오피스 투자의 스타일인자에 관한 연구 -평가기반 수익률을 기준으로- (A Study on the Style Factors of Office Investment -An Analysis using Appraisal-based Returns-)

  • 본 연구에서는 최근 기관투자가의 투자대상으로서 그 중요성이 커지고 있는 국내 오피스에 대해서 해외 선행연구에서 유의하게 입증된 여러 스타일인자의 유의성을 검정하였다. 검정대상이 된 설명변수에는 지역, 규모(평가금액), 가치성장성(소득자본수익격차), 임대차조건(임차인수, 평균임대차기간, 핵심임차인비중) 등이 포함되었다. 분석자료는 감정평가에 기반한 국토교통부 임대사례조사 DB 중 일부를 이용하였다. 분석결과 다음과 같은 시사점을 얻을 수 있었다. 우리나라 오피스시장의 경우 스타일인자로서 지역은 여전히 중요한 의미를 가지며, 이와 함께 규모도 유의하게 작용하였다. 단 핵심지역의 대형자산일수록 위험과 수익이 높게 나타나 일반적인 믿음과 차이가 있었는데, 이는 분석기간 동안 서울 3대권역의 대형오피스 가격이 급등했기 때문인 것으로 생각된다. 이러한 현상은 미국의 선행연구에서도 발견되고 있어 지역과 규모의 역할에 대해 신중한 접근이 필요함을 알 수 있었다. 가치성장성의 경우 가치성이 클수록 예상한대로 위험과 수익을 낮추는 것으로 나타나 국내에서도 유의한 스타일인자임이 확인되었다. 임대차조건과 관련해서는 임차인수 만이 유의하게 나타났는데, 이 역시 예상대로 임차인 분산이 잘 이루어질수록 위험과 수익이 낮은 것을 알 수 있었다.

오피스 색채사용현황과 실내이미지에 관한 연구 (A Study on color and Image of Interiors in Office Environment)

  • The purpose of this study is to Investigate color schemes, degree of its satisfaction, and color implication of office environment. This study is to find the proper current color schemes in offices today, as well as colors that will enhance efficiency and productivity in work for future uses. The study was progressed through visiting offices and survey The collected data were analyzed by using such descriptive statistics as percentage, frequency, mean, and t-test. The result of this study shows that most of offices applied the main color only for ceilings, walls, and floors; and, some of them applied supporting colors in addition to main colors. In general, workers are not satisfied by the color in their work environment. Therefore, careful planning and exploring color schemes of main colors and supporting colors in work environments can be suggested. Also, the study results of color implication in work environment indicates that there is a need to take a careful color planning, especially in relation to the type of work, sex, and the level of education of a worker.

오피스 건물의 공용공간 디자인에 대한 사용자 평가 - 유니버설 디자인을 중심으로 - (User Evaluation of Common Spaces in Office Building - Focused on Universal Design -)

  • The study was intended to evaluate common spaces of office building in view point of universal design. The common spaces were access road, main entrance, parking lot, corridor, and restroom. Two office buildings in Centum city of Busan were evaluated by their workers, each 100 ones. The check list for evaluating them consisted of 36 universal design elements which related to five common spaces. First, there were many universal design elements which need to be improved. Second, among five common spaces, restroom has the most elements to be rated low. First of all, at least one restroom for wheelchair should be provided each floor. Third, even though both of two office buildings were recently built, there were significant difference between their users' evaluations. This implies that the concept of universal design is not applied to office buildings well. Fourth, there were significant difference among users' evaluations according to age, especially in case of design related elements. This means that users' age is an important factor to be considered.

오피스 빌딩의 로비공간에 관한 연구 (A Study on Interior Design of Lobby Space in Office Building)

  • According to office building design in Korea, building exterior and office automatic systems through introducing IB system have been improved. However, the lower floors of a building are functionally easy to transfer but actually functions as an enterance. Although at takes a large investment by the owner or enterprise, mainly the tenants and neighbors are in a broad sense the actual users. In this point of view, the lobby of an office bulidling which is the connection between the exterior as a public space and the interior as a private area, does not only have the function of an enterance but also has to be an image of the enterprise or the building itself. Therefor the lobby must contain various functions of space.
