An Analysis of Locational Characteristics and User Behavior of Neighborhood Parks in Central Business District (중심상업지역 근린공원의 공간적 입지특성과 이용행태 분석)

  • The user behaviors in the parks around the commercial area may have different characteristics in comparison with the behaviors in typical neighborhood parks because they may be affected by nearby commercial facilities. The purpose of this study is to explore the characteristics of park users'behavior considering adjacent environments in the neighborhood parks located in central business district of Daegu and to suggest improvements and complements for the construction of new parks and remodeling current parks. According to the results, the land values were high and the percentage of deteriorated buildings was low around Gukchae Reward Movement Memorial Park and 2.28 Central Memorial Park. However, the commercial facilities were entirely declined along with a drop in land values around Gyeongsang-gamyeong Park and old people used this park more than young people. In terms of the purpose of park use, users of three parks had indirect behavior patterns related near commercial facilities rather than using directly park facilities and the age groups of park users were similar to the user groups of nearby commercial facilities. Also, the determinant factors of satisfaction with park use were varied depending on the difference of age groups of park users and park characteristics. Therefore, it is necessary to consider the effects of user age groups according to the changes of environment around parks for the construction and organization of parks.

  • The purpose of this study is to search for location potential in Busan metropolitan city and to support decision-making in land use policy. As basis work for the analysis of the location potential, we build rank-map database by using the 11 index. And then by using rank-map, we carried out the location potential ($P_i$) analysis. As a result, we found that many commercial use located in Rank 1 to 2. Also, Rank 4-7 must be made an un-commercial use in assignment of land use zone. These data can be effectively used for land use plan in Busan metropolitan city as the basis data.

  • The aim of this study is to analyze the general satisfaction of the commercial areas near Cheonan central bus terminal and the rail-station and to extract various environmental factors of the city center which give effect to the user satisfaction of commercial area. As the result of the analyses, the environmental factors of the city center make a difference between the commercial areas of Cheonan central bus terminal and of the station in the aspects of user satisfaction. The user satisfaction of the commercial areas is appeared highest in 'comfort of walking environments' and 'convenience of commerce business transaction' which were environmental factors of the city center. For reactivation of the commercial area near Cheonan rail-station are needed improvement of walking environments and relocation of facilities as complex mall and bank etc.

  • Dark and desolate underground parking spaces in commercial facilities are optimal spaces for crime. First, this study reviewed 15 precedent CPTED guidelines and related literatures, and as a result extracted 45 CPTED planning criteria for underground parking facilities. Secondly by field survey, we investigated six parking spaces in commercial facilities whether they were planned properly based on 45 checklist items, in six categories of CPTED principles. In result, target facilities showed average 46.8% relevance ratio, which means less than a half of 45 items of CPTED planning factors were not applied. Guidelines suggest desirable illuminance level of more than 100 lux, however the measurement of illuminance levels in some parking spaces showed below 50 lux. Relatively department stores were keeping CPTED guidelines better than large discount mart and mixed used facilities. Definition of territory of loading dock and customer area should be clarified, clear signage and color scheme in different zones should be represented with higher level of territorial responsibilities and surveillance in mixed used facilities for further improvement.

  • Commerce has been taking a part of important on composing structure and system, having been started with simple role on exchange goods. In this point, We can say that commerce is the condensation of life based on understanding human cultures. Commercial center has been changing on a form as well as a function all through the history, following the changes of society. The attentional point is that there are always entertainment factors and have the relationship with space of the building in constant The purpose of comsume is not only just for a product but also enjoy consuming time and space. Most people have concentration spending their free time city where they live. This study identify the entertainment factors for a commerce an entertainment center.

An Analysis of Locational Characteristics and Business Change in the Commercially Gentrified Residential Areas in Seoul, Korea (서울시 상업 젠트리피케이션 발생 주거지역의 입지적 요인과 변화특성 분석)

  • This study examines the locational characteristics and change of business type in the residental areas that have commercial gentrification issues in Seoul, Korea, using the logistic regression model. The analysis results indicate that the gentrification occurrence areas are strongly associated with low-density and old residential areas. In addition, those areas are more likely to have great accessibilities to highway ramp, subway station, colleges, and other facilities that attract people. Regarding the characteristics of the road, gentrification occurrence areas are associated with longer road length, lower rate of road areas, higher local integration of road network, and higher rate of three-way intersections. This finding indicates that low-density and old residential areas with organic road networks have strong links with commercial gentrification. This study also finds that the business type has been substantially changed from 2006 to 2014 in the commercially gentrified residential areas. While the coffee shops and drinking places have been increased, but neighborhood-living facilities have been decreased. This study also shows that the business life-cycles of drinking places or Korean restaurant are getting short. Finally, this study discusses the commercial gentrification issues and policy implications in the residential districts in Seoul, Korea.

  • Large scale composition facility gives in commerce and space structure effect. therefore, this study will estimating locational value of the commercial facilities by separating space analyze to the topological property, predict a pattern and distribution of passenger's routes through the space syntax on the basis of analysis about the topological property which quantitatively using a estimating tool. Moreover, this study should suggest some of present issues at the aspects of inside city plan and design fitting the internalization of street for propelling efficient the locational strategy.
