본 연구는 서울지역 아파트 거주자를 대상으로 거주자의 주거환경 만족도, 인구통계학적 특성과 주거형태에 따른 주거환경 만족에 차이, 그리고 주거환경 만족도간에는 상관관계가 있는지를 알아보고자 하였다. 이를 위해 서울지역 아파트 거주자 500명을 대상으로 2009년 9월 1일부터 2009년 9월 20일까지 조사를 실시하여 자료를 수집하였다. 수집된 자료는 SPSS를 이용하여 빈도 백분율, 평균, 표준편차, t-test, ANOVA, Duncan Multiple Ranger's Test 등을 계산하였다. 본 연구의 결과는 다음과 같다. 첫째, 서울지역 아파트 거주자의 주거환경만족도는 중간이상의 수준을 나타냈으며, 사회환경 중 단지질서 만족도가 가장 높았다. 둘째, 거주자 변인에 따른 시설환경 만족도는 유의한 차이가 있었다. 셋째, 거주자 변인에 따른 근린, 사회환경 만족도는 유의한 차이가 있었다. 4) 주거환경 만족도 변수상호간에는 주택환경 만족도와 단지 내 환경 만족도, 단지 내 환경 만족도와 관리상태 만족도간 밀접한 상관관계가 있었다.

The purpose of this study is to analysis for maintenance satisfaction of Apartment Building residents in Bundang. For this purpose, questionnaire survey about the level of maintenance satisfaction of Apartment building residents and condition of management. and secondary statistical analysis the important factors which influence the degree of residence maintenance satisfaction. The results of this study are as follows : the maintenance satisfaction of Apartment building residents high correlation with satisfaction of residence. and outsider entrance control level and the head of superintendent's office integrity gives high influence on maintenance of Apartment Building.

주거환경에서 거주자의 '시각만족(residents' satisfaction with visual appearance)은 더 큰 추상적 개념인 '주거만족'(residents' housing satisfaction)과의 밀접한 인과적 관련(Francescato et. al., 1979) 때문뿐만 아니라 인간 기본 욕구 중의 하나인 미적 욕구의 충족과 관련되어 있다는 점(Chin, 1991)에서도 중요시 되어야 할 이론적 개념이다. 본 연구에서는 거주자의 시각만족을 종속지표로 보고, 다양한 영향 가설변수들과의 인과 적 관련도를 경로분석(path analysis)을 통해 검증하고 있으며, 어떤 변수 가 어떤 이유(경로)로 또는 얼마만한 크기로 거주자의 시각만족에 영향을 주는 가가 중점적으로 토의된다. 한국의 6개 대단위 주거단지로부터 다단 계표집 방법과 설문면담 방법을 통해 646명의 응답이 수거되었다. 분석의 첫 단계로써, 다수의 설문문항을 본 연구의 가설 변수로 집약하기 위한 요 인분석(factor analysis)이 사용되었고, 요인 분석으로부터 추출된 변수들간 의 인과적 관련도를 검증하기 위해 최종적으로 경로분석이 사용되었다. 본 연구의 결과를 요약해 볼 때, 본 연구의 가설 변수 대부분이 최종 종속변 수인 거주자의 '시각만족'에 유의한 인과 영향을 보이는 것으로 나타났으 며, 구체적으로 '시각적 무질서'(visual disorder), '시각적 단조로움'(visual monotony), '단지 과밀감'(development crowding) 등이 부정적 영향을, '시 각적 매력'(visual attractiveness)과 '인근 자연녹지의 존재'(presence of nearby natural environment)등이 긍정적 영향을 미치는 것으로 파악되었 다. 그 외에도 '옥외공간이용 편리'(outdoor or recreation convenience)와 ' 이웃만족'(satisfaction with neighbors), 그리고 '주거환경 유형'(building type, building arrangement type)등도 유의한 인과적 관련을 보이므로써, 기존 문헌들이 제시하고 있는 것보다 훨씬 다양한 변수들이 다양한 경로를 통해 거주자 시각만족의 영향인자가 될 수 있는 가능성을 제시하고 있다. 가설 변수의 하나인 '길찾기의 난이 정도'(difficulty of way-finding)와 종 속변수간에 유의한 관련도가 나타나지 않은 이유로 길찾기 변수가 '시각만 족'보다는 거주자의 '안전만족'(safety)과 관련된 변수일 가능성도 아울러 지적되었다. 본 연구의 결과로부터, 주거 계획 및 설계분야 그리고 추후 관 련 연구 분야를 위한 여러 제안들이 제시되었다.

본 연구에서는 객관적 환경지표와 그에 대한 인간의 주관적 반응간 의 인과적 관련도의 중요성이 강조된다. 좀 더 구체적으로, 거주자의 주관 적 반응인 주거만족과 객관적 환경지표의 하나인 주거환경유형들(건물유형 과 건물배치유형)과의 인과적 관련도가 본 연구에서 중점적으로 토의된다. 한국의 6개 대단위 공동주택단지가 본 연구의 대상지로 선정되었고, 표본 추출시 건물유형과 건물배치유형을 고려한 다단계 표집방법(multistage sampling)이 사용되었다. 설문면답방법(modified structured survey)에 의해 646명의 처리 가능한 응답이 수거되었다. 인과모형 검증의 첫 단계로서 다 수의 설문문항을 원래 관심있는 소수의 변수로 정선, 추출하기 위한 방법 으로 요인분석이 사용되었다. 요인분석으로부터 정선, 추출된 변수를 이용 해서 본 연구의 가설모형이 정립되고, 그 모형을 검증하기 위한 방법으로 경로분석이 사용되었다. 분석결과를 요약해 볼 때, 건물유형과 건물배치유 형 모두가 거주자의 지각, 인식, 태도 등의 적절한 매개변수들을 통해 거주 자의 주거만족에 유의한 영향을 미치는 것으로 나타났다. 건물유형은 일반 적으로 저층주거에서 고충주거로 바뀌면서, 거주자의 주거만족에 부정적인 영향을 미치고 있음이 확인되었고, 고층주거가 거주자에게 주는 시각적 단 조로움, 과밀감, 그리고 주차장을 포함한 옥외공간 이용상의 불편들과 또 그들로 인한 낮은 안전성 및 경관에 대한 불만족 등이 그 이유로서 밝혀졌 다. 건물배치유형의 경우, U자형의 배치유형이 선형배치유형에 비해 과밀 감 해소, 시각적 명료성 향상, 그리고 옥외공간 이용상의 편리 등 및 또 그 에 따른 경관에 대한 만족의 향상 때문에 거주자의 주거만족을 높이는 데 유리한 것으로 나타났다. 주거와 관련된 설계 및 계획분야를 위한 여러 다 양한 제안들이 본 연구에서 제시되고, 추후 관련 연구들을 위한 가능성들 도 토의되었다. 그 유용성 때문에, 아직 많은 이론적, 방법론적, 그리고 분 석상의 문제에도 불구하고, 객관적 환경지표들과 이용자들의 만족을 포함 한 다양한 주관적 변수들과의 관계를 경험적으로 밝히려는 시도가 계속되 어야 할 것으로 사료된다.

The aim of this study is to analyse housing satisfaction among residents of different types of public rental housing-permanent, national, and happy housing-following the integration of housing types upon the full-scale supply of integrated public rental housing. By identifying key factors that influence residential satisfaction, our goal is to inform the planning of public rental housing complexes and derive policy implications. The study focuses on analysing discrepancies in residential satisfaction among residents of different types of public rental housing and comparing the factors influencing this satisfaction. Microdata from the Ministry of Land, Infrastructure, and Transport's 'Housing Situation Survey' in 2021 is utilized for analysis, employing one-way ANOVA and binomial logistic regression methods. Empirical analysis reveals variations in residential satisfaction levels between residents of permanent and national rental housing, with national rental housing residents exhibiting higher satisfaction. The influencing factors of overall condition satisfaction are consistent for permanent and national rental residents but differ for happy housing residents. Additionally, the influencing factors of overall residential environmental satisfaction vary across all three housing types. Nonetheless, common factors across all types include housing noise and facility accessibility, highlighting their significance in complex planning. Subsequent studies may involve time series analysis to assess changes in influencing factors over time.

The major findings are as follows : (1) Preference of large space of apartment dwelling is still prevailing. The older people have the tendency to prefer orientation to vista. (2) Among environmental factors of livingroom, size is mostly ranked higher than vista and orientation. Result of higher ranking of vista than orientation can be explained with the change of life cycle and patterns based on social environmental change and development of environmental control systems. (3) The highest concern about interior design is targeted to livingroom, and quality of finish materials is preferred at the highest.

본 연구는 근린환경에 대한 거주자의 인지도를 파악하고, 현재 거주하고있는 지역의 근린환경에 대한 만족도를 조사하여 앞으로의 주거이동 성향이 어떻게 나타날 것인가를 예측해보는데 그 목적이 있다. 측정도구의 신뢰도계수($Cronbach's\;\alpha$)는 0.865이며, 분석방법은 빈도, 평균, $x^2$ 검증, t-검증, 일원변령분석 요인분석, 피어슨의 상관계수, 중다회귀분석, 다변량판별분석을 사용하였다. 연구결과는 첫째 '입지성' 속성에 대해 거주자의 인지와 만족이 가장 긍정적이었고 '쾌적성 및 정체감' 에 대해 가정 부정적이었다. 둘째 근린환경 인지도가 높을수록 부인의 교육수준이 높을수록 주거소유권이 자가이고 상가주변지역에 살고 있는 거주자들의 근린환경에 대한 총 만족도가 높게 나타났다. 셋째 거주기간 총 만족도, 주거용도 지역, 주택규모, 소득수준이 주거이동 성향을 판별하는 변인으로 나타났다.

The statistical analyzing of environmental-friendly planning elements is getting important because it is getting concerned with the change of residential types and environmental friendly housing. However, in terms of the high-rise residential complex, paper about green building rating system and research about residential satisfaction to residents are lack. Therefore, this paper is analyzing of impotentness and satisfaction about housing subdivision, inside of building, facility, and maintenance. In addition, residential satisfaction(satisfaction, loyalty, preference) and impact relationship of environmental-friendly planning elements are analyzed by PLS structural equation. To sum up, first, improving of green building rating system in housing subdivision is impacted on loyalty if satisfaction was fulfilled. Second, increasing of environmental-friendly planning elements in inside of building is impacted on loyalty if both satisfaction and preference were fulfilled. Third, providing of green building rating system in facility and maintenance is analyzed as preference, but satisfaction hypotheses is not valued.

본 연구의 목적은 최근 건설된 노인전용 조합주택으로 입주한 노인가구를 대상으로 거주자 측면에서의 주거환경 평가이며, 아울러 미국 조합주택에 대한 이해를 도모하고자 한다. 설문지를 통해 수집한 자료는 빈도와 백분율 회귀분석을 사용하여 분석하였으며, 총 171가구가 본 조사에 참여하였다. 조사대상 가구주의 평균 연령은 76세였으며 교육 수준은 높았고, 가족형태는 부부나 독남가구가 대다수였다. 조사에 참여한 가구들은 저렴한 주택비용, 안전성, 주택유지 및 관리의 용이성, 주거 내의 접근용이성을 현 주거환경의 선택 동기로 손꼽았다. 현 주거환경의 평가를 물리적 환경, 사회적 환경, 그리고 거주자 참여방식의 관리에 대한 만족도로 크게 3가지로 나뒀으며, 물리적 환경 관련 요소가 주거환경 평가와 관련한 만족도에 가장 중요하게 작용하였다. 본 연구결과는 장기적인 주택관련 비용의 저렴화와 노인의 독립성을 위한 지원성이 강화된 물리적인 환경의 구축이 무엇보다 주거환경 평가시 중요하므로, 향후 노인전용 대안주택 계획시 이점에 대해 고려되어야 할 것이다.
