Design of a Real Estate Knowledge Information System Based on Semantic Search (시맨틱 검색 기반의 부동산 지식 정보시스템 설계)

  • The apartment' share of the housing has steadily increased and property assets have been valued in importance as the one of asset value. Information retrieval system using internet is particularly active in the real estate market. However, user satisfaction on real estate information system is not very high, and there is a lack of research on real estate retrieval to increasing efficiency until now. This study presents a new knowledge information system developed to consider region-related factor and individual-related factor in the real estate market. In addition it enables a real estate knowledge system to search various preferential requirements for buyers such as school district, living convenience, easy maintenance as well as price. We made a survey of the search condition preference of experts on 30 real estate agents and then analyzed the result using AHP methodology. Furthermore, this research is to build apartment ontology using semantic web technologies to standardize various terminologies of apartment information and to show how it can be used to help buyers find apartments of the interest. After designing architecture of a real estate knowledge information system, this system is applied to the Busan real estate market to estimate the solutions of retrieval through Multi-Attribute Decision Making(MADM). Based on the results of the analysis, we endowed the buyer and expert's selected factors with weights in the system. Evaluation results indicate that this new system is to raise not only the value satisfaction of user, but also make it possible to effectively search and analyze the real estate through entropy analysis of MADM. This new system is to raise not only the value satisfaction of buyer's real estate, but also make it possible to effectively search and analyze the related real estate, consequently saving the searching cost of the buyers.

  • In this study, market orientation affects the real estate transaction and about the various parameters examined, the real estate transactions, market orientation and intensity of competition in the market upheaval and the impact was seen on the results can be summarized as follows. First, market orientation and about the relationship between real estate transactions were examined. Each variable of customer satisfaction information generation, information dissemination, information was used for the reaction.   • Recently, the proportion of housing lease has been increasing to an overwhelming level in line with the increase of single-person households and the change in the form of housing. In the normal case, the use of rental-type housing is subject to a housing lease agreement through a licensed real estate agent. In the event of a transaction conclusion, licensed real estate agent shall issue a contract containing the personal information of the lessee, the renter, and the licensed real estate agent to the transaction party. In this case, it is necessary for the lessee to provide the contract to a third party. This paper analyzes relevant laws and regulations and the status of housing transactions, focusing on personal information processed between offline housing lease agreements. And when issuing a contract through IRTS, we propose a way to protect personal information by providing a third party in three forms: information Data Subject-based, Purpose of usage-based De-identification, and Certificate of Contract.

Measuring Purchase Price of Apt. Complex Household (아파트 가격조사를 위한 측정방법)

  • A usual method to measure purchase price of apt. complex household is to survey the minimum and the maximum purchase price. However, this method may cause some bias when we are to estimate the average purchase price of a apt complex household. In this paper, we suggest a new measuring method, which inquires the general purchase price in addition to the minimum and the maximum purchase price. A survey result executed on some realtors shows that the proposed measuring method is an applicable and reasonable one.

Resident Preference Trends and Perceptions Regarding Royal Floors in High-rise Housing - Questionnaire Survey from Residents and Realtors of One through Four of the Jamshil Redeveloped Apartment Complexes - (아파트 로열층에 대한 선호도 변화 및 인식 특성에 대한 연구 - 서울 잠실재건축단지 거주자 및 부동산중개업자 설문조사를 중심으로 -)

  • Although the term royal floors is broadly used in high-rise housing, it is hard to find any clear scholarly definition of this term or any in-depth study exploring people's perceptions of it. This study reviewed ongoing discussions about concepts and definitions regarding royal floors, collected opinions from high-rise housing residents and realtors about the term, and compared the opinions of these two groups. First, the statistically analyzed results verified five main factors affecting people's perceptions of royal floors: locational characteristics (i.e., daylight, view, orientation), 2) price characteristics (i.e., premium, price increase level, number of houses on urgent sale), 3) best location of apartment building (i.e., location within a neighborhood, unit size), 4) architectural characteristics of apartment complex (i.e., size of complex, housing type, size options of units), and 5) personal characteristics of respondents (i.e., personal concepts of the meaning of housing, lifestyles). Results from the analysis showed that realtors perceived strong relationships between royal floors and 1) locational and 2) price characteristic factors, while residents perceived strong relationships between royal floors and personal preference as well as three factors from the five identified above: 1) locational, 2) price, and 4) architectural characteristics. Third, in defining royal floors in a building, the past rule of 1/4 is no longer effective. Instead, the rule of 1/n has become more prevalent (i.e., 1/6 to 1/8). Fourth, royal floors can be defined as the 15th to 25th floors in a 30-story high-rise housing structure based on the agreement of 50% of residents and 70% of realtors.

  • This study aims to improve the openness of administrative data and to make extensive use of it in the academic and policy development, analyzing the quality requirements as the users' view of administrative data using statistical purposes. Conducted the exploratory analysis on the case of the Transaction-based Price Index of Housing, applying the administrative data of Realestate Transaction Management System in Korea, based on Denmark's 7 quality indicators for the statistical use of administrative data. According to the results of this study, the administrative data could improve the efficacy of the policy by facilitating the collection of the statistical data which help analyzing the actual market situations. On the other hand, the data have some constraints in adding the required items to producing the statistics, or improving the timeliness problem, due to the characteristics focused on the civil service.

  • In terms of loan transactions, mortgage volume secured by housing in Korea is the most important market share. Hitherto housing finance policies are treated as a kind of property pricing policy. So it is time to import financial systems on behalf of the mortgage loan consumers like a mortgage broker. A mortgage broker is an intermediary that brings a borrower and a creditor together to obtain a mortgage loan. The broker takes the application, performs a financial and credit evaluation, produces documents, and closes the loan. Especially mortgage brokers present themselves as specifically acting in the interest of the consumer by shopping on behalf of the consumer for the best product that meets the consumer's needs and financial circumstances. The paper investigates the economic role of mortgage broker, foreign systems focused on USA, UK, Japan, and characteristics of Korean housing finance markets. Finally the paper provides policy recommendations about Korean mortgage broker system composed of licensing type, uniform professional practice standard, educational requirements.
