현상설계 - 신투리지구 아파트

  • 서울시 도시개발공사에서는 도시주거환경 개선 및 저소득 국민에게 저렴한 양질의 주택보급을 위하여 신투리지구 아파트 설계경기를 시행, 지난 6월 9일 발표하고 시상식을 가졌다. 이번 현상설계는 지난 2월 1일부터 적용하도록 돼있는 건설부고시 현상설계 지침에 의거 실시된 것으로 그 공정성이 인정된 것으로 알려졌다. 본지에서는 이번 현상설계의 심사내용과 당선작 중 A지구 동인ㆍ우양건축안(최우수작)과 서울건축안(우수작), B지구 영지ㆍ성보ㆍ송현건축안(최우수작)과 꾸메ㆍ우림건축안(우수작){을 게재한다.

Effect of the Trend fo Civil Complaint and Apartment Price at Management System of Floor Noise at Houses (층간소음 관리시스템이 민원저감과 아파트 가격에 미치는 영향)

  • 본 연구는 현재 사회문제화 되고 있는 층간소음 피해 실태조사 분석을 통하여 적용 가능한 층간소음 분쟁의 예방을 위한 효율적인 관리시스템을 개발 적용하였다. 설문조사 분석결과, 층간소음의 주요 발생 원인으로 아이들 뛰는 소음과 어른 걷는 소음이 55% ~ 75%로 가장 심각한 소음원으로 나타났으며, 소음 피해시간대는 저녁(18시~22시) 시간대는 50% ~ 65%로 가장 높게 나타났으며, 야간(22시~ 06시) 시간대는 26% ~ 45%범위에 있는 것으로 분석되었다. 층간소음관리시스템 적용 전 후의 민원저감효과 분석결과, 전라도 광주는 100%, 대구시는 87.5%, 서울의 경우는 83%, 경기도는 71% 순으로 나타나, 평균 약 85% 이상의 민원 저감효과가 있는 것으로 나타났다. 층간소음관리시스템 적용 전 후의 아파트 가격 변화 분석결과, 적용된 아파트의 경우는 평균 17.23백만원 상승한 반면, 미적용된 아파트는 0.55백만원 하락한 것으로 평가되었다.

The Conversion Trend of Jeonsei to Monthly Rent Contracts and Its Major Characteristics: The Case of Three Gangnam Districts' APT Rental Market in Seoul (임대차 시장의 월세화와 주요 특성에 관한 연구: 서울시 강남 3구의 아파트 시장 사례)

  • This study empirically analyzes the recent conversion trend of Jeonsei to monthly rental contracts in the APT rental market and its major characteristics for three Gangnam districts using the real transaction Jeonsei and monthly rent prices data over the period of 2010.12 to 2015.4. The results show that in terms of deposits and substitutability the conventional apartment is more efficient than those of the reconstruction apartment. Moreover, monthly rental contracts are closely related with the movement of short-term interest rates. Given the same type of apartment, the result drawn from the substitutability between Jeonsei and monthly rental contracts reveals that the monthly leasing contract with the lower rate of deposit tends to have the higher conversion rate of Jeonsei to monthly rent. Thus, an urgent measure should be taken that the burdens of tenants with monthly rent contracts could be alleviated according to the rate of deposits.

  • Due to Seoul city population growth, urbanization and industrial structure change, apartment type factory was introduced. The purpose of this study, by analyzing the relationship between land shape of apartment type factory and privately owned public space, draw the elements to increase publicness. Draw land shape and private owned public space layout plan elements with advanced research and analysis through cases. As a result of analysis, land shape of the square and the front-side connected arrangement of the privately owned public space are good for the increase of publicness, rectangular land shape good that front-side connected arrangement and front-back arrangement, to consider in terms of user identification and access via the link should be good.

A Hedonic Valuation of Urban Green Space in Seoul, Korea (공원일몰제 시행과 도시녹지 서비스에 대한 서울시민들의 선호측정: 아파트 실거래 기반 헤도닉가격접근법을 적용하여)

  • This study is to apply Hedonic Price Method in analyzing residents' preferences for three types of urban green space (UGS, rivers, urban parks, and forests) near the apartment complexes in Seoul. Based on hedonic price function estimation results, residents in Seoul preferred for the urban amenity that was provided by the view and accessibility (in terms of both within 10 minutes and distance) of rivers and urban parks near the apartment complexes, but not forests. The annual benefits calculated using the shadow prices are about 550~600 thousand won for the urban park views and about 800 thousand won for the accessibility, which is 2-3 times higher than river views and accessibility. On the other hand, forest views and accessibility did not have significant effects on apartment prices, except the view of Bukhan mountain for the residents of Gangbuk area. Based on the empirical results, Seoul residents' preferences for urban parks would have important implications for the urban park sunset program that will be initiated from July 2020.

The Color Palette for Planning Exterior Colors of the Apartment in Seoul Area (서울지역 아파트 외장색채 계획을 위한 색채팔레트)

  • Apartment exterior colors have an important effect on the images of cities and communities. Therefore planning the apartment exterior colors have to proceed systematically and synthetically based on the theoretical background. In this research, the first step is to investigate the apartment exterior colors which is located around the Han River in Seoul. And the second step is to survey the images of the S construction company in Korea. The results of this study are as follows: 1. The trends of apartment exterior colors on the basis of 1996 are showed differently. Bright and high saturation colors are more used after 1996, and divers color combinations are more tried than before. 2. Common customer Has positive images about the S construction company such as young, fresh, confidence and smart. Also they want the other images such as comfort, ease and coziness. 3. Two color combination palettes were proposed in this research. The first color combination is blue and yellow which is based on the dear and smart images. And the second color combination is green and orange which is based on the comfort and ease images.

재건축 평형 배정

  • 재건축 아파트 시장에서는 재건축 이후 신축되는 아파트의 평형 배정과 관련한 법원 판결이 나와 눈길을 끌었다. 서울고등법원은 기존의 큰 평형을 가진 조합원이 재건축 이후 평형을 우선적으로 선택할 수 있는 권리를 갖도록 한 경기 과천시 주고 3단지 재건축 조합의 관리처분계획이 무효라고 판결해 파장이 일고 있다. 이미 평형 배정을 끝낸 재건축 단지의 줄소송이 예상된다.
