Analysis on the Application Possibility of Building Registers for Update of Digital Map (수치지도 갱신을 위한 건축물대장의 적용가능성 분석 : 건물레이어의 속성정보 갱신을 중심으로)

  • 수치지도가 제 때 갱신되지 않으면 그 정확성과 신뢰도가 떨어지는 것은 당연하다. 본 연구에서는 이 문제를 고민해보고자, 아직 연구가 미흡한 실정인 수치지도 속성부분의 갱신에 있어 건축물대장의 적용가능성을 건물레이어를 중심으로 분석하고자 하였다. 이를 위해 먼저 수치지도 건물레이어의 속성정보와 건축물대장의 항목들을 살펴보았다. 그 다음, 두 자료 간 연관성을 분석하고, 건축물대장을 이용한 갱신 가능 항목을 선정하였다. 최종적으로는 건축행정정보시스템의 건축물대장동별개요 테이블을 참조하여 갱신 관리 데이터베이스를 설계하였다. 본 연구는 수치지도와 건축물대장의 갱신가능 속성항목을 대응시키는 실제적인 방법론 대신 건축물대장의 적용가능성을 분석해 본 것으로, 허가받은 건물만이 존재한다는 건축물대장의 특성상 수치지도의 모든 건물도형을 갱신하지 못하는 한계점을 가진다.

Current Status and Directions of Databases to Measure Housing Stock: The Case of Architectural Information System, Seoul (주택재고 산정을 위한 기초자료의 현황 및 개선방안: 서울시 건축정보시스템을 중심으로)

  • 적실하고도 신뢰성 있는 주택정책을 수립하기 위해서는 주택관련 기초자료 및 그에 따른 주택정책지표의 정확성, 정밀성, 시의성이 전제되어야 한다. 본 고에서는 서울시 주택재고산정을 위한 현행 인구주택총조사, 건축물대장(AIS), 과세대장, 주택특성조사 등 기초자료의 현황 및 문제점을 분석하고 개선방안을 제시하였다. 특히 서울시가 보유하고 있는 가장 기본적인 자료라고 할 수 있는 건축물대장자료를 이용한 주택재고 산정문제에 각별한 비중을 두었다. 분석 결과, 각 기초자료별 현행 주택재고 산정기준에 따를 경우, 서울시 소유 거래기준 주택수는 대략 219만${\sim}$232만호에 걸쳐있는 것으로 나타났다. 자료에 따라 주택수가 차이가 나는 이유는 주택의 범위, 분류체계, 산정기준, 원천데이터의 오류 누락 등 수많은 원인에 의한 것인데, 본 고에서는 이들 문제점에 대한 비교분석을 실시하였다. 건축물대장 등은 서울시가 주택 등 건축물 재고파악을 위한 가장 기초적인 자료임에도 불구하고, 이를 이용하여 주택재고를 정확하게 산정하는 것은 자료에 대한 대대적인 정비를 거치기 이전에는 사실상 불가능한 것으로 사료된다. 개선과제로서, 단기적으로는 현행 건축물대장의 주택재고산정방법을 개선할 필요가 있고, 중장기적으로는 기초자료의 구조변경과 데이터정비, 업무정비, 표준 주택분류체계 마련 등이 필요하다. 또한 주택보급률 100%를 눈앞에 두고 있는 상황에서 주택의 양적 지표뿐만 아니라 질적 지표를 지원할 수 있도록 기초자료의 활용성 제고방안이 마련되어야 할 것이다.

  • Building related information is one of the most important framework data for the management of local government. However, building related registers have its own characteristics and problems, it have limitation to be used as an important data. Those situations are obstacle for the efficient and scientific urban management in the information era. This research focused on three aspects first, analyzed characteristics and problems of building related registers, second, set the direction to improve accuracy of building related information, and finally suggested solution to improve the accuracy of building information according to its problem type. This research contributes to set detail guideline to improve building related information, which could be immediately used in local government for the systematic urban management.

  • The purpose of this study is to evaluate the urban land used by the Urban Land Use Information System (ULIS) which can supply the micro-level land usc information for the understanding of micro-level urban spatial structure and district-level planning and managements(such as urban design, redevelopment planning and district-level transportation planning, etc.). The study evaluates the current situation of urban land use database and suggests the prototype of urban land use database using GIS. The planning and management of post-modern city which has characterized by diversity and the mixture of land use, need more detail and quantitative information about land use. Recent redevelopment and reconstruction of existing physical condition are increasing the density of activity. It raises urban problems such as the shortage of infrastructure and traffic congestion, etc. In this process we need to construct information system which monitors current land use situation.

  • 수치지도는 제작 과정뿐만 아니라 갱신 및 검수 작업도 정확성과 최신성을 유지하기 위해 매우 중요하다. 하지만 항공사진과 현지측량을 통한 기존의 갱신 방법은 짧은 주기로 변하는 현실 세계를 충분히 반영하지 못한다는 한계를 갖고 있어 수치지도의 최신성을 유지하기 위한 효율적인 새로운 갱신 방안이 요구된다. 이를 위해 인터넷건축행정시스템(e-AIS)의 건축도면과 건축물대장정보를 이용하면 신축, 개축, 증축 등이 수시로 일어나는 건물에 대해 수치지도의 갱신을 위한 신속하고 효과적인 대안이 될 수 있다. 본 연구에서는 건축도면에서 추출된 공간 정보와 건축물대장에서 취득된 속성 정보를 이용하여 수치지도의 건물 레이어를 갱신하는 방법을 제시하였다.

Representation of Population Distribution based on Residential Building Types by using the Dasymetric Mapping in Seoul (대시메트릭 매핑 기법을 이용한 서울시 건축물별 주거인구밀도의 재현)

  • The aim of this study is to represent the residential population distribution in Seoul, Korea more precisely through the dasymetric mapping method. Dasymetric mapping can be defined as a mapping method to calculate details from truncated spatial distribution of main statistical data by using ancillary data which is spatial data related to the main data. In this research, there are two types of data used for dasymetric mapping: the population data (2010) based on a output area survey in Seoul as the main data and the building footprint data including register information as ancillary spatial data. Using the binary method, it extracts residential buildings as actual areas where residents do live in. After that, the regression method is used for calculating the weights on population density by considering the building types and their gross floor areas. Finally, it can be reproduced three-dimensional density of residential population and drew a detailed dasymetric map. As a result, this allows to extract a more realistic calculating model of population distribution and draw a more accurate map of population distribution in Seoul. Therefore, this study has an important meaning as a source which can be applied in various researches concerning regional population in the future.

A Study on Registering Buildings Into LIS (건축물을 토지정보시스템에 등록하는 방법의 연구)

  • In this study, we investigated 3 methods for precise registration of buildings into LIS. They are : 1. using digital topographic maps, 2. using registered building maps, 3. cadastral surveyings on sites. The first method was found that it hardly met required precision, and the second one was also lack of precision because of unmatched actual buildings with registered ones and many unregistered buildings. The last method produced the most precise results, although it required laborious cadastral surveyings on sites. Considering the importance of building registration as it shows the ownerships of properties, the third method was thou인t to be desirable.

  • Representation of building internal space is an active research area as the need for more geometrically accurate and visually realistic increases. 3 dimensional representation is common ground of research for disciplines such as computer graphics, architectural design and engineering and Geographic Information System (GIS). In many cases CAD plans are the starting point of reconstruction of 3D building models. The main objectives of building reconstruction in GIS applications are visualization and spatial analysis. Hence, CAD plans need to be preprocessed and edited to adapt to the data models of GIS SW and then georeferenced to enable spatial analysis. This study automated the preprocessing of CAD data using AutoCAD VBA (Visual Basic Application), and the processed data was topologically restructured for further analysis in GIS environment. Accuracy of georeferencing CAD data was also examined by comparing the results of coordinate transformation by using digital maps and GPS measurements as the sources of ground control points. The reconstructed buildings were then applied to visualization and network modeling.

  • Recently, due to COV ID-19, many people are spending most of their time indoors. So, there is a rising interest on the indoor air quality in the field of building construction. The main sources for the indoor air pollution are human indoors activity, building materials, living supplies and the polluted air from outdoor. The Korean government has designated 17 indoor air pollutants including fine dust, total airborne bacteria, fungi and carbon dioxide, etc.. Most people are always exposed to assorted bacteria and molds in our daily life, because indoor environment for human, moderate temperature are humidity, it is favourable to the growth of most of bacteria and fungi. Pine needles have an antibacterial effect against bacteria and fungi. In this study, the antibacterial activity against bacteria and fungi was tested by cement matrix using pine needle extract. As a result, the cement matrix using pine needle extract showed antibacterial activities against bacteria, but in the case of fungi, it did not show antifungal activity.

  • The proportion of buildings over 30 years old in Korea has increased, from 29.0% in 2005 to 37.8% in 2019. These old buildings were built during a time in which there was a lack of building-related safety standards in areas such as fire safety performance. Worse, during their years of use, many such old buildings have had illegal changes and extensions made, making them more vulnerable in terms of safety. Fire safety investigations are being conducted to prevent large-scale disasters in multi-use buildings, but no investigation has been conducted at the regional district level, where small-scale old buildings are concentrated. Therefore, to identify fire risk factors in the old building district where old buildings are concentrated, the composition characteristics of the buildings were first analyzed. To examine the spatial characteristics of old building districts in order to derive fire risk factors, the results of this analysis based on the structure, use, roof type, and year of approval for use are as follows. It was found through our analysis that as of the date of approval for the use of the building, the main structure of the building has the greatest impact.
