  • The purpose of this study is to evaluate efficiency by the Life Cycle Cost(LCC) analysis of floor covering materials for remodeling. This study has been performed as a case study. The LCC analysis is a technique which takes account into both initial-future costs and benefits of an investment over some period of time. LCC is important in commercial decision making because it provides improved assessment of the living-term cost effectiveness of construction projects as well as alternative economic methods that focus on initial costs. For LCC analysis and comparison, the present value technique is used. The results of this study are summarized as follows; (1) A LCC analysis model of floor covering materials is suggested through a case study (2) As a result of LCC case study, the type of sheet is analysed more economical than that of tile in floor covering materials.

  • The need for maintenance of bridge infrastructure is increasing due to aging, and the cost of maintaining the infrastructure must be calculated for effective budget distribution. Therefore, in this study, representative defects according to bridge superstructure type are derived to calculate the cost for each repair method. First of all, the representative bridges, PSCI girder bridge, Rahmen bridge, Steel box girder bridge, and RC slab bridge, were selected as superstructures using BMS data, and repair methods for defects were presented. In addition, the cost of the repair method by superstructure type was compared. This result is expected to predict total maintenance costs in consideration of the maintenance cycle.

  • In a reinforced concrete structure, coupler construction is easier to install than jointing or welding reinforcing bars, so it is possible to work by one person. When constructing a reinforcing bar coupler, the coupler construction method must be different for each member that receives a large tensile force or a member that receives a small tensile strength. Various coupler products are used in the global construction market, and the quality, performance, and cost of reinforcing bar joints vary from product to product. This study compares and analyzes the quality and cost of representative rebar couplers according to the requirements using the quality house of QFD-HOQ. The case study presents a quality and cost improvements strategy through QFD-HOQ analysis of rebar couplers.

  • Reduction Factor for Installation Damage required for calculation of design strength of geogrid used in MSEW(mechanically stabilized earth wall) design is usually obtained in the field test simulating real construction condition. However, damages occurred in geogrid during backfill work are influenced by many factors such as polymer types, unit weight per area, backfill construction method and gradation of backfill material and field test considering these factors demands lots of time and costs. In this study, factors affecting installation damage are analyzed and empirical method for evaluating reduction factor for installation damage using maximum particle size in backfill material is suggested.

  • 최근 설계 단계에서 설계품질 향상과 시공 단계에서 비용 절감을 효과를 기대하며 3차원 BIM 관련 기술에 대한 관심이 높아가고 있으며, 또한 부분적으로 기술 도입 효과가 나타나고 있다. 그럼에도 불구하고 설계 및 시공 현업은 2차원 CAD 도면을 중심으로 이루어지고 있으며, 3차원 BIM 기반 설계가 이루어진다 하더라도 결국 시공을 수행하는 건설 현장에는 2차원 CAD 도면이 납품되고 이를 기반으로 건설 현장은 운영된다. 또한 설계 단계 BIM과 시공 단계 BIM은 모델의 활용 목적이 다르고 그에 따라 모델링의 범위 및 방법이 크게 다르기에 시공 단계에서 2차원 도면에 기반한 시공 BIM 모델 구축이 필요한 현실이다. 본 연구에서는 2차원 구조 CAD 도면을 인식하여 3차원 골조모델을 생성하는 기술을 개발하고 구현하였다. 통합 BIM 모델은 골조, 설비, 마감으로 구성되며, 이 중 골조 모델은 설비와 마감 모델링을 위하여 선행되어야 할 핵심요소이다. 시공 단계 2차원 도면을 바탕으로 골조 모델의 생성을 생성하는 작업에도 많은 노력이 요구되며, 또한 이 과정에서 모델러가 2차원 도면을 파악하여 BIM 도구를 사용하여 모델링을 하는 과정에서 오류의 가능성도 내포되어 있다. 특히 설비, 마감과의 통합 모델 구축이 원활히 되기 위해서는 골조 상세, 즉 부재 편심 또는 단차 등이 정확히 모델링 되어야 한다. 본 연구의 도면 인식을 통한 3D 골조모델 생성은 2차원 구조평면과 부재일람표에 표기된 내용을 그대로 인식하여 3차원 BIM 모델을 생성함으로써 모델링 효율의 극대화와 모델 정확도 향상의 효과를 기대할 수 있다.

  • It is an social issue that is various claim related on the defect of apartment house. The cost of defect repair is the most important matter that residents dispute constructers with the huge time wasting and cost loss. For resolve the matter of defect claim, it must to be analyze to the cost property that study and find to pending issue about the cost of defect repair. Therefore this study is investigated the cost property of defect repair relation on correlation analysis and regression analysis around the judgement cost. Consequently, cost of the judgment is associated with cost of the accusation and cost of the defect repair, is recognizable as them that is closely connected. Meanwhile, the more time of take effect and time of lawsuit increase, the more cost of the judgment decrease by draw the regression equation. On the contrary, there are same aspects in the case on the cost of the accusation and cost of the defect repair.

A View on Water-Leakage and Countermeasure of Concrete Structure (콘크리트 구조물의 누수와 대처 방안에 대한 견해)

  • 과연 콘크리트 구조물에 있어서 누수 균열은 문제가 되는 것일까? 이에 대해 설계, 구조 시공, 재료(콘크리트), 방수, 품질 및 안전의 관련 전문가는 여러 가지 이견을 말하고 있다. 또한 콘크리트 구조물에 관계하는 발주자, 건축주, 사용자, 시공자의 입장도 상황에 따라 다르게 해석하고, 평가하고 있다. 예를 들면 일반적으로 발주자(건축주 등)는 시공자에게 누수 균열은 하자이므로 무조건 보수할 것을 요구하는 반면 사용자(언론 포함)가 문제를 제기할 때(공공공사의 경우) 발주자는 이에 대해 크게 문제되지 않는다고 답변하는 경우도 많다. 어떤 기술자는 콘크리트의 누수 균열은 피할 수 없는 사항이므로 근본적으로 해결할 수 없으므로 완벽한 시공 및 보수는 어렵고, 다만 전체적인 누수량이 어느 정도 이하가 되도록만 관리할 뿐이라고 말하고, 또한 지하 구조물의 누수 균열은 피할 수 없어, 누수를 시각적으로 가리기 위한 보호벽을 쌓아 관리하는 것이 당연하다고 말하는 기술자도 있다. 그럼에도 불구하고 일반 사용자들은 무조건 누수균열이 없어야 한다고 의견을 제시하고 있다. 특히 언론에 구조물 누수의 문제가 수시로 보도되어 관계자 및 관련 건설기술자들의 자존심이 크게 훼손되고, 이를 보수하기 위한 비용이 엄청나게 지출되고 있음을 볼 때 적당히 간과해서는 안될 문제임에는 틀림없다.(중략)

A Linkage Method for the Life Cycle Cost Breakdown Structure through an Analysis of Boundary Conditions (경계조건 분석을 통한 LCCBS 연계방안)

  • Costs and expenses are intertwined and incurred throughout an entire construction project, even from the pre-construction phase, and each phase has a different impact on the life cycle cost (LCC). However, the cost breakdown structure (CBS) is different in each phase of a building construction project, which makes it hard to reasonably calculate construction cost. For this reason, the boundary conditions were analyzed in this study based on the life cycle cost break structure (LCCBS). In addition, breakdown factors were analyzed based on the boundary conditions to derive a linkage method. The validity of the linkage method was verified through application to actual construction projects. Through the analysis, it was found that the problem of items being left out was reduced by more than 97.2 percent, and the work was done an average of 6 hours faster compared to the conventional method. It is expected that by applying the new LCC system, LCC will be both reduced and calculated in a more efficient manner.

A Study on the Economical Analysis of the Composite Precast Concrete Method (프리캐스트 콘크리트 복합화공법의 경제성 분석에 관한 연구)

  • In this study, we select a site adopting real composite precast concrete method. Estimating real construction cost and imaginary cost appling reinforced concrete method in the site, we compare the costs. Through using high intensity concrete and prestressed concrete, amount of concrete is reduced more than 50% but there isn't big gap in material cost. In the main construction cost of composite precast concrete method, the material cost with production cost and transportation cost are in that, joints and topping concrete are account for 90%. But in case of reinforced concrete, labor cost spent at concrete steel bar and form is account for 30%. In the cost of attached, compared with composite precast concrete method, the reinforced concrete method taken in big portion by temporary work and scaffolding is twice as much as composite precast concrete method in construction cost. Therefore, economic efficiency is excellent reducing 11% total cost of composite precast concrete method from the reinforced concrete method.

  • Modular construction projects offer advantageous over conventional construction projects in the area of quality control through factory production. However, as clear standards and definitions for quality control activities have yet to be not established, it is difficult to judge the appropriateness of the scale of quality control costs, and it is also difficult to classify quality control activities by process stage. Therefore, in this study, a method for classifying quality management activities based on activity standards was presented, in addition to a method for classifying quality costs according to the PAF standards to check how effective the costs and activities are for quality control in the future. The findings of this study can be used to define the quality management activities for each stage of the modular construction project in the future, and to develop a database of evidence to determine the appropriateness of cost distribution accordingly.
