This study aims to examine the difference in the level of housing cost burden and the factors affecting housing cost burden between permanent rental housing and purchased rental housing residents in Seoul. We used the 2017 SH Public Housing Resident Survey and employed t-test and multiple regression analyses. The empirical analysis shows that the level of housing cost burden is greater for permanent rental housing residents than purchased rental housing residents. Also, income level, age, and whether receiving housing benefits are the factors affecting housing cost burden among permanent rental housing residents while income level and housing size are the factors affecting housing cost burden among purchased rental housing residents. The findings suggest that there should be a more systematic review regarding housing affordability among those living in different types of public housing toward housing welfare. In addition, there should be differential approach to enhance housing affordability between permanent and purchased rental housing residents.

국토해양부(장관 정종환)는 한국토지주택공사(LH)의 노후 영구임대주택 중 7개 단지, 8,808세대를 대상으로 지난 4월 23일부터 그린홈 시범사업(120억)에 들어갔다. 2025년까지 제로에너지 주택건설을 목표로 한 저탄소 녹색성장을 위한 그린홈 건설추진 사업의 일환으로 지난 해 10월 신규 공동주택(20세대 이상)에 대해 그린홈 건설을 의무화[("친환경 주택 건설기준 및 성능"('09.10월 국토해양부 고시)] 하는 건설기준이 마련되었다. 이에 따라 국토부는 기존주택의 그린홈화를 위해 금년부터 우선적으로 공공부문의 노후화된 영구임대주택을 그린홈 개선 시범사업으로 개보수 시행에 들어간다고 밝혔다.

This study aims to analyze the evaluation of the residential environment on the permanent rental housing in Busan. The Permanent Rental Housing policy is one of the special measures which contribute to getting the low-income urban dwellers settled in places of their own. Unfortunately the government has focused on expanding the quantity of housing even though housing doesn't mean just a physical object but the foundation of life. So the occupants who answered the survey lived in the permanent rental housing which were constructed by Busan Metropolitan Corporation. The purpose of the study is to give suggestions which can make up for dissatisfaction and apply preference of occupants based on the results of the research. The result of this study is in following; there were few significant managerial variables determinants of residential satisfaction. And significant variables are; position of rooms and bathroom facilities in internal building characteristics, color of apartment and playground in exterior building characteristics, commuting distance and viewshaft in locational characteristics. Therefore, the government needs to use cutting edge housing technologies aimed at improvement of residential environment and achievement of affordable expense simultaneously.

The aim of this study is to analyse housing satisfaction among residents of different types of public rental housing-permanent, national, and happy housing-following the integration of housing types upon the full-scale supply of integrated public rental housing. By identifying key factors that influence residential satisfaction, our goal is to inform the planning of public rental housing complexes and derive policy implications. The study focuses on analysing discrepancies in residential satisfaction among residents of different types of public rental housing and comparing the factors influencing this satisfaction. Microdata from the Ministry of Land, Infrastructure, and Transport's 'Housing Situation Survey' in 2021 is utilized for analysis, employing one-way ANOVA and binomial logistic regression methods. Empirical analysis reveals variations in residential satisfaction levels between residents of permanent and national rental housing, with national rental housing residents exhibiting higher satisfaction. The influencing factors of overall condition satisfaction are consistent for permanent and national rental residents but differ for happy housing residents. Additionally, the influencing factors of overall residential environmental satisfaction vary across all three housing types. Nonetheless, common factors across all types include housing noise and facility accessibility, highlighting their significance in complex planning. Subsequent studies may involve time series analysis to assess changes in influencing factors over time.

The purpose of this study is to investigate maintenance states and problems analysis of permanent rental housing. The research method of this study includes a survey of maintenance states and an interview with facility managers who have enough practical experience. The results of this study are as follows: (1) the repair rates for the items which are within the required maintenance cycle are investigated $25\%$ on average. (2) the current regulation of maintenance cycles and repair rates are not adequate to Permanent Rental Housing.

본 연구의 목적은 영구임대주택 거주 가구가 주거비에 대해 느끼는 부담 정도와 주거비 부담을 경감하기 위한 행동을 어느정도하고 있는지를 파악해서 영구임대주택의 효율적인 유지 및 관리에 필요한 기초 자료를 제공함에 있다. 본 연구 결과 대부분의 가구가 주거비 부담을 느끼고 있고, 가족원수가 적을수록, 세대주 연령이 높을수록, 직업종사상 지위가 낮을수록 총소득이나 주거비가 적을수록, 총소득에 대한 주거비 비율이 높을수록, 주거비 부담을 많이 느끼고 있는, 다른 변수를 통제했을 때 총소득만이 주거비 부담에 유의한 영향력을 미쳤다. 주거비 부담을 경감하기 위한 행동은 대부분의 가구가 최선을 다하고 있고, 가족 원수가 적을수록, 세대주 연령이 높을수록, 총소득이 적을수록, 주거비 부담이 클수록, 주거비 부담 경 감행동을 더 많이하고 있다. 중다회귀분석 결과는 세대주 연령이 높고 주거비 부담을 많이 느끼는 가구가 주거비 부담을 줄이기 위한 노력을 더 많이 하고 있다.

This study investigates both the dissatisfaction evaluation of residents in Kangseo Permanant Rental Housing(PRH) complex managed by SH corporation and their neighborhood's recognition on the PRH complex in terms of questionnaires divided by two groups. The result shows that the residents in PRH complex are especially dissatisfied with lining space and number of rooms, parking capacity, outmoded building, and incidence of crime.

본 논문에서는 K영구임대주택 입주자의 자살생각에 영향을 미치는 주요 변인을 규명하는데 목적이 있다. 이를 위해 입주자들을 대상으로 생활실태, 주거공간, 정신건강 등의 항목을 조사하였다. 조사완료된 설문문항 중 본 연구와 관련된 성별, 연령대, 학력, 신체적 건강, 음주횟수, 자살생각은 각각 1문항, 주거환경 10문항, 우울11문항을 사용하였다. 분석결과, 우울정도에 대한 분석결과 평균 16.93점(표준편차 12.76)으로 16점보다 높게 나와 입주자의 우울증이 매우 의심할 수준으로 높게 분석되었다. 또한, 신체적 건강상태, 음주횟수, 주변환경에 대한 만족도, 우울이 자살생각에 유의미한 영향을 미치는 것으로 분석되었다.
