A Critical Assessment of the Economical Value of Road on Housing Prices Using Contingent Valuation Method - focus on the road construction plan of 47th of Suwon si - (조건부가치추정법을 이용한 도로의 경제가치 추정에 관한 실증적 연구 - 수원시 47번 도로건설계획을 중심으로)

  • The Purpose of this study was to assess the willingness to pay(WTP) for the new road construction plan(slip road of urban highway which was advertising extensively to reduce the time to the core of metropolitan area) on housing prices using contingent valuation method(CVM). And this study was an empirical study which was based on the consciousness of residents whose apartment was within the Suwon Si's new plan of 47th road construction zone. In this study, it was revealed that the resident's WTP for the plan of new road construction which was built on the neighborhood of apartment was within the 10 percent of housing prices that was similar to the standard declared price of MLTM(Ministry of Land, Transport and Maritime Affairs). And also revealed that the difference of sale prices of real estate company was 24 percent. The statistical assessment results show that both the resident's characteristic variables such as gender, incomes, size of apartment and the accessability variables such as distance to parks, schools, department stores, living facilities were positive effects on the prices of apartments significantly. Finally, the house has depreciated than that of MLTM and WTO since torpedoed the road construction plan. These results imply that, we have to take capital appreciation of the property into account due to road construction since the accessibility was very significantly positive internal effects on the apartment housing prices.

  • A firm decides to go to the project based on its investment analysis. However, the cash flows generated from the real project can not be always coincident with what expected as it follows uncertain behavior and the asymmetric payoff caused by the managerial flexibilities involved in the real asset affects the project value. Amongst various managerial flexibilities entailed in most of the real assets, although investment delay has been known to enhance the project value thanks to its ability to provide new market information to management, the related research to select the time to invest have been just few. Therefore, this research aims to show the theoretical framework to decide when to invest reflecting the behaviors of increasing project value and loss recovery cost due to investment delay with option pricing, related financial economic, and variational theories.

  • With the arrival of the knowledge information society, records as assets have become increasingly important. As defined in ISO 30300, records must be actively utilized to contribute to organizational management and generate added value. To create added value through records, their utilization must be prioritized. While countries like the UK, New Zealand, and Australia recognize records as assets and propose record assetization policies, specific measures for managing records as assets have yet to be suggested. To address this gap, we analyze Directive (EU) 2019/1024, established by the EU, to facilitate commercial use and promote accessible public information. We derive seven characteristics from the analysis and extract insights from Italian policies and actual implementation cases that reflect them in accordance with the regulations of the EU guidelines. In addition, the correlation between the Public Data Act and the Public Records Act in Korea was revealed, and points that could reflect Directive (EU) 2019/1024 in Korea were derived. Through this study, it is expected that public data will be treated as information assets and serve as a stepping stone for preparing information assetization policies for records.

  • The purpose of this study is to examine the value relevance of SCM using a regression model and we analyze the differences in the impact of industry type on corporate value. First, SCM key performance variables(asset utilization, cash flow, corporate growth, profitability) increases, the corporate value increase. Second, Asset utilization, cash flow, corporate growth in the high-tech industry showed a significant impact on the corporate value and corporate growth and profitability have an impact on the firm value in the non high-tech industry. This study are expected to be able to provide policy implications in the development of government policy to enable support for win-win cooperation, and ensuring the justification demonstrated by analyzing the impact of SCM enterprise value of the companies that want to maximize the effectiveness of SCM introduced.

  • The purpose of this study is to review the various valuation techniques of intangible assets. The value of intangible asset by the income approach can be measured as the present value of the economic benefit over the intangible asset's remaining useful life. The typical methods used in intangible asset economic income projections include extrapolation method, life cycle analyses, sensitivity analyses, simulation analyses, judgment method, and tabula rasa method. There are several methods available for estimating capitalization rates and discount rates for intangible asset, in which we have discussed market extraction method, capital asset pricing model, built-up method, discounted cash flow model, and weighted average cost of capital method. As the capitalization methods for intangible asset, relief-from-royalty method, excess earnings capitalization method, profit split method, residual from business enterprise method, postulated loss of income method and so on have been reviewed.

  • Until now, the domestic construction market has been formed focusing on new construction and reconstruction in the apartment industry. Recently, however, the remodeling market for old structures have shown a tendency towards land shortage and land price increases in the major cities: the reinforcement of regulations regarding reconstruction; expenditure reduction and the solving of environmental problems by regarding old structures is pursuing low costs and maximum efficiency. The interest in remodeling is increasing, however, remodeling has not been successfully initiated in the apartment division for a reasonable period of time. Consequently to acquire mutual agreement for remodeling from the residential occupants. In order to evaluate profitability, it is necessary to set priorities and reasonable criteria for remodelling and to this end, it is also required to assess each fact of remodelling in view of both customers and supplied. Thus, a sample apartment housing complex was analyzed for geographic location, surrounding environment floor area ratio, site area, number of households, number of stories and unit area and thereupon, its remodelling profitability was analyzed to select an effective remodeling method as an alternative case for apartment house owners and remodelling.

  • 본 논문에서는 기업 구성원들이 지식경영을 실천하는데 필수적인, 지식에 대한 가치평가 방법론을 제시한다. 평가기준은 정보공학과 활동기준 원가계산의 응용으로 얻었다. 정보공학적 측면에서는, 지적활동에 기업의 사명, 비전 경영목표 및 경영전략이 미치는 영향을 경영전략적 모형을 통하여, 그 활동의 전략적 가치를 평가한다. 또한 활동에 대한 재무적 가치측정은 투입된 자원과 활동에 소모되는 비용을 활동기준 원가계산을 응용하여 산출한다. 이를 통해 기업 내 활동에 결부된 지적자산의 전략경영적인 가치를 평가할 모형을 제시하였다.

  • We aim to confirm empirically that a corporate's R&D expenditure effect positively on its value. As a result of the regression analysis on financial statements of KSE and KOSDAQ enterprises, the sum of R&D expenditure effects positively on corporate value. Moreover, we have the result that R&D expenditure appropriated as cost has more effect on corporate value than the expenditure appropriated as asset.

  • 재무성과와 지식자산을 함께 관리할 수 있는 통합적 성과평가 방법을 도입함으로써 미래 기업가치를 제고시킬 수 있는 필요성이 증가하고 있다. 국제적인 추세에 발맞추어 본 연구의 목적은 지식자산 평가에 대한 기존 연구와 Kaplan & Norton이 주창(1992)한 균형잡힌 성과기록표(Balanced Score Card : BSC)를 이용하여 지식자산 평가 지표 개발과 이러한 평가를 위해 Saaty가 개발한(1980) 계층적 분석과정(Analytic Hierarchy Process : AHP)방법론을 적용한 평가모델을 제시하고, 국내 A은행을 대상으로 지점을 평가하는 연구를 수행하였다.
