A Study on the Planning Strategy of Tenant Variety and Placement for Urban Entertainment Center (도심 쇼핑센터(UEC)의 테넌트 구성 및 배치계획에 관한 연구)

  • The purpose of this study is to suggest planning strategy of tenant mix for UEC based on the final result of tenant mix analysis of five different research cases. The following is the comprehensive explanation about the result of tenant mix planning strategy for UEC currently in operation and when planning a new facility. First, overall research cases in this study show the tendency of following an old tradition, which stresses direct sales focusing on retail and dining adaptation. In order to compensate the defect, it is suggested to adopt new type of tenants with the functional mix of retail and dining with entertainment rather than decreasing the proportion of retail and dining tenant and increasing it of entertainment tenant. Second, the floorplan of UEC should adopt racetrack or circuit form that can stimulate shoppers' circular movement so to expose them to as much tenants as possible. Service consumption mode related tenants are required to place on the side or the edge of UEC, while retail consumption mode related tenants should be planned in the center. Among dining consumption mode related tenants, impulse dining tenants like a coffee shop should be placed at the turning point or at the end of the pathway, destination tenants like a restaurant and a food court, on the other hand, is needed to be placed in the center of the space. In case of Entertainment related tenants, destination tenants like bookstore or multiplex should also be placed at the end of the pathway, and on the way to those tenants, it is required to place general tenants that can share target customers with them. On the contrary, game center or record shop like tenants that can stimulate impulse sales should be placed on the visitor's main move or near the other destination tenants. Third, anchor tenants play an important role in gathering people to the UEC, and then induce them to visit the other tenants that are located near the anchors. Thus it is suggested to plan to place general tenants on the same floor as anchor tenants are placed so they can share the characteristics of target customers which create synergy effect.

  • The purpose of this research is to analyze the factors influencing satisfaction level of consumers using internet shopping mall to purchase agricultural products and to check relationship between satisfaction factor and intention in current situation of fast diffusion of market size for agricultural product e-commerce. Purchase motivation in internet shopping mall was shown to be the reason of convenience rather than confidence degree for agricultural product consumers. Consumer satisfaction factor of agricultural product internet shopping mall can be distinguished by confidence in service quality, diversity of products, delivery and customer support, and security. The result of this research will help us understand the determination factor of consumer satisfaction and their intention about internet shopping, while finding out what consumers expect from internet shopping when purchasing agricultural products.

  • This study is to investigate the impact of emotional intelligence of online shopping mall call center counselor on customer orientation. The SPSS 25.0 ststistics program was applied for the empirical analysis 148(87.05%)of 170 copies are used for final data analysis. The implications of results are as follows. First, use of emotion, a subfactor of emotional Intelligence, has shown to have a significant positive effect on customer orientation. Second, other's emotional appraisal, a subfactor of emotional Intelligence, has shown to have a significant positive effect on customer orientation. Third, self emotional appraisal, a subfactor of emotional Intelligence, has shown to have a significant positive effect on customer orientation. Fourth, regulation of emotion, a subfactor of emotional Intelligence, has shown to have a significant positive effect on customer orientation.

A study on the outbound call center optimization (아웃바운드 콜센터 최적화를 위한 사례연구)

  • Recently, the rapid development of internet and information technology has led to rapid changes in many industries. One of the most rapidly developing industries is the call centers. Almost all public institutions, financial institutions including insurance companies, and shopping malls, many call center staffs are proceeding with the consultation. However, lack of call center staffs is leading to a lot of customers complaints. The function of outbound call centers such as promotion and sale of products is also arising some problems due to insufficient number of consulting staffs. In this study, we propose the call center model for maximizing the rate of call connection time and suggest the best way of call centers model to be the channel distributions using the data mining techniques.

  • 공용 주차장, 공항, 호텔, 쇼핑센터 등 로컬 회스폿 서비스들을 이용자의 별도 개입 없이 자동으로 제공받게 하려면 텔레매틱스 로컬 핫스폿 서비스에 대한 미들웨어가 필요하다. 본 논문에서는 이 미들웨어에 홈네트워크의 UPnP 미들웨어를 적용 제안하고 홈네트워크와 텔레매틱스 환경에서 UPnP의 차이점을 기술한다. 텔레매틱스 로컬 핫스폿 서비스 시나리오를 기술하고 UPnP의 서비스 발견에 대한 영향을 평가한다.

  • These days cities are in the stage of inter-competition and emboss the placeness which they have. The marketing is emphasized for urban regeneration in backward cities and the dominant position in the urban competition. This study focuses on the place marketing with potential factors which the places have. In addition, this study intends to research the marketing through showing centers and the method to commercialize the places with the factors to success, Planning-Group, Place Identity and Place Image, and Public-private Partnerships, in the case of the Dongdaemun Market. Finally, the study intends to show politic significance for preferable objects of place marketing for the network of the fashion-cluster, differentiation of the rapid productivity, the foreign information centers, the dongdaemun sewing association, and the merchant association as the consequence of comparable analysis.

  • 우루과이 라운드(UR)의 협상이 체결된 후 한국의 유통시장에서는 편의점, 할인점, 쇼핑센터, 무점포판매 등 다양한 소매업태가 생성되었고, 그러한 소매업태의 발전은 매출액, 종업원수, 매장면적의 증가율에서도 괄목할 만한 성장을 보이고 있다. 본 논문에서는 이러한 소매업태의 생성과 발전 과정에서 존재하고 있는 법칙을 찾는데에 초점을 맞춰 기존의 소매업태의 발전 이론의 논리적 특징과 전개방향을 검토하였다. 기존의 연구 성과를 검토한 결과, 1960년부터 최근에 이르기까지 소매업태 발전의 다양한 패턴을 설명하는 포괄적 이론을 제시하고 있지만 그러한 연구 결과는 개념적인 틀의 제시에 머물고 있고, 경험적 연구로의 발전을 보이고 있지 않았다. 그 이유에 대해서는 두 가지를 들 수 있다. 첫 번째, 소매업태에 대한 정의의 불명확함이다. 두 번째, 소매업태의 격 올림을 촉진시키는 내부 요인에 대해서는 논의하고 있지만, 격 올림한 소매업태가 시장에서 수용될 것인지에 대해서는 고려하지 않고 있다는 점이다. 따라서, 이 두 가지 연구 과제를 해결하는 것이 앞으로 소매업태의 생성·발전 이론을 체계화하는 데 관건이 될 것으로 생각된다.

윤리적 갈등과 관련된 소매점 판매원의 특성에 관한 실증적 연구

  • 본 연구는 판매원이 업무를 수행하면서 경험하게 되는 윤리적 갈등과 관련을 지니고 있는 개인적 특성에는 어떠한 것들이 있는가를 살펴보는데 그 목적을 두고 있다. 이를 위하여 판매원의 개인적 특성에 따른 윤리적 갈등정도를 백화점과 쇼핑센터에서 판매업무를 담당하고 있는 판매원 332명을 대상으로 하여 실증적으로 고찰하였다. 수집된 자료를 분석한 결과에 의하면 윤리적 의사결정상황에서 판매원들이 경험하는 윤리적 갈등정도는 성별, 연령, 교육수준, 근무경력에 따라 다른 것으로 나타났다. 구체적으로 윤리적 의사결정 상황에서 남성이 여성에 비하여 윤리적 갈등을 보다 많이 경험하고 있는 것으로 나타났으며, 대졸이상의 학력을 지닌 판매원이 그렇지 않은 판매원에 비해 윤리적 갈등정도가 높은 것으로 분석되었다. 그리고 연령에 따른 윤리적 갈등정도에 있어서는 21세 미만과 26세${\sim}$31세 미만의 집단이 유의적인 차이를 보여주었으며, 근무경력에 있어서는 1년 미만의 판매원 집단과 1년${\sim}$5년 미만, 그리고 1년 미만과 5년 이상${\sim}$10년 미만의 판매원 집단이 다른 것으로 나타났다.

The Distribution System and the Spatial Characteristics of Sales for the Internet Shopping Mall : In the Case of a Company Based on an Off-Line Presence (인터넷 쇼핑몰의 유통체계와 상품판매의 공간적 특성 : 오프라인을 기반으로한 업체를 사례로)

  • The purpose of this paper is to clarify the distribution system and the spatial characteristics of sales for the internet shopping mall on the basis of its off-line presence. The distribution system of this internet shopping mall is divided into the goods selection process and the product delivery process to consumers according to the function and role of the distribution center which is performed by cooperative companies. The internet shopping mall uses a different distribution system from the off-line department store, outsourcing the delivery process to door-to-door delivery companies in order to reduce costs and to increase the speed of delivery. Sales in the internet shopping mall are concentrated in the delivery unit area where the main office is located. Accordingly, in the case of the internet shopping mall based on an off-line presence, the mail-order business does not fully overcome the limitations arising from space. Also, the main factors influencing the value of sales, according to the area, are the number of women aged 20 to 49 and the distances involved.
