A Study on the Direction of Residential Environment Improvement through the Residents Survey in Long-term Public Rental Housing (장기공공임대주택 주민의식조사를 통한 주거환경개선방향 설정연구)

  • The residential environment of old and deteriorated public rental housing has been improved for preventing house deterioration through the facility improvement projects during the recent three years. The purpose of this study is to check the effect of applied facility improvement projects through a survey to residents on the significance degree of improving the residential environment and the satisfaction degree of current residential environment. Moreover, this study aims to draw out the direction of the residential environment improvement. At first, for this purpose, a survey to the residents of old and deteriorated public rental housing in the country was conducted. In addition, the mean value analysis on the satisfaction degree and significance degree was done, and the factor analysis was conducted for the distinction between types of items. As a result, 29 items of residential public space for residential environment improvement were divided into six factors and 28 items for generation of each units were divided into four factors. The mean value of the satisfaction degree and significance degree was compared. In conclusion, the design direction of environment improvement projects in the future was suggested with the result of the survey.

  • 북한의 식량 상황이 악화된 근본적인 원인은 생산 주체에 대한 인센티브 부족, 농업환경을 보면 경작지 면적이 전체 20% 정도로 낮고, 무상기일이 135-180일로 짧으며, 토양의 비옥도 저하, 삼림파괴로 인한 토양 유실증가, 가뭄, 홍수, 태풍과 같은 자연 재해가 계속되고 있다. 농업 구조적인 요인들로는 농업에 투입되는 에너지 부족(연료, 비료, 농약, 전기 등), 농업 기계화율 정도가 높았으나 노후화에 따른 예비 부품 부족으로 인한 활용률의 저하, 양질의 종자확보 부족, 갖추고 있는 관개 시설의 노후화로 인한 관개시설 활용과 관수 효율의 저하, 농산물 수확 후 수송과 저장 과정에서 손실증가 등을 들수 있다.   • Because of the gravitation of population toward large cities, a number of masonry buildings have been constructed since 1960's. They have been rapidly deteriorated as time passed by. Therefore the purpose of this paper is to present basic data on timeworn masonry buildings which were managed by the Jung, Mapo and Dobong district in Seoul Metropolitan and to analyse their deterioration factors as well as interrelation. Through this study, masonry buildings have many problems with foundation and crack is the most effective to deterioration. Also, the store buildings are the weakest structure type and the structure grade have an interrelation with occupancy type mere than any other factors.

  • The concrete structures are hardly ever built under ideal conditions. So many defects may occur for a various reasons such as unsuitable and defective materials, construction methods, poor workmanship, particular structural form and prevailing weather conditions. Some structural form can greatly increase the risk of occurrence of defects. Therefore we investigated the actual condition of the deterioration factors for reinforced concrete apartment, which was composed of 85 apartments with various building ages in different regions with five evaluation the deterioration factors of apartment building to establish the overall evaluation system of deterioration degree for reinforced concrete apartment in Korea.

  • Bridges are important transportation infrastructure, but they are subject to damage and cracking due to various environmental factors and constant traffic loads, which accelerate their aging. With many bridges now older than their original construction, there is a need for systems to ensure safety and diagnose deterioration. Bridges are already utilizing structural health monitoring (SHM) technology to monitor the condition of bridges in real time or periodically. Along with this technology, the development of intelligent bridge monitoring technology utilizing artificial intelligence and Internet of Things technology is underway. In this paper, we study an edge system technique for predicting bridge safety using fast Fourier transform and dimensionality reduction algorithm for maintenance of aging bridges. In particular, unlike previous studies, we investigate whether it is possible to form a dataset using sensor data collected from actual bridges and check the safety of bridges.

  • 내무부 통계에 의하면 83년도 전국 화재발생 건수는 7,725건이며 이중 전기로 인한 화재는 전체의 28.3%인 2,186건으로 화재발생 원인 중 가장 많은 비율을 차지하고 있다. 그 요인은 전기소비량의 증가에도 있겠지만 전기시설의 노후화와 전기설비 기계기구의 유지관리 부실 및 부주의에 많은 원인이 있다고 본다. 따라서 전기사고가 화재의 원인이 될 수 있는 사항을 중심으로 전기원리와 사고대책을 언급함으로써 전기화재에 대한 이해의 도모와 아울러 전기화재 예방에 보탬이 되고자 하였다.

  • In this study, existing apartments were examined to find the building elements which affect deterioration of the apartment. Data was analyzed with frequency, and discriminant analysis by SPSS/PC package. According to the results, the deteriorating factors in the apartment were greatly affected by maintance and residents experience in immediate life inconvience and discomfort.

  • The maintenance expenses of public rental housing have drastically been increased as facilities become obsolete. As an effective means of managing such a situation, accurate estimating of maintenance expenses and securing financial resources are crucially important. It, therefore, is necessary to analyze major factors affecting on maintenance expenses of public rental housing's facilities, and develop an effective instrument to estimate them. On the other hand, the U.S.A, where approximately 60 percent of public rental housing's operating costs are supported by the state, has already developed an effective tool to forecast operating costs based on several years' actual data. As a result, public rental housing has been operating with a reasonable level. However, there have been no remarkable researches and studies in this field in Korea. In this context, this study attempts to examine principal determinants of maintenance expenses of public rental housing's facilities, and their influence based on the latest five years' actual operating costs. This study may contribute to develop an objective and precise tool to forecast maintenance expenses of public rental housing.

  • 548 thousand apartment houses of Seoul has been used over 15 years and remodeling is available. It is 42% of the overall apartment houses currently and it is assumed to increase to 800 thousand in 2015. The maintenance work is divided to reconstruction and remodeling. Due to the regulations of the government, expansion remodelling has been the most considered alternative. However, 75% of the extension remodelling, yet, are in the preliminary phases. Thus, this study suggests factors hampering the vitalization of extension remodelling and solutions for each factor by means of Delphi analysis method.

  • The existing research on the damage detection method for building structures has considered the damages from the excessive loadings such as the earthquake. However, the structural performance of building structures could be reduced due to the deterioration based on the chloride, carbonation during the long-term time. Thus, to effectively manage the healthiness of structures, the deterioration influences on the structures should be checked. In this study, the corrosion of rebars by the chloride is considered as the deterioration factor. To consider the structural performance reduction of the corroded rebars, the yield strength, cross-sectional area, rupture strain of rebars and the compressive strength of cover concrete based on the corrosion level are estimated. These properties of rebars and cover concrete are used for the procedure to evaluate the structural performance reduction of structural member level and the building level. The moment-curvature analysis is performed to evaluate the structural performance reduction of structural member level. Also, the eigenvalue analysis and the pushover analysis are performed to investigate the natural period and mode shape and the strength and deformation performance of buildings, respectively.
