1920년대 이후 돈화문로 일대 도시한옥주거지의 형성과정과 특성 - 봉익동, 권농동, 익선동, 낙원동을 중심으로 - (The Formation Process and Characteristics on Hanok Residential Areas around Donhwamun-ro)

  • Bongik-dong, Kwonnong-dong, Ikseon-dong and Nakwon-dong are areas around Donhwamun-ro in Seoul. These residential areas began to be developed collectively from the 1920s and the construction period was the fastest among hanok residences collectively formed in urban center. At that time, houses were developed with high density. In the 1920s, many medium-sized plots of less than 3,300m2 were distributed around Donhwamun-ro. Private developers such as Jeong Se-kwon(Konyangsa), Shin Tae-jong, and Yoon Heung-rim, who were active at the time, purchased medium-sized plots. Developers sold out the land directly or after constructing Hanok on the divided plot and then selling them. This method of developing hanok residences by private developers in the 1920s have influenced on hanok residences which began to be developed after the 1930s. Currently, many urban Hanoks still remain in areas around Donhwamun-ro. The initial aspects of the hanok development in the 1920s could be grasped through blocks, plot division, alleys, row house Hanok etc around Donhwamun-ro.

  • 근대기 동서양의 많은 도시들은 역사유산을 도시발전을 저해하는 장애물로 생각하고 개발 또는 개선의 대상으로 삼아왔다. 특히 급격한 개발과 성장을 경험했던 도시에서 개발과 역사유산의 보존은 서로 상충될 수밖에 없는 문제로 인식되었다. 우리 주변의 도시들은 끊임없이 변하고 있으며 변화의 과정에서 많은 역사와 기억을 잃어버리곤 했다. 그럼에도 불구하고 우리는 정체성을 잃지 않으면서도 지속가능한 도시발전의 방법을 모색하기 위해 부단히 노력하고 있다. 그 이유는 지속가능성은 도시의 생명력과 밀접한 관련을 갖기 때문이다. 대한민국은 근대기 유래를 찾아보기 힘들 정도로 급격한 도시화, 산업화를 겪었다. 이러한 격랑 속에서 유무형의 자원이 도시로 집중되고 개발로 이어지는 순환이 반복되었다. 하지만 더 이상 과거와 같은 도시개발은 삶과 역사가 조화롭게 공존하는 지속가능한 도시를 만드는데 한계를 드러내고 있다. 이제 과거와 현재 그리고 미래가 공존하는 도시에서 지속가능한 개발이 어떻게 전개되어야 하는지 생각해 봐야할 시점이 되었다. 그렇다면 우리 도시의 미래는 어떤 모습이고 주거지는 어떻게 변화될 것인가. 이를 위해 본 글에서는 근대기 급격한 변화를 겪었던 한옥주거지와 성곽마을의 변화를 살펴보았다. 과거 우리 주변에서 흔하게 볼 수 있었던 한옥은 불과 얼마 전까지만 하더라도 낙후된 주거유형으로 인식되어 쉽게 재개발의 대상이 되곤 했다. 성곽마을 역시 마찬가지였다. 그러나 현재 이들 오래된 주거지는 도시의 역사와 공존하며 지속가능한 주거지로서의 가능성을 재평가받고 있다. 즉 재생을 통해 도시의 역사 및 정체성에 기여할 수 있는 잠재력을 인정받고 있다. 이러한 의미에서 한옥주거지와 성곽마을 변화를 살펴보는 것은 우리에게 시사하는 바가 크다. 세계적인 역사도시들은 근대기 이후 급격한 산업화와 도시화의 격변 속에서도 역사유산을 온전히 지켜왔다. 그로인해 도시에 담긴 다양한 역사적 증거와 유무형의 가치를 지킬 수 있었다. 역사유산을 보존하는 것은 물리적 형태를 유지하는 것뿐만 아니라 그 속에 담긴 다양한 역사문화적 가치를 계승하고 이러한 가치를 시공간을 뛰어넘어 함께 공유하는 것이다. 도시는 역사성, 집단성, 현실성을 가지며 삶과 밀접하게 연결되어 있다. 따라서 물리적 형태 및 환경이 사라지면 그 안에 담긴 내용도 함께 사라지고 단절된다. 우리의 정체성을 형성하기 위해서는 역사유산을 보전하면서 도시의 생명력을 유지하는 지혜가 필요할 것이다.

북촌 튼ㅁ자형한옥의 유형연구 (Typomorphological Study on Open-rectangular plan Hanok in the Traditional Urban Housing Neighborhood of Bukchon, Seoul)

  • Open-rectangular plan Hanok is one of the major types that compose the urban tissues of Bukchon, a typical traditional residential area in Seoul. Through the comparison of the cadastral map of 1912 and the aerial photograph of 1962, the paper has given the outline of the and the distribution of Open-rectangular plan Hanok at Bukchon. And the paper defines the characteristics of Open-rectangular plan Hanok at Bukchon as followings. First, Open-rectangular plan Hanok at Bukchon is the mutated type of Open-rectangular plan Hanok in Kyong-gi Province. Second, the composition and characteristics of Bakat-chae and outer-courtyard have been changed through the adaptation itself to the compact lots of urban neighborhood. Third, the composition and characteristics of An-chae has not been changed except the inner corner bay, that gives the lights and view to An-bang through the window. And the comparison and observation of four examples, the paper defines the identities of Open-rectangular plan Hanok at Bukchon. The partial transformation comes from the conflicts and adjustments with the structure of alley and the topographical condition of lots.

서울도심부 도시한옥주거지의 입지와 특성 (The Location and Characteristics of Urban Hanok Area in the Downtown of Seoul)

  • This study was aimed at analyzing the location and the characteristics of the Urban hanok tissues that were formed in the downtown since 1920s. Focusing on the relationship between roads and lots, the developing process and the typological characteristics are examined. Through dividing the large and medium lots of the aristocratic families and on the hilly area near the Seoul City Wall, various shapes of urban hanok tissue were evolved. The urban hanok tissues developed before 1936 locate on the downtown sites, while those developed after 1936 locate on the hilly sites. The location of the tissues were identified in the upper area of Jong-no street. The former is composed of small size lots divided into average area $104.4m^2$ with the narrow alleys of about 2.0m width, while the latter is composed of medium size lots divided into average area $131.54m^2$ with the alleys of about 4.0m width. Moreover the structures of the tissues were evolved based on the developing period and the site condition. The typological characteristics were defined as the four patterns categorized with the bilateral concepts of alley's form and of alley's spacial feature.

도시형한옥 주거지의 블록구획과 주거평면의 관계에 관한 연구 - 익선동 166번지 사례를 중심으로 - (A Study on the Relationship between Urban Block Division and Unit Plans of Korean Modern Traditional Style Houses - Focused on the Ikseon-Dong 166 -)

  • Ikseon-Dong 166 is one of the traditional urban resident area developed during 1930's. The purpose of this research is to analyze the structural relationship between a conventional housing unit plans and modern block plans based on orthogonal geometry. To fully explore the selling point of the new urban development, the planner or real estate developer in private sector did not abandon or compromise the conventional house layouts, consists of single layer of rooms keeping the main room facing south. This study concludes the following factors connecting the urban and architectural plans. Oblong block plans following east-west direction did not allow the southern exposure of courtyard and main room, which was the absolute requirement for traditional house units, the longer side of block plan followed north-south direction as a result. Considering the possibility of rent, having entrance at the east or west side of individual site enables two separate household maintain their spatial privacy. In addition to the factors mentioned above, when the blocks are to be divided into individual addresses, north-south oblong block plans maintained the length to face the front road minimum while the southern exposure maximized. These factors explains why the private developers maintained their blocks elongated to north-south direction when the block plans laied out by public sectors which did not care that much of southern exposure show random orientation in the view point of solar exposure.

  • Korean urban traditional housing abandoned by the social apathy promptly disappearing form our sight, or ruining. It tells that the strategies we are using today are impossible to fulfill socio-economic needs of residents here. So it needed to find out the strategies which can change this place better to live in. Consolidating the street parking lots fer cars can be one of the important solutions to the area. By using cul-de-sac, after setting up small unit of communities, we will have chance to have a small public space, and at the same time it can help to set up our tradition of people's intimacy inside the community. Most people have their own cars, and the need of parking lots becomes more serious. So, a meeting place like public well in the past must replace parking lots. On the other hand, it is important to re-consolidate existing land to obtain appropriate land size for other uses. Today, the use of private space (house, private lots, etc..)and public space(streets, local offices) is very important. NIMBY (Not In My Back Yard) attitude should also be reconsidered. All these negative social aspects come from negative social relationship, thus we should consider them with care and deep understandings. The traditional housing of Korea should not be abandoned as slum, but this should be transformed in terms of the conservation since it is superior in its ecological and energy conservation aspect.

서울 가회동11번지 도시한옥주거지의 필지형성과정 연구 (A Study on The Process of Land-dividing of Urban-Hanok Area in 11 Gahoe-dong, Seoul)

  • Urban-Hanok emerged as a result of urbanization of Hanok in the modern period. In particular, Urban-Hanok has been mass-produced from the early 1920s, when the population is concentrated in cities, until the middle. Large-scale development by the professional developer has been developed in large-scale land rather than individual client because housing shortage was serious problem. 11 Gahoe-dong was made in 1935-36 is representative Urban-hanok area of Bukchon. It was formed through division of large-scale Land in 1930's. In the 1930's, the large-scale development projects of Urban-Hanok was triggered by the two events. One is Land Investigation Project performed by the Japanese government to capitalization of property, another is the pro-japanese bought the large scale-land in Gahoe-dong at bargain price from The Japanese government. Each lot has still a topographical characteristics such as land-dividing quality, the way of development, characteristic quality of urban-tissue. 11 Gahoe-dong, Urban-hanok area was developed two ways. First, development have been adapted to the topography. The lots have reflected topographical conditions such as land cutting area, a retaining wall, land-diving was maintaining the original topography almost. Second, it was street oriented development. The lots have developed sequentially along the street. So, the lots's shape and size is different each. For this reason, this area distribute various type of Hanok.
