A Study on the Applicability of LCC as a Railway Assets Management Tool (철도자산 관리도구로 LCC 적용가능성에 관한 연구)

  • Assets are an essential part of a railway financial position and income state. The Railway industry, SOC, has characteristics of possessing vast tangible assets and incurring vast asset-related-costs. For higher liquidity and profitability, the railway industry need more active asset management. Since 2011, IFRS has its changed accounting method for tangible assets, this has subsequently affected asset management. As the railway industry has a high portion of tangible assets, the accounting method for tangible assets is very important. This paper analyzes the newly adopted accounting method for tangible assets and proposes LCC for effective asset management.

The Effect of PP&E Revaluation under K-IFRS on Information Asymmetry (K-IFRS에 따른 유형자산 재평가 정보가 정보비대칭 감소에 미치는 영향)

  • This study examined the difference between the information asymmetry in pre- and post K-IFRS adoption used each samples. Efficient market assumption suggests that capital markets already have recognized real value of PP&E and applied those values for estimating the item, in which case PP&E revaluation is not additional information in the capital market but simply an activity to makes costs. This study examined whether the information asymmetry had reduced significantly after adopting K-IFRS or not, verified each period samples those are pre- and post-adopting the asset revaluation since it could have been adopted in advance from 2008. As study results, I confirmed PP&E revaluation affected to reduce the information asymmetry in pre- adopting K-IFRS, but not in post- adopting K-IFRS. These results could be one of proofs which are supported that capital market have been judging PP&E revaluation as the window dressing.

The Effects of Tangible Asset Revaluation on the Market Prices (유형자산 재평가기업의 회계정보 가치관련성)

  • There have been arguments in Korea that fair value accounting system improves quality of accounting information through the asset revaluation. These arguments are based on the fact that investors prefer fair value to cost value information. Others argue that cost principles may offer more proper information to the investors because financial statements applied the cost principles are more objective and thus more reliable. Prior researches focused mainly on the motives of asset revaluation but I examined the effects of the tangible asset revaluation on the stock prices. The empirical findings indicate that : (1) the gains on the tangible asset revaluation are positively correlated with the stock prices; (2) the net book values applied the cost principles explain stock prices better than the net book values applied fair values. My findings suggest that the gains on the tangible asset revaluation constitute a part of the firms' values but the accounting informations measured fair value are not always useful to the investors in the capital market.

  • This study analyzes the effects of the obsolescence assets on the asymmetry of costs. Cost asymmetry refers to a lower percentage of costs when sales fall than increases in costs when sales increase. the obsolescence asset induces various decisions, including high maintenance costs and management improvements and replacement of facilities. This study is to analyze the cost behavior according to those decisions. The analysis showed that the higher the obsolescence of assets rate, we found cost elasticity, with a greater reduction in costs when sales decrease than the increase in costs when sales increase. Second, the lower the cost will not appear as the obsolescence of assets rate increases in case that the concentration of an item of property, plant and equipment is high, and when sales decrease. The above result means that the obsolescence of assets rate acts as operating risk and thus operates resources flexibly according to changes in sales, but when the concentration of property, plant and equipment is high, the decision-making constraint make it difficult for the flexible operation.

  • 지식기반경제에서는 기식을 창출하거나 활용하는 능력이 기업의 경쟁력을 결정하는 중요한 요소가 될 뿐만 아니라 국가적 경쟁우위의 기본이 된다. 산업경제에서 지식기반경제로의 이행이 가속화됨에 따라 부동 산 및 설비 등 유형자산 보다는 노하우, 특허권 등의 무형자산이 기업 경쟁력에 미치는 영향이 더욱 커지고 있다. 유형자산과 마찬가지로 기업이 소유하고 있는 무형자산인 특허권의 합리적 가치평가도 중요하다. 왜냐하면 특허 가치의 정확한 평가는 기술 거래 시장의 활성화를 가져올 수 있고 또한 기업의 특허전략 수립에 필수적이기 때문이다. 하지만 유형자산과는 달리 무형자사인 특허권의 정확한 가치평가는 매우 어려운 것으로 알려져 있다. 본 연구의 목적은 특허가치 평가에 영향을 미치는 요소들을 살펴보고자 함에 있으며, 그 중에서도 제품 특성에 초점을 맞추었다.

Study on the Effects of CEO compensation in Investment and earnings management (경영자 보상이 투자와 이익조정에 미치는 영향에 관한 연구)

  • The purpose of this study is to examine the influence of variable cash compensation depending on short-term performances instead of stock compensation for the executives on the investment in tangible assets, investment and R&D, and profit reconciliation. The detailed objectives of the study include, first, to examine the influence of the cash compensation on investment in tangible assets and profit reconciliation depending on the characteristics of the company and, second, to examine the influence of cash compensation on the profit reconciliation of the investment in R&D depending on the characteristics of the company. The results of the analysis in this study can be summarized as follows; Firstly, the result of the positive analysis, as the compensation for the executives increased, by the characteristics of the companies conducted on the significant 'positive' (+) on the investment in R&D and the profits reconciliation showed that the high tech industry and the share ratio of the executives did not show a significant result, while the debt ratio showed a significantly positive result. Secondly, the result of the positive analysis, as the compensation for the executives increased, by the characteristics of the companieson the significant 'positive' (+) of the investment in tangible assets and reconciliation of profits showed that the high-tech industry did not show a significant result, while the hypothesis on the share ratio of the executives and the hypothesis on the debt ratio showed results that are significantly positive as expected. In other words, it can help Korean companies, which have to investment in R&D and tangible assets to increase their competitiveness and promote future growth dynamics, to design a manager compensation system that is appropriate for our country to support efficient investment decision-making.

  • This paper is to outline a methodology for establishing the fair market value of knowledge assets that may be associated with a going-concern business enterprise and identify the elements of knowledge assets and provide the basic concepts for valuing thorn Within this contort we will identify the nature of some of the more common or well-know forms of knowledge assets, discuss the normal relationship of these forms of knowledge assets to the monetary and tangible assets of a business enterprise from an investor's perspective.

금융소비자의 위험선호와 성격유형과의 관계에 관한 비교연구

  • 본 연구 목적은 MBTI에 의해 구분되는 인간의 성격유형에 따라 금융투자자들의 위험선호의 차이 유무, Private Banker의 투자 조언의 수용, 그리고 Private Bank Service의 사용의도에 어떠한 영향을 미치는지 알아보는 것이다. 또한 MBTI의 성격유형별 주기능 사용의 차이에 기인한 개인의 특성이 위험선호에 미치는 영향을 알아보는 것이다. 이를 위해 본 연구는 실험군인 고액자산가(HNWI)와 대조군인 학생의 MBTI 성격유형을 개별로 검사하고 Holt and Laury (2002)와 Weber et al. (2002)의 설문을 활용하는 실증적인 비교분석을 실시하였다. 본 연구의 결과, 첫째, Holt and Laury(2002)의 Lottery연구에서 고액자산가와 일반 대조군 그리고 MBTI의 주기능분류(ST, NF)에 따른 차이는 존재하였다. 특히 고액자산가의 경우 ST와 NF 그룹의 차이가 존재하는 것을 확인하였다. 둘째, Weber et al.(2002)의 위험 감수를 측정하는 심리측정 요인 중 Gamble(g) Recreation(r)의 특성이 고액자산가에서 위험선호도에 미치는 영향이 높은 것으로 나타났다. 이러한 결과는 개인의 일상생활에 관련한 특성 또는 금융과 관련 없는 취미생활이 개인의 위험선호도에 반영될 수 있음을 나타내는 것으로 기존의 문헌들의 연구결과를 지지한다고 할 수 있다. 셋째, MBTI의 선호지표점수에 따라 위험선호도에 차이가 존재하였다. MBTI T점수가 높을 경우 위험선호도가 낮은 것을 확인할 수 있었으며, 고액자산가그룹에는 영향이 없는 것으로 밝혀졌다. 넷째, MBTI 유형도표의 태도지표에 의해 구분된 유형들에 따라 전체 금융자산 대비 Private Banker를 이용하는 비율의 차이가 존재하는 것으로 밝혀졌다. 고액자산가를 대상으로 분석한 결과 태도유형 EP의 경우 다른 그룹에 비해 이용비율수준이 낮아 MBTI로 분류된 성격유형에 따라 전체금융자산 대비 Private Banker의 이용수준에도 영향이 있음을 확인하였다.

A study on the Analysis of Locational Characteristics of REITs Assets (운영부동산 유형별 리츠자산의 입지특성 분석에 관한 연구)

  • REITs are very closely related to real estate management, but there have been no prior studies analyzing the location of REITs assets. Therefore, this study analyzed the location characteristics of REITs assets in two aspects to clarify the location characteristics by using spatial information of REITs assets. First, the characteristics of the type of city where REITs assets are distributed were analyzed, and second, the characteristics of the zoning where REITs assets are distributed were analyzed. As a result of analyzing the characteristics of the city where REITs assets are distributed by type, it was analyzed that in the case of the capital area, both the ratio of cities with REITs assets location and the intensity of REITs assets location (number of REITs assets per city) have location characteristics by city hierarchy in the order of metropolitan city > big city > small and medium-sized city. In the case of non-capital area's metropolitan and large cities, the ratio of REITs assets location cities is similar to that of the capital area, but the location intensity of REITs assets was analyzed to be significantly lower than that of the capital area. As a result of the analysis of REITs assets by type, housing REITs assets tend to be located in the old downtown commercial zoning and the new downtown residential zoning, office REITs assets are characterized by concentration of location in specific commercial zoning of Seoul, and retail REITs assets are located mainly in the old downtown station area. In addition, it was found that logistics REITs assets tend to be located in management zoning, centering on key logistics hub cities in the region.

자본조달순위이론에 관한 실증연구

  • 이 논문은 자본조달순위이론(pecking order theory)을 한국 유가증권시장에 상장된 제조기업을 대상으로 실증적 검정을 하였다. 설명변수로 기업의 자금부족(deficit)과 부채비율과의 관계를 분석한 결과 자본조달순위이론이 지지되는 결과를 얻지 못하였으며, 통제변수에 유형자산, 기업규모, 수익성 등 전통적인 자본구조영향요인 변수들을 포함시켜 분석한 결과, 정보비대칭이론에 의한 설명이 적합한 것으로 해석되었다. 유형자산이 증가할수록 부채비율은 감소하였고, 기업규모가 증가하면 레버리지가 감소하는 관계를 나타냈으며, 수익성이 증가함에 따라 부채비율이 감소하는 것으로 분석되었다. 직전년도의 부채규모가 높은 경우에는 당해 연도의 부채사용이 감소하고, 직전년도의 레버리지가 낮은 경우에는 당해 연도의 부채가 증가하는 평균회귀현상을 나타냈다.
