After the IMF bailout, the Environment of Domestic Construction Industry had changed dramatically Therefore the IMF, Domestic Construction Firms are secured by the government regulations and some traditional Practices. However, due to the following reasons: a decrease in public works, an increase in uncertainty of market prediction, the change of bid system, and increase in construction firms, recently the competition among construction firms has became keen. Under the serious competition, In order that medium-size construction firms survive in the construction market, it is need to establish the strategy that could increase productivity. In order to establish the strategy, firstly, construction firms should set up an appraisal standard of construction firms. This paper propose a suitable appraisal standard that construction firm's strategy establish in environment change of the construction industry.

New town development project which has manifold operations is usually on a large scale and its spin-off spreads widely. Although international new town development market is widely increasing, new town development market in Korea is now decreasing. Thus, Korean public new town development company which has a lot of business experiences in local new town development market is now facing the necessity of making a foray. This study had a Focus Group Interview with people who experienced in international construction market to set up the core factors of international new town development market. After that, Importance Performance Analysis and Content Analysis were performed with questionnaire to determine the present condition of Korean public new town development company.

Project Financing (PF) is a financing method, executed based upon the projected profitability from a project itself instead of relying on the credit rating of project sponsors or any type of collateral. However, most financial institutions of Korea lacks the long term profitability assessment capability, and they prefer to acquire credit reinforcement from the construction companies in the form of the guarantor or debt argument commitments. As a result, PF contingent liabilities as an indirect debt, are burdened to the construction companies. Even though the PF contingent liabilities are not supposed to be part of the financial statements, they became a mandatory disclosure items since 2009. In this study, PF contingent liabilities were studied to indicate how they were correlated with construction firms' financial ratios. Construction firms were grouped by their credit rating and each group was compared in order to analyze PF contingent liabilities' impact on the financial condition of the company in terms of liquidity, liability, and stability.

대한민국을 대표하는 기업!!! ''삼성전자''. 대한민국 국민이면 대부분 인정할 것이다. 그럼 대한민국의 물류산업을 대표하는 기업은? 한진, 대한통운, 현대택배, 범한 등등 우수한 기업들이 많이 거론될 것이다. 그러나, 이들 기업이 우리나라 물류를 대표한다고 하기엔 아직 성급한 면이 있다. 노무현 정부가 들어서면서 동북아 물류중심국가 건설을 위한 종합물류기업 육성을 표명한바 있다. 우리나라에도 외국의 페덱스, DHL, UPS와 같은 글로벌 종합물류기업을 육성하자는 것이다. 그럼, 국제적기업인 페덱스, DHL과 같은 기업을 육성하기 위해 우리나라에서는 어떻게 하면 될까? 다양한 의견이 물류전문가로부터 제시되고 있으며, 추진중에 있지만, 국내에 있는 모든 물류기업을 글로벌 종합물류기업으로 육성하는 것은 다소 무리가 있을 것이다. 그럼, 자생적으로 성장하여 글로벌 종합물류기업이 될 업체는 어떤 업체일까? 이에 본지는 최근 12월 결산법인 기업 중 물류 관련기업을 대상으로 손익계산서상의 매출액과 당기순이익을 기준으로 페덱스와 같은 기업으로 성장할 수 있는 업체를 분석해 보았다. 국제적 물류기업으로 성장할 기업을 재무제표만으로 평가하는 것이 다소 억지가 있지만 외형적 규모를 비교해 보고자 한다. 여기에서 거론된 40여개 기업들은 물류관련업체중 지명도가 다소 있는 기업이지만, 이들 기업이 물류기업을 대표하는 것은 아니다는 것을 밝히며, 여기에서 제외된 우수한 물류기업도 많이 있다는 것을 미리 밝혀둔다.

As the international construction market is rapidly expanding, Korean contractors have the need for having new leading businesses for their sustainable growth and high performance. Thus, this research tried to explore new leading businesses with two questions: 'What can be the new leading businesses?' and 'How can Korean contractors implement new leading businesses?' To this end, based on Porter's five forces framework and the resource-based view (RBV), we first derive three evaluation criteria (possibility of market entry, possibility of profit earning, and possibility of value-added earning). Next, we developed a framework for business evaluation which considers external market condition, internal competitiveness, and spin-off effects toward domestic market. Based on the framework, we defined green-energy plant, environmental plant, desalination plant, nuclear power plant, new urban development, and high-rise building as new leading business. Then, we selected green energy plant, environmental plant, and new urban development for the purpose of prior occupation of the market, consolidation of the competitiveness, and expansion of the ripple effect, respectively. Finally, we deduced market entry strategies for each business by investigating experts' opinions.

중동지역을 필두로 하여, 국내건설사들은 시공분야에서의 높은 경쟁력을 바탕으로 매년 놀라운 속도로 해외 플랜트 EPC 건설시장에서의 점유율을 높여 나가고 있다. 2012년에는 전 세계 건설시장의 8.1%를 점유하며, 이탈리아를 제치고 역대 최고인 세계 6위의 건설 강국으로서의 면모를 과시하기도 하였다. 그럼에도 불구하고, 그간 수주 자체를 목적으로 한 저가입찰 등과 같이 리스크를 간과한 무리한 수주는 폭탄의 뇌관을 건드리는 격이 되었고, 결국 2013년 일부 대형 건설업체들은 해외 사업장에서 대규모 손실을 경험하였다. 이와 더불어, 해외 대규모 EPC 플랜트 사업의 수주금액이 급증하여 한 개의 사업에서 발생되는 손실이 기업의 총체적 경영에도 큰 영향을 미칠 수 있게 됨에 따라, EPC 플랜트 건설사업의 잠재 손실의 원인을 최소화하고 건설사들의 지속적인 성장을 가능하게하기 위해서 리스크를 효율적으로 관리해야 하는 필요성은 더욱 증가하였다. 따라서, 본 연구에서는 해외건설시장 중, 중동지역에서 EPC 형태로 발주되는 발전플랜트 건설사업의 리스크 요인들을 발굴하고, AHP (Analytic Hierarchy Process) 기법을 사용하여 리스크 요인들 간의 우선순위를 정량적으로 도출하여, 국내건설사들이 중동지역의 EPC 사업수행 현장에서 효율적으로 리스크를 관리할 수 있도록 도움을 주고자 하였다.

The adoption of Environmental, Social, and Governance(ESG) practices in domestic construction firms is predominantly driven by major corporations. These companies not only publish reports on their ESG management but also engage in a meticulous process of identifying key issues and setting priorities. This process entails an in-depth evaluation of the severity of various issues and the gathering of insights from experts in the field. Interestingly, a comparative analysis of ESG assessments for construction companies, both domestically and internationally, reveals significant discrepancies in outcomes. These differences stem from the varied evaluation methodologies and criteria employed by different assessing bodies. Addressing this gap, our study proposes a suite of strategies aimed at bolstering ESG management within the construction sector. We advocate for enhanced policy support and financial backing, especially targeting small and medium-sized enterprises(SMEs) to facilitate their engagement in ESG practices. A critical step forward involves the standardization and transparent disclosure of ESG evaluation criteria, tailored to reflect the unique aspects of the construction industry. Moreover, the standardization and publication of ESG assessments for subcontractors are essential, equipping them with the necessary tools for effective ESG management and evaluation. Given the global nature of construction projects, particularly those commissioned by the European Union in regions like Africa and East Asia, adherence to ESG standards is imperative. Our long-term vision includes the development of a comprehensive database detailing ESG regulations and their impacts, segmented by region and country. This repository will serve as a valuable resource for companies venturing into international construction projects.

올해 해외건설 수주액이 1/4분기도 채 지나기 전에 100.5억불을 기록하며 100억불을 돌파했다. IMF 위기 이후 침체를 겪었던 해외건설은 2004년 이후 회복기에 들어서 2005년 109억불, 2006년 165억불을 기록한데 이어 2007년에는 398억불을 기록하며 300억불 시대를 개척하는 등 사상 초유의 호황세를 이어가고 있는 중이다. 국토해양부는 우리기업의 수주경쟁력과 현재의 중동.아프리카 등 산유국의 발주량 확대 등의 세계 건설시장의 호재 등을 고려할 때 올해 400억불 이상의 수주를 무난히 달성할 것으로 전망하고 있다. 이러한 해외건설의 수주 성과는 국제 수지표 기준으로 서비스 수출 품목 중 단연 최고이며 상품수출액과 견주어도 반도체, 자동차, 조선 등 주력 수출품과 어깨를 나란히 하고 있다. 이렇게 고성장을 달리고 있는 해외건설은 침체된 국내 건설경기의 타개책으로 건설업계가 해외에 눈을 돌리면서 더욱 활발해지고 있다. 설비건설업계도 40여개 업체가 해외에 진출해 있다. 특히 플랜트공사의 경우 원도급으로 수주를 받을 정도로 활발한 수주활동을 벌이고 있다. 이에 따라 본지는 해외건설에 진출해 있거나 혹은 진출 예정인 회원사의 업무에 도움이 되고자 해외건설 현황 및 해외공사 수행을 위한 현지 여건 분석 및 수행절차, 해외건설협회 보고 절차, 해외건설 회원사 현황 등을 특집으로 게재한다.

Domestic construction companies are interested in finding a larger market abroad because of declining the amount of orders placed and competing the amount of orders received. Recently, the Development project including the finance offer by builder is becoming more common and broad in the flow of the world market in construction from underdeveloped countries to the advanced countries. If the construction companies revitalized because of being active in the Middle East market don't appropriately cope with the situation, they will be probably depressed. The support policies helped revitalization of the development project are examined in this study. The purpose of this study is basic data how to be influenced by the situation of market abroad, policies revitalized development project and extending market. The policies revitalized development project and the relationship of many variables near the market abroad are analyzed applying the System Dynamics as hopeful market abroad which have a circumstance finding a larger market.
