  • Considering the similarity in legislation and long-term industrial trend of Korea and Japan, continuous attention to the Japanese situation is useful for the development of a domestic construction strategy. In order to compare the current on-site construction management practice of the two countries and analyze the reasons for discrepancy, a literature review, expert interview, and site investigation were executed. A detailed survey of experts with experience in both countries revealed that overall, Korea's level of competitiveness is gaining on that of Japan. However, the Japanese construction industry was still evaluated as maintaining higher competitiveness, due mainly to comprehensive planning for operation, well-established design documents, and effective total quality safety environment management, all of which are combined with institutional support and a cooperative attitude by labor. Adjustments should be made for advanced technologies considering the attributes of a typical Japanese construction prior to establishing and implementing application strategies according to the suggestion of experts. Based on the results of this study, a benchmarking of Japanese strength should be conducted, and this is eventually expected to contribute to establishing green construction, enhancing safety, improving culture, and reinforcing the capabilities of participants.

  • This study aims to give suggestions based on survey to improve the quality of Global Construction Engineer Training Program in line with the government goals. The domestic construction industry in Korea has kept shrinking, whereas the global construction market is forecasted to keep expanding in the future. It has become an urgent task to be taken up for construction contractors and engineering firms so as to improve their capacity, in particular, in the fields of planning, management, finance as well as engineering. To deal with the lack of capacity of the domestic engineers and to help them emerge as global players in the competitive overseas construction market, the Ministry of Land, Infrastructure and Transport of the Korean government has designed a program called 'Global Construction Engineer Training Program.' The eligible target of the training program is mid-career professionals who are working for the construction contractors or engineering firms. To draw suggestions for this program, an importance-satisfaction analysis is conducted to evaluate the effectiveness of the training program implemented by the S University. The S University, along with C University, was selected as an implementation organization of the program in 2014 by the government. Through an email survey, the participating students in the program were asked questions on the importance and satisfaction against 17 indicators classified into 5 categories: instruction method, professional knowledge of instructors, contents of program, curriculum, and facility and environment. The survey results show that students are satisfied with the overall quality of the program, but it was also found that they want the program opens more coursework on practical application of knowledge, case studies, and global networking.

  • This study was intended to present measures for the improvement of the apartment house landscaping supervision system by examining the adequacy of landscaping supervision, which is aimed at improving the quality of landscape plants and facilities in apartment house landscaping sites. Additionally, this study aims to identify the problems occurring in the process of the performance of landscaping supervision and to provide the evidence for legislative activities and revision of the laws currently being pushed forward for the mandatory deployment of apartment house landscaping supervision personnel. The results of the analysis showed that no landscaping supervision personnel was deployed to apartment complexes with less than 1,500 households and that the landscaping comprised 19% to 46% of the entire construction process. The civil engineering firm performed the landscaping supervision, which made it impracticable to fully focus on the construction quality in the field of landscaping. The quality control in terms of landscape plants revealed differences in quality control, depending on the competence and experience of the civil engineer supervising the personnel, where the landscaping supervision personnel was not deployed. The apartment houses landscaping supervision activity index was analyzed, and the results showed that the supervision activity index for apartment house A was 72.0, B was 70.4, and apartment houses C to G ranged from 38.7 to 46.9, which suggested that the difference in quality control, process control, and technical support affected the construction quality and occurrence of defects. The improvement of landscaping process quality control and process management will be carried out more smoothly and the rate of defects will be drastically reduced if the landscaping supervision personnel placement threshold is lowered from 1,500 households to 300 households in complexes. The results of this study are expected to be useful in promoting and re-establishing the landscaping industry based on the improvement of construction quality in the field of landscaping in connection with the construction of apartment houses.

This study attempted to identify the mechanisms of planning, design, and construction of this project through the ground theory. The results of the study are summarized as follows. The client's place attachment of the sites, which was the company's parent, was the driving force for an international design competiton in which architecture and landscaping were integrated. After that, in the detailed design stage for the actual implementation of the contest-winning plan, competent local designers and contractors were selected, and a consultative body was operated to engage in various opinions and promote rational decision-making. As for consultative body's operation method, simulation, physical model production, and detailed drawings were created after sharing opinions, and landscape design supervision played a major role. Establishing consistency in design and construction through integrated planning and landscape design supervision is required to cultivate craftsmanship and foster landscape coordinators in today's industrialized practice. The accumulation of related follow-up studies and supplementation of the system is anticipated.

  • As customers are becoming increasingly important in corporate management, there is a growing demand for migration to customer-focused organizational structures. Unlike the manufacturing industry, the construction industry is non-iterative and non-standardized. As a result, a wide variety of materials, human resources, technologies and equipment must be mobilized in complex work activities to complete a structure. Consequently, surprises are bound to occur as such work activities progress. This paper intends to study a strategy that is designed to improve customer services for apartment building units. It aims primarily to focus on cost control and brand management. Housing tenants and industry experts are surveyed to collect input for issue analysis. In addition, the external circumstances and internal capabilities of major builders in Korea are analyzed, and a SWOT analysis is performed regarding market conditions related to customer service. These analysis results are utilized to develop a strategy implementation plan over different time frames, and the operational resources available for such strategy implementation are analyzed in order to forecast its performance. This research will facilitate communication between construction companies in Korea and their customers by proposing a customer service improvement strategy for apartment building units, and is expected to provide resource material for a strategic analysis of efforts to fully incorporate customer requirements
