the actual condition about urban renewal projects synthetically and then, deduced the following improvement plan. First, formulating long-term renewal plan is needed. Secondly, It should be changed into the gradual urban renewal project on a small scale according to various conditions of each local area. Finally, support of the central government in consideration of local conditions should be carried out.
