Economic Analysis of a Residential Ground-Source Heat Pump System (단독주택용 지열원 열펌프 시스템 경제성 분석)

  • Because of their low operating and maintaining costs, ground-source heat pump(GSHP) systems are an increasingly popular choice for providing heating, cooling and water heating to public and commercial buildings. Despite these ad- vantages and the growing awareness, GSHP systems to residential sectors have not been adopted in Korea until recently. A feasibility study of a residential GSHP system was therefore conducted using the traditional life cycle cost(LCC) analysis within the current electricity price framework and potential scenarios of that framework. As a result, when the current residential electricity costs for running the GSHP system are applied, the GSHP system has weak competitiveness to conven- tional HVAC systems considered. However, when the operating costs are calculated in the modified price frameworks of electricity, the residential GSHP system has the lower LCC than the existing cooling and heating equipments. The calculation results also show that the residential GSHP system has lower annual prime energy consumption and total pollutant emissions than the alternative HVAC systems considered in this work.

  • Environmental problems and the shortage of natural resources are currently gathering more attention in Korea and international countries. With these problems, it is reported that most current domestic buildings are emitting approximately 138 million tons of greenhouse gas. According to a recent report from the investigation of Korean housing population, the total number of households is approximately 12.9 millions, and the apartments that were built more than 15 years ago amounted to 3.1 millions. This shows that the rates of old apartment housings are increasing. Therefore, it is necessary to consider the deteriorated facilities and environmental improvement. Also, the construction industry is benefited by improving these housings which may need either remodeling or reconstruction. Environmental friendly buildings are a rising consideration for remodeling and reconstruction projects; it helps to determine many business matters in construction. The main purpose of this research is to improve environmental condition in apartments with comparison analysis between remodeling and reconstruction alternatives. This research is focused on characteristics of remodeling and reconstruction and it sets up the same condition with each level in order to evaluate the value of environmental friendliness and analyze its definition. The result of this research provides a unique emitting rate at a novel framework and this will cause the reduction of $CO_2$. It is analyzed that the remodeling construction can reduce the great amount of $CO_2$. Therefore, it will be a good decision guideline in selecting the most eco-friendly alternative to improve environment for building construction. Although reconstruction is a popular alternative nowadays in Korea, this research can provide a reason why decision makers should put more emphasis on remodeling as an environment-friendly alternative.

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Seoul metropolitan area households. The main results of this study are as follows. Firstly, residential location factors most preferred by Seoul metropolitan area households are accessibility of public transportation, followed by security and living environment. Therefore, we can see Seoul metropolitan area households prefer amenity and quality of life as residential location factors. Secondly, according to the results of AHP by age and household income, the residential location factors Seoul metropolitan area households prefer are different by age and household income. Thirdly, according to the results of comparative analysis between the case of Seoul metropolitan area and Daegu Gyeongbuk households, Seoul metropolitan area households more prefer safety and quality of life, on the other hand, Daegu Gyeongbuk households more prefer investment value of housing.

  • Purpose: At the moment, a lot of poor older people live in permanent rental housing in Korea. But many rental apartments are not suitable for elderly living because most of them have many problems related to the lack of accessibility and adaptability for older people with physical and mental disabilities. So it is necessary to upgrade the old permanent rental housing for convenience of elderly living. The purpose of this paper is to construct basic data for remodeling of worn out and small rental housing block in order to realize the concept of "Aging in Place". Methods: Questionnaires and interviews about elderly living have been conducted on 104 elderly who live in Suwon Wooman permanent rental apartment block which was constructed 21 years ago. From the collected data, dining pattern, inconvenient area, small area, satisfaction level on unit area and demand for unit expansion type have been analysed in order to find out the direction for remodeling of permanent rental apartment unit. Results: The problems of existing permanent rental apartment can be summarized into improper laundry space, small dining area, inconvenient bath and so on. According to the family size, the elderly resident has the different preference about the expansion type of his resident unit. Big families usually want to enlarge their living unit though they pay for additional monthly rental fee. Implications: Lifetime home concept adopting Universal Design has to be applied to the whole residential block especially to the social rental housing. And this concept had better be expanded to Lifetime neighbor design.

  • This is a comparative study that shows the overall environmental impacts from concrete structures when different compressive strength of concrete applied to structural systems having the same reference flow with different durability. A total of 24 MPa, 40 MPa and 60 MPa cases is analyzed to define the characteristic using end-point perspective LCA methodology including the stages of production, construction, maintenance and disposal. As results, global warming, non-renewable energy and respiratory inorganics problems are the major issues for assessing environmental impacts of concrete products.

  • The importance about the maintenance consideration of the building has a great impact and regarding the life continuation of the building the many interest is becoming intensively. The housing lot of the heart of urban at the capital region has insufficient recently and the construction of the ground complex building in solution for the insufficiency is increasing at the rapid pace. The ground complex building is brings the maximization of land use from inside the site, but maintenance consideration phase is caused by administration cost share and administration bound limit where person is concerned for a many problem point it contains. The objective of the present paper is that the building is maintain an efficiency initially and is improve in order to develop guide line for a maintenance consideration improvement from design phase. According as literature research and question research is enforce, the paper is escape problem point the maintenance consideration and is bring up guide line for the architectural plan field and the maintenance consideration improvement of the building. Status of Economics Analysis Using LCC in Turn-Key Project : Focus on Landscape Architecture (설계시공일괄발주(턴키) 설계에서 LCC를 활용한 경제성 분석 실태: 조경분야를 중심으로)

  • In this article, I would like to analyze the conditions in applying the LCC method for each construction type by selecting 10 apartment complexes among the Turn-key projects which have been ongoing for the last 5 years. In addition, this article will identify the problems to the application of double landscape architecture and suggest improvement measures. Among the 10 case targets, a total of 151 LCC analyses were conducted, and the average application ratio placing for each construction type was shown in the following order: architecture (34.4%)> electricity (21.2%)>machine (18.5%)>civil engineering (13.2%)>landscape architecture (12.6%). As numbers show, landscape architecture was the lowest. The ratio of LCC reduction amount was shown in the following order: machine (32.1%)> architecture (23.9%)>electricity (23.4%)>civil engineering (17.5%)>landscape architecture (3.1%). The field of landscape architecture had a reduction amount that was about 5 to 6 times lower than civil engineering which had a similar number of LCC analysis cases. The total LCC analysis items of landscape architecture was 19, including 15 double packing material, 1 building covering, 1 grass planting, 1 planting infrastructure, and 1 facility. The following measures were suggested to promote LCC analysis in landscape architecture: first, set an analysis item that considers the construction expense ratio of landscape architecture; second, legal regulation of landscape architecture and expansion of its application; third, prepare VE/LCC standards which are suitable for landscape architecture.

  • The aging process in this country is underway at the fastest pace compared to those of the leading countries. On the other hand, preparing for retirement funds is more difficult than before due to the impact of slow interest rate and slow growth. The purpose of this study is to examine the necessity of providing various financial services in preparation for the future aging era. After analizing the various materials and utilizing a survey of the bank employees and the general public, we have found the followings. The replacement rate of this country, 55%, is much lower than the suggested level of World Bank, 75%. Also, the pension ratio in the income after retirement of this country is much lower compared to those of the States and Japan. The most people who participated in the survey needed ₩2,000 - ₩2,990 thousand for monthly living expenses after retirement. For the retirement funds, the higher the age the higher proportion of savings deposits they want, and the lower the age the higher proportion of insurance and pension products they want. Based on these analyses, the necessities of developing financial life planning which includes both financial and non-financial sides, retirement funds management according to age, revitalization of housing pension and developing diverse retirement funds are suggested.

  • Korea's baby boomers constitute a quarter of the population structure, and they are now faced with super-aged era represented by the life expectancy of 100 years. Since this generation who played a leading role in economic growth of the country has needs for active participation in society and continuous economic activities based on the healthy bodies, sufficient wealth and desires for cultural consumption, it is called 'active seniors' as a new demographic class differentiated from the conventional elder generation. This study was intended to investigate housing needs of baby boomers as preliminary seniors in Seoul with the highest residential density of the baby boomers through a bottom-up process from the perspective of consumers, and to select the findings as criteria for residential complex plans. The analysis results showed that 'social accessibility' was most highly valued among baby boomers in Seoul, and 'medical accessibility' was determined to be the second most important factor. Other items such as 'convenience of living' and 'spatial cognition' were ranked as the least important factors. These findings suggest that the life style of baby boomers in Seoul is very similar to that pursued by active seniors in terms of life cycle, and it is determined to be a characteristic as a niche for housing needs different from the one found in conventional elder generation.

  • Construction industry throughout the construction projects life cycle using BIM is able to manage information. Among them, BIM-based quantity take-off is directly connected to the data of the construction business as an important management element that is essential for one of the management factors of feasibility study and economic analysis. In addition, the result of BIM-based quantity take-off can be varied depending on modeler, so the exact guideline for BIM modeling is necessary. The BIM-based quantity take-off in terms of reliability and accuracy of the information is very important. Therefore, this study verified the BIM modeling of the apartment interior materials using both separate object and composite object was validated the quantitative comparison of the difference in BIM-based quantity take-off for accuracy & reliability judgment of BIM-based quantity take-off and realistic & desirable suggestion of BIM modeling way. As the result of this study, it is preferable to model various interior materials to use separate object for the purpose of correct BIM-based quantity take-off, but the realistic way of the BIM modeling using both separate object and composite object jointly was verified in order to judge BIM-based quantity take-off in terms of work productivity.
